Perfectly insulated villa located in a residential complex located a few steps from the small golden beach of Foxi Murdegu (Melisenda) in the enchanting Marina of Tertenia in Ogliastra.   
The beach reachable on foot in a few minutes is of very fine sand, with shallow waters with shoals to explore by snorkeling.   
  
The house is 75sqm with 2 bedrooms (double and single bedroom with bunk bed and single bed), 1 bathroom with internal shower and a private garden with lawn at the front and rear of the house, olive tree, jasmine, pitosforo hedge and pyracantha. The double bedroom is spacious.  
Large patio equipped with table and upholstered chairs for eating and resting outdoors and in the shade.   
Equipped with external lighting.   
Outside shower, barbecue area with sink, washing machine and marble top.

The accommodation: Sleeps 5, Bathrooms 1, Bedrooms 2.  
Check-In: after 14:00 (or to be agreed in case of special needs).   
Check-Out: by 10:00.

Completely new furniture.  
The villa is about 40 minutes drive from the port of Arbatax and about an hour from Cagliari Elmas airport.   
A few steps away from the villa and for the whole tourist season there is a butcher shop with fresh local meats, a rotisserie and basic foodstuffs such as bread, pasta, sugar, coffee, wine, water and soft drinks. The rotisserie also prepares excellent pasta dishes such as lasagna or cooking meat for you on request, such as hamburgers, fries, meatballs, breaded slices, or local suckling pig (Sardinian suckling pig).   
A 10-minute walk from the villa is a tobacco bar and a mini market open throughout the year. Several markets and mini markets, pizzerias, restaurants where to eat excellent local fish, a riding school and a go kart track complete the offer. A few kilometers from the house in the village of Tertenia, you will also find a fish shop, a dairy with excellent Ogliastra cheese and a craft brewery.  
  
The area is splendid, a natural gulf of rare beauty set by the Ferru and Cartucceddu mountains which closes the beautiful Foxi Manna beach to the north up to Punta Is Ebbas, to the west mountains and hills protect the splendid beaches of Sarrala.   
Possibility of excursions on foot on horseback or mountain bike.  
The beach of Foxi and Murdegu (Melisenda) is a natural postcard ideal to spend a wonderful day with your family. To embellish the context there is also the splendid Tower of San Giovanni di Sarrala to the north of the beach. A tower probably from the 18th century that controlled the coastal area to prevent any landings of Barbary. The tower is open to the public and offers a beautiful panorama.

#### Superbe séjour ! 

Nous avons passé un superbe de séjour dans la villa de Max, tout était parfait.La villa est tres moderne avec tous les equipements necessaires,clim, lave vaisselle. Dans le jardin, la douche exterieure est top et la grande terrasse permet d être au frais! Max est un super hôte qui donne beaucoup d informations sur les choses a voir! Un grand merci!

#### Fabulous stay

The property was fantastic! Extremely clean with everything you need for a great holiday. The beds were really comfortable and all the equipment was very practical. We really enjoyed spending time on the shaded and cool patio at lunchtime. The house is well designed and there is little need to use the air conditioning available even in hot weather. The property is really close to a lovely beach a short walk away. There are many other great beaches that can be reached by car in the area too. There is a local shop next to the property and it sells all the basics. It is also a super rotisserie and butcher's shop. There is also great restaurant down by the beach and a pizza place. Max is a fantastic host who welcomed us with open arms and we thank him a lot for the lovely wine and all the tips he gave us during our stay. In conclusion a fab holiday !

Belle maison, très propre, très calme. Proximité de la plage. Endroit idéal pour passer des vacances reposantes même en plein mois d'août. Loin de toutes activités touristiques. Plage agréable, non bruyante. Hôte très accueillant, encore merci pour les cadeaux et le repas lors de notre arrivée. Personne toujours très disponible. Nous sommes très contents de nos vacances. #### Impeccable

Max est très attentionné, sympathique et avenant; il vous procure tous les infos nécessaires pour arriver à sa maison d'été. Elle est très récente, parfaitement entretenue et propre. On y trouve tout le confort, vu qu'il l'utilise aussi lui même. La plage (sans aucun déchêt!), avec un joli panorama, est peu fréquentée, car l'endroit est nouvellement construit et seuls les habitants du groupe de maisons semblent en profiter. La mer est propre et chaude. Dans le lotissement, on trouve une boucherie qui sert aussi des panini et propose les produits de base. Dans le village à côté, un supermarché offre tout le reste. Nous avons bien apprécié ces vacances!

