The apartment entrance is on the first floor, where it has three bedrooms, two bathrooms, a very large and bright living/dining room overlooking the garden, and a fully equipped kitchen. But the real charm and uniqueness comes from the outside: the kitchen opens to a beautiful veranda, equipped with heating so you can take dinner or breakfast also during winter, then our terrace with loungers for lazy afternoons. A small staircase is leading down to our private garden - a former "orto" (kitchen garden for the whole neighbourhood - a true haven of peace in the burst of Venice. The garden is full of trees and wild flowers, but mostly it is home to our three turtles - who are very welcoming to our guests, especially if bringing some fresh fruit and veggies! On the ground floor, right on the garden, there is a independent little house with two beds, bathroom and kitchenette. Our house is within 10/15 minutes walking distance from Piazzale Roma and S. Lucia Railway station, as well as from Campo Santa Margherita - very lively square with plenty of bars, restaurants and local food stalls - and Zattere. The closest waterbus stop is S.Basilio, roughly 200mt far, with direct connection to S. The bed was covered in flaking plaster from the ceiling so we couldn't use it in case it fell on us while sleeping. The room smelled very badly of mould as well. The position of the apartment in Venice was great - away from the crowded areas. The air-conditioning in the living area didnt work the whole time we were there. The co-host said the repairman would fix the next day. Every day we were told the same thing with no-one ever turning up. This was disappointing as we paid for air-conditioning but only had it in the bedrooms. ##### Rachel G. Vier Schlafzimmer, alle mit Klimaanlage ausgestattet. Zwei davon größer, zwei kleiner (eines von den kleineren ist im Gartenhaus, das andere kleine Schlafzimmer ist gleich neben dem Eingang und durch eine Regalwand abgetrennt. Eines der beiden großen Schlafzimmer hat ein eigenes Bad). Zwei schöne geräumige Badezimmer, das Badezimmer im Gartenhaus ist entsprechend kleiner. Schönes großes und aufwendig eingerichtetes Wohnzimmer, repräsentativer Flur, gut ausgestattete Küche. Im "Wintergarten" und auf der Terrasse kann man sich gut aufhalten (z.B. mit Schatten durch die Bäume). Im Garten wohnen drei Schildkröten, für Menschen ist da unten im Garten wegen der lauernden Moskitos aber Vorsicht geboten. Die wichtige Anlegestelle Zattere erreicht man in weniger als 10 Minuten zu Fuß. Den Campo Santa Margherita in 5 München, von dort aus ist man gleich bei Ca' Rezzonico und bei San Barnaba. Zur Academia ca. 12-14 Minuten. Auch der Weg zum Bahnhof ist zu Fuß leicht zu machen (selbst mit Gepäck). Also irgendwie zentral gelegen (man ist noch nicht einmal auf das Vaporetto angewiesen), aber nicht auf den üblichen Wegen der Tagestouristen. ##### Christof R. Ein Wintergarten, eine Terrasse und ein eigener Garten stellen in Venedig puren Luxus dar. Die Besitzerin wie auch Francesca und Cynthia sind aufmerksam und äußerst freundlich, wir haben uns mit 5 Erwachsenen und zwei kleinen Hunden mehr als wohl gefühlt. In der Nachbarschaft liegen das wunderbare "Codroma", ein gutes Gemüsegeschäft und an der Vaporettostation San Basilio ein wohl sortierter Supermarkt, der täglich geöffnet hat. Fast genauso nahe liegt der lebendige Campo Santa Margarita mit seinen Marktständen und kleinen Geschäften. Wir, zwei Paare aus München, haben wie immer in Venedig eine sehr schöne Zeit gehabt. Da das Wetter ganz anders war im März, als wir es bisher erlebt hatten (Sturm, Regen, Aqua alta), waren wir besonders dankbar für diese wundervolle gemütliche Wohnung, in der alles funktionierte und vorhanden war, um sich wohl zu fühlen. Beds were extremely comfortable and the layout of the apartment provided many choices for both socializing and solitude. The apartment was as described and spotlessly clean when we arrived. We were greeted by the owner and the property manager, both extremely gracious. We were a family group, three couples and there was plenty of room for cooperative cooking in the kitchen. The apartment is in a residential area of Venice, a short walk to a vaparetto stop and only a stroll away from GROM (Rick Steves favorite gelato in Venice). a nearby restaurant the owner recommended was a delight. The book for the apartment is very complete and the owner was quick to respond to questions. The only thing you need to master is the vaparetto system. Once you figure out which lines stop where and get your bearings for direction, you are minutes away from everything. It was a wonderful trip and a luxury to be able to see the sights in the off hours to plan around the cruise ship hoards. The decor is beautiful and we feel very lucky to have found such a beautiful and affordable option for our 12 day stay in Venice. The flat is not wheel chair accessible but it was only one flight up so our special needs family member managed quite well. ##### Karen P.
