The apartment and linen are completely cleaned and thoroughly sanitized, in compliance with the specific protocols provided, before each rental. Access to the apartment is also constantly sanitized by authorized operators. 2) It is located in one of the best, most fascinating and requested areas of the historic centre of Venice, close to everything but far from the crowds. The area is very quiet and there are no problems getting around even at night. The building, known for its architectural qualities, is very silent. Five habitable balconies available. Breath-taking views of the Giudecca canal, enjoyable from seven windows and also from the waterfront balcony. 3) The vaporetto stop - water bus - is located 25 (twenty-five) meters from the entrance. Direct connection with Piazza San Marco - 5 minutes - Lido with its beaches, car parking and station. Also, very convenient for arriving by taxi directly from the airport, port, station or car park. Connections from nearby vaporetto stops - water bus - also with cruise port, parking space at Tronchetto, airport. 4) At 20 (twenty) meters from the entrance of the building, there is a supermarket open from Monday to Saturday, from 8.30 to 20.00; there are other markets and grocery stores nearby. Another supermarket is open nearby 7 days a week, from 8.30 to 22.00. 5) It is possible to reach the entrance of the apartment from the vaporetto stop without passing a single step! Two elevators on the floor available (uncommon service in the apartments in the historic centre of Venice and carrying suitcases up and down the stairs is very often an annoying necessity in Venice). Accessible for people with walking difficulties. 6) There are very few apartments in the historic centre of Venice that have such a large number of beds, bedrooms, bathrooms and that offer all the services, comfort and convenience of this real estate unit, as well as the reliability of the owner, highlighted in the numerous online reviews posted over many years. Furthermore, the price / quality ratio of the accommodation is very competitive. 7) In the historic centre of Venice there are over 300 bridges. The apartment is located in one of the most beautiful areas of Venice and, more unique than rare, ramps are installed in all the surrounding bridges which allow easy overcoming without the need to take any steps. Indispensable to allow bridges to be easily crossed for all those who have difficulty walking or who have to use means equipped with wheels (or even simply for trolleys). It is therefore possible to reach the Accademia and all the Zattere, from the living room of the apartment without taking any steps, where there are several other vaporetto stops to reach any other location, such as the airport or the port, at a very short distance ( about 150 meters). In all other areas of Venice, you have to forcibly cross bridges that don't have ramps. So, think carefully before booking this aspect, which has a great impact during your stay on the movements to and from the chosen apartment. 8) Provided with concierge service (one of the very few apartments in the entire historic centre of Venice). The concierge constantly provides for the sanitation of all entrances, lifts, common areas. Very convenient in case of collection of parcels, of possible deliveries of lost luggage, of help for any need. 9) The apartment has been rented without interruption for more than 10 years and guests have left excellent reviews. The owner is a super host, born and lived always in Venice, and provides a lot of information to guests about the city and the apartment, both before and during check-in. Location was perfect as it was close to store and restaurants, but not in the busy area. Everything is walkable from the place. It feels like a museum and has stunning views upon views. We watched an epic lightning show from the windows over the grand canal. Kitchen is fully stocked and owner even left us a few items to get started. Giorgio the owner is a pleasure to work with and very helpful. We had plenty of space and Giorgio had stocked the kitchen with plenty of utensils and basic grocery supplies like milk and eggs. The apartment is centrally located and easy to walk to every major tourist destination in Venice and close to water taxi stops. The views are outstanding - you will not find views like this even in the most upscale hotels. There is an elevator in the building which is unusual for Venice. Highly recommend. ##### Lavanya R. We couldn’t have asked for a more perfect place to stay during our November Biennale getaway! The waterfront apartment was absolutely stunning and exceeded all of our expectations. The four of us felt immediately at home in the beautifully designed space, which was spotlessly clean and thoughtfully equipped with everything we needed for a comfortable stay. The views were breathtaking and the location was ideal, offering the perfect mix of peace and proximity to local attractions, dining, grocery, and shopping. We especially appreciated how quiet and serene it was, even though we were close to so many amenities. Our host Giorgio was exceptional—warm, responsive, and attentive to every detail. I enjoyed drinking coffee on the balcony while watching boats go by. We had plenty of room at the dining room table for 6\. The two kitchens made making a dinner easy. The small grocery store next door made stocking kitchen easy. The A/C works great. Water pressure is low in some bathrooms. Master bathroom is not connected to a bathroom. Giorgio is always available and very helpful. Be aware it is difficult to bring luggage to the upstairs bedrooms. The spiral staircase is narrow and steep. With five bedrooms including three with ensuite euro-style bathrooms, a full kitchen, a washer and dryer, and an elevator to the apartment this was a great place