Wir haben einen sehr schönen Urlaub in der Villa Francesca verbracht. Die Wohnung war sehr sauber. Handtücher und Sonnenschirm waren vorhanden. Die Waschmaschine war super praktisch, da wir weniger Gepäck mitnehmen mussten. Sehr gefallen hat uns auch die Außendusche und der kurze Weg zum Strand. Max ist ein sehr aufmerksamer Gastgeber und hilft schnell und unkompliziert bei Fragen und hat viele gute Tipps für Ausflüge!

Wir waren mit der Unterkunft sehr zufrieden, es war alles sehr sauber, die Villa war gut ausgestattet, es hat uns an nichts gefehlt. #### Wonderful house with an even better host

From the first to the last day, everything was perfect. Our host, Massimiliano, contacted me via WhatsApp before our arrival and recommended a restaurant along our route from the airport – he even made a reservation for us.When we arrived at the house in Tertenia, he welcomed us personally, gave us a tour, and explained everything in detail. The house was absolutely clean and tidy, and a few snacks had been thoughtfully prepared for us.We spent most of our time outside on the beautiful patio. In the backyard, there’s a washing machine, a grill, and an outdoor shower – which was amazing to use after a day at the beach.A small supermarket is nearby with all the essentials, a playground is just a short walk away, and the beach is only about five minutes from the house. It may not be a picture-perfect Caribbean-style beach, but it’s never crowded and the shallow water is great for children. We truly enjoyed it. The area is very quiet, and the people were all friendly and welcoming.Massimiliano was always available when we needed anything. Unfortunately, our car broke down while we were there, but Massimiliano was incredibly helpful. He contacted several workshops for us and even managed the communication with the one where our car was eventually checked. Communication was always smooth and very pleasant.This house and the host made our Sardinia trip unforgettable – a perfect place for families looking for peace, nature, and great hospitality. I can highly recommend it.

#### Schöne erholsame Tage am Meer

Wir haben uns als Familie in dem schönen und ruhig gelegenen Haus mit tollem Außenbereich sehr wohl gefühlt. Der kleine Minimarkt mit Metzgerei und sehr nettem Personal ist nur wenige Schritte entfernt. Auch Restaurants sind in der Umgebung gut erreichbar. Der Strand ist schnell erreicht und nicht überlaufen. Das hat uns sehr gut gefallen. Max ist sehr aufmerksam und hat uns tolle Tipps für Strände, Restaurants und Ausflugsmöglichkeiten gegeben. Vielen Dank dafür nochmals! Das war sehr hilfreich für unseren ersten Urlaub auf Sardinen. Wir können das Haus sehr empfehlen!

#### Ruhiger und entspannter Aufenthalt in wunderschöner Umgebung

Wir hatten mit unseren beiden Kindern einen wunderbaren Aufenthalt in der Villa Francesca. Uns hat es an nichts gefehlt - im Ferienhaus in an alles gedacht. Die Nähe zu einem kinderfreudlichen Strand war ideal. Da er außderdem etwas abseits liegt, ist er nur wenig besucht. Das hat uns sehr gut gefallen! Max war während unseres Aufenthaltes überaus hilfsbereit und bei Problemen sofort zur Stelle. Er hat uns außerdem sehr gute Empfehlungen für die wunderbarsten Strände, Restaurants und Eiscafes in der Nähe gegeben. Vielen lieben Dank nochmal! Alles in allem war es ein toller Urlaub in einer tollen Gegend!

