Guest and Owner will sign an occupancy agreement detailing the terms of the stay. Guest may request a copy of this agreement at any time as it is specific to each Villa rental. If a guest is bringing a pet we need to know in advance as there may be registration paperwork involved and a pet fee. This villa has a specific allowance for electricity usage which covers normal use per day. If guests run all zones of AC 24/7, it has happened that guests may exceed the allowance and there is a surcharge for over usage based on actual bills or meter readings upon entry and exit. Excess electricity usage may be deducted from the Security deposit that is on hold with Airbnb. To avoid that please be mindful and turn off the AC units when you are not in the room. Guests are responsible for ALL utilities for stays of a month or more. If guests stay for longer than two weeks a mid-stay cleaning will be charged $195. Villa De Palma Testimonials: The spacious Villa de Palma provided us with a peaceful respite from the hustle and bustle away from the larger metropolitan areas, yet it was close enough to shopping malls and other beach resorts in the Dorado area. The serenity of the complex was therapeutic to us. Every morning, we woke up to the chirping of songbirds. We played many rounds of dominoes at the patio table while enjoying outdoor BBQ dinners. The many rounds of Table Tennis at the Rec Center, just a few steps away, finally improved my game. Alex was awesome, just a phone call or text message away. Thank you, for offering your concierge services, but we were familiar with the island and its entertainment. –Elsa from California – Spring 2017 Three weeks in paradise doesn’t say enough ★ ★ ★ ★ ★ The property was exactly as described as on the website, beautiful and fit for a king. Everything you needed was there and if not all you had to do was call Alex and he would provide. The unit was spotless inside and the grounds were beautifully maintained. We planned this trip two years in advance to celebrate our 10th wedding anniversary and once the time came the three weeks flew by. All our guests were taken back by the Villa and the grounds. They still can’t stop talking about the wonderful time they had here and exploring Puerto Rico. We also had a chance to meet Alma and she invited us to be her Guest at an after-party at the Ritz Carlton. Another great memory! This is a place I would recommend for family and friends who want to get away from it all and explore on their own. We visited the Camuy Caves, Arecibo Telescope, Dorado Beach, and Old San Juan a must. There is plenty to do and see for everyone. Great kitchen, comfortable seating, plenty of amenities, including a pool right outside your door, and a short walk to a nearly private beach! We rented cars, and visited El Junque, Cerro Gordo hiking trail and beach, Arecibo, Fajardo, Culebra and Flamenco Beach, and went deep sea fishing, snorkeling, and ziplining. Our stay at the Lakeside Villas was wonderful. The villa is simply stunning and beautiful. We stayed there for a week with family and we couldn't be happier. My only regret is that we had to leave. The villa is spacious with amazing high ceilings which give it a majestic look. The pool is literally outside your patio door and it was fantastic. The villa has everything you can possibly need from pots and pans in the kitchen to beach chairs. Whenever we had a question about anything Alex was there to help us. The villa is ideal for family getaways. It is extremely comfortable. The villa is situated close to everything from beaches to restaurants. Séjour de 7 nuits en juin 2019 ### 10/10 – Excellent #### Matthew H. 26 avr. 2019 #### Perfect for our Family We traveled to PR for Spring Break with our three kids (6,4,2) and had a wonderful time. The Villa is an easy 30-40 minute drive from the airport. We arrived and the fridge was stocked full of essentials and dinner was delivered from a local BBQ place. Alex was wonderful and took care of everything (including delivering a blender so we could make Pina Coladas). After arriving we walked out on the veranda (the perfect spot to sit, relax and have meals) to a lush lawn, a pond full of friendly ducks and turtles and a large swimming pool equipped with a 1 ft deep baby area and 4 ft max depth throughout the pool. A perfect setup. The walk to the beach is about 5 minutes and we literally had it to ourselves. A short walk to the other end of the beach revealed an area protected from the waves and a perfect area for our kids to swim. The villa was equipped with all the umbrellas and beach chairs we needed. The Villa itself is spacious and includes a large living area and kitchen. WIFI worked great as did cell phones (no extra charges for US carriers). Venturing out was also easy and fun. The town of Dorado is close and full of restaurants and shops. There are two grocery stores (SuperMax and Amigo) within a 10 minute drive. The local food was fresh and delicious. We took day trips to old San Juan to walk around and fly kites and another trip to the rain forest. Close to the villa is beach/park called Cerro Gordo. It's the local public beach - very lively, fun and safe. There are hiking trails nearby which offer sweeping views of the ocean and waves crashing and spraying on rocks. I didn't know that PR was so beautiful. The combination of the convenience, service, location and beauty made Villa de Palma the perfect choice for our family vacation. ##### Matthew H. Séjour de 7 nuits en avril 2019 ### 8/10 – Bien #### Russell M. 29 janv. 2019 #### Great