for our family of 6 and could have easily accommodated a larger extended family of 8 or 10\. While the location on Dosuduro may not be for everyone, we loved being out of the main tourist area, yet a short walk and water bus away from anywhere we wanted to go. The location on the water is great if you like the breeze off the water, watching the boat traffic, and hearing the church bells ring across the canal. Giorgio is an excellent and thorough host with every guide book imaginable for guests available in the unit as well as a thorough binder the explains the house rules, how to operate the appliances, and provides essential local info. The unit was clean and in excellent working order. This unit feels like you are stepping into an upscale Venetian home and we loved our stay here in Venice. ##### Robert S. If you want a “pick your hotel chain name”-experience, this is not for you. But if you want to work with an attentive and engaged host and live in an authentic Venetian home near public transportation, supermarket and within walking distance to many historic sites, then this is the place for you! Our host Giorgio was extremely responsive from the minute I selected the property. He addressed all my questions in a timely and jovial manner He was extremely organized and provided excellent details and recommendations for our stay including transportation from the airport which was extremely helpful. He was a great communicator and highly accessible for our arrival. He met us at a different location due to water taxi issues. He helped us with our luggage. He provided a comprehensive orientation to the property and had champagne and some grocery items for us in the fridge. The property is naturally old but it’s clean and well maintained with well appointed kitchens and bathrooms. Living room and main bedroom views of canal were amazing. WiFi worked great. Giorgio also arranged for a discount at a nearby restaurant. If you’re traveling with a family or many friends this is a terrific property. If you have anyone with mobility issues, the property has elevator access. While there are many steps in this multilevel unit, the kitchen, 2 bathrooms, living/dining room and main bedroom are accessible. ##### Suzan D. We were a group of seven and had plenty of room, loving the second kitchen and living room on the second level when our first floor sleepers went on to bed. The stairs to the upper bedrooms were a challenge with luggage, but worth every step. Each room was amazing and the artwork is incredible. Even more importantly, the neighborhood is so great that we hardly even needed to take the water taxi anywhere. Lots of places within walking distance, with the grocery right next door, tons of shopping and restaurants, and the Corner Pub became our favorite pit stop. Having the water bus stand right there was great, specially for a lift to the airport when we had to bring our phenomenal trip to a close. Rent this place! ##### Kristi B. This property was perfect for our group of nine. We stayed the last two nights of our 18 day trip in Italy. How nice to have two washers and two dryers to do some laundry before we repacked to return to Texas. The location was awesome and we enjoyed the restaurants and small grocery store nearby. Giorgio's place was perfect for our family ages 2-84\. We rented the 2 apartments together for the 8 of us. It was actually bigger than expected. Hard to tell from past reviews but there was the master bedroom on the main floor with 2 more bedrooms a single step up (single and a queen/single) as well as 2 more queen rooms up a flight of spiral stairs. BTW, the stairs were solid/carpeted not open metal spiral. Everything was beatifully furnish and thoroughly cleaned. Beds very comfortable. We loved sitting on the balcony and living room watching the canal. I will note that we were not able to water taxi to Spirito Santo as the water is rough there but it was a short walk (1 set of bridge stairs) and Giorgio met us at the drop off location Hotel Messner. Also since we were early in the season Spirto Santo had limited service so we caught the water buses from Salute or Accadamia (both short walks). Great supermarket next door with fresh fruits/veggies/bakery/fresh pasta/wine/diapers etc which was so convenient. Giorgio also provided prosecco/egg/milk etc on our first day which was very thoughtful. We would certainly stay here again if we are back in Venice! ##### Laura B. From the balcony on the canal to the small balconies off of bedrooms and even bathrooms – we enjoyed the views and the breeze. Giorgio was very helpful beginning with our first inquiry, upon arrival, assisting with the delivery of lost luggage and during our departure. We use VRBO rentals frequently and feel that Giorgio was one of the best hosts we have had. The apartment building on the Zattere is quiet – a great way to end the day after sight-seeing with the many tourists that stay closer to St. Mark’s Square. The building has a concierge on weekdays and Renato was very helpful. Having Renato available permitted us to continue with our sight-seeing while he waited for the delivery of the lost luggage. For us, an elevator was a must. This and all of our other requirements were met by the Zattere apartment. The convenience of having an apartment just steps away from the Spirito Santo water bus stop was amazing. One bus stop away was an ATM machine and a ticket machine for water bus passes. Two bus stops away is a grocery store. Using the small grocery carts provided in the apartment made shopping very convenient. The water bus stop also makes it a very identifiable destination for water taxis from/to from the airport. La vue sur le canal de la Giudecca est magnifique ( en contrepartie le passage permanent des bateaux rend les pièces qui sont au bord du canal, bruyantes).