#### Lovely stay with my family

It was an amazing time in villa francesa. The house was super nice and had everything you could want for a pleasant stay. the environment is very beautiful. great beaches, bars and restaurants. everything is there and very local. A great beach, playground, pizzeria and mini market are also within walking distance. Max is a super host. Available and helpful all day and night and very friendly. #### Ruhiges Traumhäuschen

Wunderschönes, kleines Haus nahe einem ruhigen und kindgerechten Strand. Wir haben es sehr genossen. Max war ein aufmerksamer und engagierter Gastgeber. Das Haus liegt einen kurzen Weg vom Sandstrand entfernt. Es ist gut und funktionell ausgestattet, komfortabel und sehr sauber. Die Zimmer sind recht hellhörig, das hat uns als Familie aber nicht weiter gestört. Auf der Terrasse lässt sich herrlich frühstücken. Der herzliche Minimarkt ums Eck versorgt einen mit dem nötigsten. Wir haben unseren Aufenthalt sehr genossen. Danke

#### Sehr empfehlenswert

Die Villa Francesca befindet sich in einer ruhigen Gegend in der wunderschönen Ogliastra. Wir waren insgesamt schon zum 7\. Mal auf Sardinien, haben quasi die ganze Insel bereist. Die Ogliastra ist definitiv unsere Lieblingsregion. Landschaftlich sehr schön, einige tolle Strände und abseits vom Massentourismus, auch in der Hauptsaison. Die Villa hat eine komfortable Größe, ist sehr gut ausgestattet und sauber. Der Außenbereich ist super, mit großzügiger überdachter Terrasse und einem idyllischen Garten sowie einer einwandfreien Privatsphäre. Ein Highlight ist natürlich der fußläufig erreichbare Strand, der perfekt zum Baden geeignet ist. Max ist ein sehr netter Gastgeber und hat uns mit vielen Tipps versorgt. Sehr empfehlenswerte Unterkunft.

#### Super Urlaub

Wir waren nun schon zum 8\. mal auf Sardinien und haben die Region Tertenia nie richtig beachtet. Aufmerksam wurden wir auf diese unglaublich schöne Landschaft erst bei der Suche nach einem Ferienhaus. Überzeugt hat uns das Angebot von Max. Das Haus entsprach exakt der Beschreibung. Normalerweise bekommt man Bei Ankunft einen Schlüssel eine kurze Besichtigung des Hauses. Fertig. Nicht so bei Max! Da wird man äußerst freundlich empfangen, bekommt eine intensive "Einweisung" und natürlich auch einen Schlüssel. Auch später wird sich erkundigt ob alles in Ordnung ist. Tipps auf Restaurants, Bars, Ausflugsziele usw. liesen nicht lange auf sich warten und das immer auf eine überaus freundliche und wirklich nette Art und Weise. Zusammengefasst war das eine wirklich tolle Woche.

#### Wunderbare Tage am Meer

Wir waren für 3 Wochen in der Villa Francesca und haben uns von Anfang an wohl gefühlt. Das Ferienhaus ist super ausgestattet und hat alles was man für einen schönen Urlaub braucht. Besonders toll fanden wir die schöne Terrasse und der Garten, für einen Familienurlaub super. Max ist der perfekte Gastgeber und hat uns trotz unserer verspäteten Anreise sehr nett begrüßt, auch während dem Aufenthalt hat er uns mit hilfreichen Tipps versorgt und war immer erreichbar . #### Wunderschöne Unterkunft für einen Strandurlaub.

Die Wohnung ist hervorragend ausgestattet. Der Strand ist zu Fuß zu erreichen und auch in der Hochsaison nicht überfüllt. Max gibt sehr gute Tipps für die Umgebung. Wir hatten eine wunderbare Zeit.