house and location for a family trip We took our family Christmas vacation here and it was a perfect setting for our purposes. My wife and I have a 16 month old kiddo and we met my parents and sister for a week vacation. There are 3 bedrooms with their own bathroom so it's very comfortable. There's also a great kitchen and living room, we were able to relax and enjoy ourselves. The house is also fully furnished so you can live like you're home while you're away. Alma, Alex and Louis are also very friendly and helpful at all stages of the booking and during the stay. The real plus with this property is the location. You exit your back patio door onto a nice veranda, that has a grill if you want to use it, a table and a couch. The best pool in the community is right there, 20 steps away. Also close to the sports courts and the lounge and the beautiful, semi-private beach is an easy 5 minute walk. We felt like we woke up in paradise every morning. The only con I would mention is that if you expect a 5 star pampered experience this isn't the spot for you. No spas on-site, the accommodations are nice but they're not close to luxury. It's like you're staying at a friend or family member's house, not a hotel. There was no replacement toilet paper in the house besides the rolls that were installed when we arrived. No big deal, we bought some at a nearby grocery store, but that's kind of representative of the lacking frills. But by no means did it deter our good times. The house was perfect for our family's needs and wants. Nobody enjoyed it more than our toddler. The saddest she ever was was when we had to take her out of the ocean. She fed the ducks in the little man-made lagoon each morning. She ran around the house without making us nervous that it wasn't baby-proofed enough. We also rented a high-chair and a crib from Alma for a small additional fee. ##### Russell M. Alma and Alex were so responsive to us throughout our week. The villa itself was large and the beds were very comfortable but the decor was a bit dated. We had a great time visiting local attractions including the beautiful dorado beach and amenities. Alma was so helpful in advising us how to spend our time in paradise. ##### Laura S. This place was perfect! Close to the beach, in a high security neighborhood. Our private beach cove was often empty, a few fisherman here and there with scattered beacher-goers but you can take a walk on the beach alone at night, at least during the time we went which was February. The house was well stocked with cooking utensils and we had plenty of pillows and blankets. We had beach chairs and towels that we were allowed to use which was very helpful. The rental agency was very thorough and provided us with loads of literature and the contract covered every little detail. The only surprise was the multiple extra fees added at the end and a refundable security deposit which skyrocketed my total and was a shock but the security fee we are hoping to be returned shortly. Alma and Alex from Paradise Villa PR were very helpful and informative. They were willing to help us with any need we had. Overall all we enjoyed the place and would come again. Had everything we needed. Quiet and safe with a beautiful beach steps away. Alex was always available to answer questions and offer suggestions on things to do. We spent a day at Batey Adventures doing the zip line tour and loved it. We stayed in villa Catalina. It easily exceeded our expectations and provided a very comfortable and peaceful setting that enhanced our vacation. The 2 bedroom 3 bath villa is very nicely furnished and the layout is spacious (think high ceilings) as well as inviting. The location is superb with a 5 minute walk to a private/secluded beach. Keep walking along the beach and you encounter a high end resort with a great beach bar serving excellent drinks and good food. After a long day of sightseeing or visiting family, my wife and I would rest up in the villa then walk along the beach to enjoy a relaxing drink and listen to the waves! I did a lot of research to find a great vacation spot and feel grateful to have found Alma who manages several properties in this beautiful, secure complex. She helped me isolate this particular villa based on my budget and requirements. I must say that I was very impressed with her professionalism and knowledge of Dorado and Puerto Rico. She has a multitude of recommendations for restaurants and outings and can arrange just about anything you desire to make your vacation truly memorable. Her assistant Alex went over and above to assist me with returning my rental car. I called him a few times during my stay with questions and he always picked up the phone. Alma and her staff know how to deliver exceptional customer service. We will be back! ##### Cuauhtemoc T. The host is very attentive and responsive. One text, and a immediate response to accommodate our requests or questions. My family and I were more than pleased with the comfortable accommodations. The unit itself is very expansive, and decorated with quality furnishings. Clean, clean, clean! With all the furnishings of home. Large bright and airy kitchen, vaulted ceilings. Great views of the grounds . The complex has 3 pools, We found ourselves playing Ping-pong and swimming in our even ours. Security was a non-issue, we felt completely at ease. Our host manager, was very pleasant and easy to speak to at any time. Alma, the manager, was so comforting, and gave me peace of mind! This was the best choice to meet my large family's needs and mine.
