Located 16 km from Toulouse and very close to the A68 motorway, the village of Gragnague is ideally located for business or leisure stays! The cottage is located in a secure residence (automatic gate). It is semi-detached on both sides and benefits from two parking spaces in front of the entrance and a private enclosed garden. The owners own an equestrian center in the village (1 km). The Nature Game leisure and adventure park is 7 km away, as is Lake Laragou (open-air café, walks, fishing). The Buzet Forest (walks, golf) is 14 km away, the Villemur-sur-Tarn swimming beach is 27 km away (canoeing, paddleboarding), and Albi (Tarn department) is 63 km away. This duplex cottage features 2 bedrooms and 3 beds: - On the ground floor: entrance hall, kitchenette, and living room opening onto a terrace and a small private enclosed garden through a large bay window. - Upstairs: a hallway leads to 2 bedrooms (2 twin 90cm single beds) (2 single 90cm beds, one of which is a mezzanine), a shower room, and a toilet. Electric heating 16km east of Toulouse, this apartment in a secure and very quiet residence with a garden is ideally located for exploring the Toulouse region!