Wir haben als Familie einen großartigen Urlaub in der Villa Francesca verbracht. Es ist ein hervorragend ausgestattetes, ausgesprochen gepflegtes und großzügig angelegtes Ferienhaus bei dem es an nichts fehlt. Die Räumlichkeiten sind geräumg und super sauber, die Möbel in bestem Zustand mit sehr gemütlichen Betten. Moskitonetze und eine Klimaanlage komplettieren das perfekte Ensemble. Die überdachte riesengroße Terasse ermöglicht jederzeit den Aufenthalt im Außenbereich. Sehr praktisch auch die Außendusche und der große, fußläufig erreichbare Parkplatz. Die Entfernung zum Strand war mit einem kurzen Spaziergang gut zu bewältigen und man wurde mit einem herrlichen, ruhigen Sandstrand und einem flach ins Wasser führenden Meer belohnt. Besonders geeignet auch für kleinere Kinder. So schön wie der Strand im Video aussieht, ist er auch tatsächlich. Besonders erwähnenswert: Vermieter Max, der außergewöhnlich freundlich, flexibel und ausgesprochen hilfsbereit und jederzeit erreichbar war. Vielen Dank nochmal für die Unterstützung ... grazie mille mille mille !!!

#### Wunderschöne moderne Unterkunft

Max hat uns sehr freundlich empfangen und alles rundum sein Haus Francesca gezeigt und erklärt. Das Haus ist sehr sauber, sehr chic eingerichtet und bot sowohl innen als auch außen genug Platz für eine Familie. In der näheren Umgebung kann man sehr lecker essen und der Strand ein paar Kilometer entfernt ist einfach nur traumhaft. Feiner Sandstrand, klares Meerwasser und Mitte September war es angenehm leer. Wir kommen gerne wieder.

#### Genau was wir suchten, haben wir bekommen

Wir durften wie immer traumhafte Ferien in Sardinien geniessen. Wir haben explizit nach einer eher ruhigeren, noch unberührterer Gegend gesucht. Wir hoffen, es bleibt noch Jahre so. Wir waren sicher nicht das letzte Mal hier. zum Haus; mittler weilen sind die Sträucher (siehe Fotos) hochgewachsen, was Privatsphäre bietet. Unter dem Olivenbaum lässt es sich sehr gut mit einem Ignusa auf die frei Aussendusche warten. Ein Aussengrill mit allem was es dazu braucht wäre vorhanden. Wir haben es nicht benutz, da wir immer unser BigGreenEgg dabeihaben. Waschmaschine, genügen Wäscheleinen/Wäscheständer gibt es auch. Genügen Tonnen um die Mülltrennung einzuhalten. Den Müll kann man selbständig in der Entsorgungsstelle abgeben. Im Haus war es immer angenehm kühl. Ansonsten gibt es eine Klimaanlage welche programmierbar ist um die Hitzespitze beim Eintreffen zu brechen. Top ausgestattete Küche, einen grossen Kühlschrank mit drei Gefrierfächern. Es fehlt an nichts! 5 absolut bequeme Betten, haben selten so gute Matratzen vorgefunden, grosse Kleiderschränke, sogar ein Schuhschrank 😊, genügen Platz für 4 Personen. Kleiner Hinweis, für solche die im Frühling oder Herbst planen. Im Sommer ist das nichts Nennenswertes, aber wir kennen Sardinien zu jeder Jahreszeit. Wer im Frühling oder Herbst nach Sardinien kommt, kann echt Wetterpech haben. Da ist die Terrasse Goldwert. Trotz Regen, wird es einem möglich sein sich draussen zu verweilen. Max und seine Frau sind absolut unkomplizierte, nette, hilfsbereite Sarden. Wenn wir mal eine Frage hatten, kam die Antwort umgehen. Die Nonna produziert den besten Mirto der Insel. Nächstes Mal werde ich die Bestellung vorab mailen. 😊 Der Strand ist ein Steinwurf entfernt. Ein kleiner Teil hat Steine der Rest ist Sand. Das Meer ist flach abfallend. Auf dem Weg zum nächst gelegenen Strand, findet man div. Obst & Gemüseverkäufer. Zwei kleine Einkaufsläden mit allem was man braucht. Für grössere Einkäufe ca. 30-45 min. Fahrzeit. Alles in machbarer Distanz. Ein Auto ist allerdings ein Muss, wie überall auf der Insel. Oder anders gesagt, man tut sich leichter und sieht viel mehr. Mille Grazie, Max
