### Lake Front - 1 bedroom w/ a den 1 bath

Our lake front property is a 1 bedroom with a den and 1 bathroom condominium located on the 2nd floor, which is the top floor of the building. The unit has about 800 square feet and has an open floor plan. The master bedroom has a king size bed and a walk in closet. There is a 50in flat screen TV in the living room and there is also about a 42in flat screen in the master bedroom. PLEASE ENSURE YOU READ THE "ADDITIONAL INFORMATION" BELOW PRIOR TO BOOKING TO ENSURE YOU UNDERSTAND THE SLEEPING CAPACITY IN BEDS AND THE TOTAL UNIT CAPACITY.   
  
We have several properties in the area ranging from 1 to 3 bedrooms. Should this wonderful property not be available for the dates you need or will not accommodate your needs, chances are we have another property that will be a perfect match.  
  
ADDITIONAL INFORMATION:  
1\. Our standard check-in time is 4:00 p.m. EST and our standard check-out time is by 10:00 a.m. EST.  
2\. This property is located about 10 minutes from Downtown Tampa, 15 minutes from Busch Gardens, and about 30-40 minutes from the beaches.  
3\. We do accept pets at some properties. There is a non-refundable pet fee of $250 per pet. All pets must weight 35lbs or less. Dogs and cats only. WE DO NOT EXCEPT ANY EXOTIC ANIMALS.   
4\. We do not provide cribs or pack-in-play. There are local services that do provide those items should you desire to rent them.  
5\. Please note that we require a minimum payment of $500 at the time of booking and your remaining balance, if any, is due 30 days prior to your arrival. If your reservation total is less than $500 then your entire reservation amount is due at the time of booking.  
6\. If you pay with a credit card an additional 3% processing fee will be added to the reservation total. We only accept Visa, Discover, or MasterCard.  
7\. The number of people the property can sleep/accommodate may not sleep all people in beds. The total number of people unit can sleep/accommodate is the maximum number of people we allow to stay and sleep in the unit overnight.  
8\. MUST BE AT LEAST 21 YEARS OLD TO RENT and provide a form of identification(Drivers License, Passport, or similar) prior to checking in to confirm age and identity.   
  
CANCELLATION POLICY:  
If you cancel 30 or more days prior to your arrival date we will issue you a refund of your prepaid amount(s) less an administrative fee of $100\.   
If you cancel less than 30 days prior to arrival then we can only issue you a refund if we are able to get the property released. Should that occur then we will issue you a refund less an administrative fee of $100.

My five-night, four-day stay at this property provided an ideal environment for both relaxation and remote work. Its location offered a desirable balance of seclusion and convenient access to necessary amenities. The proximity to the pool, fitness facilities, and walking paths was a notable benefit.The well-appointed apartment was perfectly suited for a comfortable and productive getaway. The inclusion of in-unit laundry was particularly appreciated for facilitating efficient packing.Based on this positive experience, I would certainly consider this property for future stays in the Valrico area. The apartment was clean and thoughtfully equipped for self-catering.

#### Beautiful lakefront condo

Condo was beautiful and just as described. Lots of shopping and restaurants within easy drive. Representative checked us in and walked us through keypad entry over the phone. Only criticism was regarding the screened in balcony. Don't get me wrong - the balcony itself was very nice and stocked with chairs and table. The problem was that we had smokers on both sides of us who used their balconies to smoke. So we were never able to enjoy our balcony for more than a few minutes before being assaulted by cigarette smoke. Would be nice if there was some way of designating a smoke-free area. But, all in all, it was a good week. Thank you for the opportunity to rent this property.

It was worn. Lock on sliding door did not work. Kitchen sink faucet made an awful noise and tended to drip. Carpet was dirty and stained. Shower head was rusted and drain was corroded. Drain plug had mold. TV remote did not work properly. Couch had hole. After asking twice the remote and door were fixed.

