The location is very convenient. Only 3 mins walk to Tokyo Disney Land. Right by JR Maihama station and Ikspiari Mall. The airport shuttle is located outside Disney Land together with other buses. We booked a triple room for 3 of us, the room size is quite good if you think of Japanese standard. The bath and restroom is seperated, which is great! The breakfast is just OK, not so many choices. It is a 5 minute walk to Land and 5 minute monorail ride to Sea and only steps away from JR Maihama train station. You can opt for breakfast, which is all you can eat. There is a convenience store near the lobby and a shopping mall 1 minute away. The only draw back is that you can hear the trains in the morning so if you are a light sleeper and want to sleep in that may be difficult. However if your purpose is to see Disneyland then it doesn't really matter.
