We want to be upfront of what this house can offer and can not offer. A few things to note:   
  
— The pool is not heated or lit for night time.  
— Hot tub spa is not usable or maintained. We did not advertise it for this listing or include the spa in any picture.   
— No BBQ grill   
— No swimming towels provided outdoor for hygiene concerns; please use bath towels as swimming towels  
— No garage remote provided, please kindly use control panel inside garage.  
— No cable TV but free Amazon Prime contents; also you can login to your own contents  
— No mailbox services, but you can receive packages if delivered to our door.   
— No oversized RV / trailer / U-hall parking: It is prohibited by the homeowner association to park oversized RV and trailer on our driveway and street  
— Potential dog barking from neighbors (they usually behave)

House Rules  
  
All guests making a reservation agrees to our house rules as follows:   
  
— NO SMOKING: We have a very strict no-smoking policy (strictly no use of cannabis, e-cigarettes, tobacco, or anything alike). Any traces of smoking inside the property will result in a penalty of $1,000.  
  
— PUT TRASH IN BAG: Unbagged trash is extremely hard to take out and will be subject to extra cleaning fee of $100\.   
  
— NO PARTIES OR EVENTS: Maximal number of guests allowed is 8, with additional fees added from 6 guests. $500 fine against the rule. Cops will be called and legal actions will be taken if you host an event or throw a party at our property. Groups of visitors and party size visitors are not allowed. Please ask for approval if you have visitors, and fees for additional guests will apply.   
  
— QUIET HOURS: 9 pm and 8 am. Keep outside noise low during this time and please move conversations inside. The home is located in a family neighborhood and only suitable for families, business professionals and quieter groups. Please be respectful of the neighbors. Loud, late night disturbances WILL be fined $1,000 accordingly.  
  
— PET RULES: Max. of 2 pets and service animals ($79 per pet, per stay) are allowed inside the property. $250 per pet fee for any non-disclosed pets brought on property. No pets are allowed in bed. Our yard is fully fenced for your pets to roam, but please do clean up after your pets. All pet waste must be picked up and disposed of. Any trace of pet pollution (from poop, pee, and fur) will be subject to a $200 additional cleaning fee. Any pet damage (to furniture, flooring, walls, etc.), once found, will be subject to replacement or repair costs.   
  
— POOL SAFETY: Guests should use the pool at their own risk. Safety guards are not on duty. Those who cannot swim, children, infants, and pets must NOT use the pool. No diving. No Running. Guests are responsible for the safety of ALL guests. That means anyone on the property during the guests’ stay, invited or not. Guests are also responsible for the safety/maintenance of pool equipment and must inform us if anything isn’t functioning properly. The owner and the property management company are not liable for any incidents with regard to the pool, balcony, and stairs.   
  
— POOL CLEANING (by human): Our human pool technician visits the pool every Thursday. However, winds may bring tree leaves and debris. You may need to use the provided pool gears to clean it yourself before using the pool. Please refill the pool by hose if the water level goes down.  
  
— POOL CLEANING (by robot vacuum): Our robotic pool vacuum runs 8 hours everyday in the pool. It is supposed to be hooked up; otherwise the pool could not be cleaned. If you want to put the robotic pool vacuum out of the water on the shore you could, but please keep it hooked at all times. Thank you.  
  
— STAIR SAFETY. Balusters on staircases are wide. Some small children may fit through or get an arm, leg or their head stuck between the treads or railings. Please watch your children at all time. Also watch your steps at all time.  
  
— NO Oversized RV / Trailer / U-hall parking: It is prohibited by the homeowner association to park oversized RV and trailer on our driveway and street.  
  
— Exterior security cameras mounted by the entrance door and under the backyard roof are used. The first camera covers views of the entrance door area and the driveway, and the second camera covers views of the backentry and pool area for safety and security.

This was a last minute trip. When looking at a dozen vacation rentals, a person will rely on pictures. Don't put a picture of a barbecue grill, if it's unavailable for use. It is written in the literature of the listing, but a person has to search it out. Also, the pictures of this place are heavily filtered; i would not have selected after seeing in person. The pool was not clean, and the backyard was too overgrown with weeds for a place with zeroscape landscaping.

Great house, great property. My siblings and I stayed there while visiting our parents. Big rooms, very clean, no issues.

#### Memorial Family Retreat

We planned a trip to Tucson to visit some family who lives in town. My sisters family and mine traveled in from Utah and New Mexico to spend the weekend, and this rental was absolutely perfect for us. With 4 kids between us having a big house with enough space and wonderful pool to entertain them was amazing. The kitchen was stocked with all utensils we needed to prepare meals, everything was labeled which took all the guess work out of where things were stored. Plus there was even coffee provided! The projector was a big hit too, we gathered to watch movies together each night we were there. The communication and instructions from the owners was refreshing and once again took all the guess work out of our stay. We would 100% stay here again if we find ourselves back in Tuscon. On top of it Oro Valley was such a beautiful area. Thank you for everything!

#### Not what you would expect

The TV volume didn’t work for three weeks! The outside doesn’t look anything like the pictures! They finally fixed the TV, then left with the TV in Chinese! The TV repair man had no idea to fix a projector TV! No regular TV! The oven barely works! No grill! The hot water doesn’t work in the kitchen, the dishes were dirty when we arrived. There are no small spoons, they sent new ones and they were soup spoons still! I would never rent here again!
