Nestled in a residential neighborhood, it offers an intimate and welcoming environment, perfect for a relaxing stay. The villa features a large, bright living area opening onto a pleasant terrace and a fully fenced 350 sqm garden, protected from view. The garden includes a private in-ground swimming pool (4 × 7 m, depth 1.50 m), ideal for outdoor relaxation. In the low season, the pool can be heated on request for an additional fee, allowing you to enjoy swimming for longer. The separate, fully equipped kitchen includes a refrigerator, freezer, dishwasher, Senseo coffee machine, classic filter coffee maker, oven, as well as all the necessary utensils to cook easily during your stay. An adjacent utility room is also available, equipped with a washing machine and a tumble dryer. The sleeping area consists of three bedrooms, each fitted with a 140 × 190 cm bed, duvets and pillows, and a large wardrobe. A spacious bathroom completes the layout, featuring a shower, a bathtub, and a double washbasin. Outside, the large enclosed garden ensures peace, privacy, and safety. The private pool is secured for children with a roller shutter cover. Upon request, it can be heated before and during your stay for optimal comfort (please contact us for details). The terrace, shaded by a pergola, invites you to enjoy meals outdoors. A WEBER gas barbecue is available for summer grilling. Part of the garden can also be used as a petanque area, and the property is equipped with petanque balls. A vehicle can be parked inside the garden, in this dedicated space. For your comfort, the property is air-conditioned and equipped with Wi-Fi. Ideally located in the charming village of Vias, just 2.5 km from the beaches, this villa is perfect for holidays with family or friends, combining comfort, space, privacy, and proximity to the sea. This typical Occitan village nestling in a remarkable natural area is a modern and dynamic seaside resort. Vias is an ideal destination for a family holiday. The town of Vias will win you over with a multitude of activities, including a visit to the André Malraux art gallery, a trip on the Canal du Midi, the pleasure of strolling through the streets of Vias on the seafront, enjoying a day at Europark or hiring a bike and cycling along part of the famous Canal du Midi or along the Mediterranean coastline. Access to the various beaches of Vias is easy via the cycle paths (2.5km) or directly from the on-site car parks. There are plenty of water-based activities available on the various beaches, including diving, sailing, jet skiing or paddle boarding, kitesurfing and wakeboarding, sea kayaking... The accommodation is close to a host of restaurants, bars and other shops. \## Neighborhood The accommodation is located in a quiet, residential street. \## Transit By train: Vias train station is 1 km from the historic centre of Vias. For those preferring to arrive from Agde, there is a larger station serving TER and TGV trains. This station is only 5 kilometres from the centre of Vias. By plane: You can fly into Vias from Béziers Cap d'Agde airport. The airport is 5 kilometres from Vias town centre. By bus: Hérault Transport connects Vias to various towns in the Hérault department. \## Notes During July and August, the accommodation is only available for rent from Sunday to Sunday. A deposit of €400 will be required on arrival. Travellers must bring their own bed linen and towels. Bed and bath linen kits can be booked for €10 per person. Outside July and August, end-of-stay cleaning is optional. However, if you wish, we can carry it out for you for a fixed price of €100 including tax. Cleaning obligatory in July and August. Bien situé à proximité de la mer et des plages. Nous avons juste regretté qu'aucune des chambres ne soient climatisées. Nous avons bcp souffert de la chaleur la nuit.
