As soon as you exit the development, there is a police checkpoint on the main road. We highly recommend biking in Tulum, but there’s dedicated parking if you decide to rent a car. This is a bait and switch property. The photos are clearly old, does not show how unmaintained the property is. Rust in the pool, on the patio furniture, exposed wires inside and outside, broken tiles that’ll cut your feet, the ‘view’ from the pool looks onto garbage under the solar panels. Water leaks onto where they store bathroom towels. Interior was not sealed and woke up covered in ants. We left after one night. Don’t stay here. The mattress was one of the best we have ever slept on! Val our dedicated concierge was so helpful and friendly, she helped us renting bikes, recommended excellent restaurants as well as helping us resolve a problem when we lost a key to a bike lock. I will say that in general the property needs repairs to canvases and outdoor cushion replacement and trash and debris accumulation along the entrance to the grounds. Clem made sure to give us a thorough orientation and responded quickly to any questions or requests. The only slight drawbacks are the many stairs required to climb up to 3rd floor and the small capacity of the water heater, we are a family with 4 girls and we would always run out of hot water at shower time. close to town and amenities and a short drive to Tulum beach areas and the Archeological zone.