#### Great 1st Experience with VRBO

This was the first time we have used something like VRBO so we were quite on edge anticipating what to expect. We almost always stayed at Hampton Inns (because of their STANDARDS of excellence) but based on recommendations from a friend of mine we decided to give VRBO a shot. Well... we must say the place was very clean, the bed was great... the kitchen fully equipped with cooking utensils, bathroom clean (although it could use some TLC in the Tub area. The TV in the main area and bedroom were great. And.. once we reported issues they were taken care of very quickly. One of the problems was that the Teflon in some of the pans were scratched, which is known to be a health issue... we reported that and they replaced the entire set within hours! In addition, at the end of our stay they asked us to report any issues that would need to be repaired for the next guest and we reported some minor issues (the volume on the TV remove did not work). The unit was right on the lake and it was beautiful, peaceful and quiet. I also used the Gym, which was right across our unit.

We enjoyed our stay at this property. Everything that we needed was there. The whole place was very clean. I gave it a 4 out of 5 because the TVs were not working when we got there, but early the next morning it was looked after. We loved the convenience of no key entry with a password code. Having the property facing the lake was an added bonus, sitting on the balcony watching nature. It was very convenient for shopping, restaurants and proximity to airport. Would definitely recommend and stay again.

Das Apartment hat eine gute Lage zwischen Tampa und WDW. Die Lage ist sehr ruhig und innerhalb von Minuten hat man von Supermarkt, Schnell-Imbiss, Restaurants und Mall praktisch alles um die Ecke. Eine Stunde Fahrt bis WDW oder Clearwater Beach. In dem Apartment ist das notwendigste vorhanden und sehr sauber. Festnetzanschluss ist nicht vorhanden. Ein Handy das in den USA funktioniert ist auf jeden Fall zu empfehlen. Das Internet läuft problemlos. Grosser TV mit allen Channels ist vorhanden. Kein TV im Schlafzimmer.

#### Work is needed!

This unit had a great location overlooking the lake. The area was quiet and comfortable. However, this unit was not equipped for people staying for a one month period of time or longer. The kitchen was lacking in necessary items, among them storage containers for leftovers, there was one mixing bowl for making things, and there were no cleaning supplies such as a mop or dusting cloth. The carpet needed cleaning badly and I cleaned the bathroom before allowing anyone to use it.

#### very nice condo - staff very helpful

I was in Tampa on personal business and I stayed at this condo by myself for the first 4 days I was there, so it met all of my needs. My daughter joined me for the last three days and her 4 year old some came the last two days. The king size bed was very comfortable. The condo was very clean and looked as if had been newly painted and decorated. My only suggestion would be that there were more storage containers in the kitchen. At every other condo I have stayed in there were at least a few basics, like plastic wrap or foil, or storage containers. There was really none of that. I would also suggest a few beach towels be kept at the condo. There was no TV in the bedroom which was not a problem for me, but it might be for others. There was also no clock in the bedroom but I guess people use their cell phones these days. Over all, the condo was very nice, very comfortable with a great view. I would certainly stay there again.

We enjoyed this property. This was by far our favorite vacation. Great view, very clean, and very central/close to the pool/amenities! 10 mins from everything in town, friendly staff. We recommend this property.

#### The property was very clean. Maintenance was not dispatched in a timely manner.

The property is beautiful. It has some issues which were all reported. The water leaves a disgusting film on things. The roach was not a welcome guest. The wall behind the toilet should be painted since the new toilet is smaller. The door to the laundry stocks. The new carpet was laid on a floor with several low spots which were tripped in more than once. Correcting most of these issues would be s great improvement. We would consider staying there again

#### Beautiful, clean, neat, quiet

My mum and I had the most amazing time. Our house was very clean and cozy and we felt safe in that specific neighborhood. The apartment manager, Adrian, was extremely nice and just overall a pleasant guy. It was a wonderful vacation and we look forward to returning soon.

#### The condo was very comfortable. The furniture, Tv, Internet were great.

We rented a second floor condo which overlooked the lake. l would have my morning coffee on the veranda watching the fish, birds, and turtles. This rental was very clean and comfortable for two. The furnishings were updated. The king size bed was wonderful. Linens in the bed, bath and kitchen were very nice. We had overnight guests twice during our stay, taking advantage of the inflatable queen bed. It was very comfortable. The property management people were the best. They promptly took care of any request we had. They buildings and grounds are well maintained. Clearwater beach and St. Pete's are one hour away.
