### Your Luxury Weekend Getaway 1B waterview Apt in Wentworth Point

Experience breath-taking views of the water and the city skyline from this gorgeous and tranquil apartment in the heart of Wentworth Point! Step onto the ferry wharf right outside your door and explore the nearby shopping centres, restaurants, and so much more. Unwind in the luxurious on-site gym and swimming pool, while also being conveniently close to Sydney Olympic Park for events and concerts. This apartment is perfect for any family, with all the comforts to make your stay enjoyable.  
Thank you for choosing my property for your trip! I hope you’ll make the most of this cozy home, its amenities, and your opportunity to relax and visit the surrounding areas.   
  
Before anything else, I would appreciate it if you took a moment to read these house rules at the beginning of your stay and follow them. If anything is unclear, please contact me so I can explain in further detail to avoid any misunderstandings.   
  
RULE 1: Please respect check in and out times.   
❑ The standard check-out time is 10am. There are absolutely no exceptions unless arrangements have been made at the time of booking. For any unauthorized late check-out, a $50/hr late check-out fee will apply.   
❑ Under no circumstances can check-outs be later than noon, as other guests are arriving and the space must be cleaned — Any unauthorized late check-out beyond this time will result to a fee equivalent to a day’s base rate without discounts (NOTE: This fee will not mean possession of the property for the day, this is the fee for over-staying for more than 2 hours without permission)   
  
RULE 2: No parties or events allowed   
❑ Strictly no parties allowed. Infringement on this rule will result in eviction without refund.   
  
RULE 3: No smoking allowed.   
❑ Smoking inside the property is prohibited and will result an additional charge of over $250\. This is as the smell will need to be treated professionally and the room deodorized.   
  
RULE 4: No pets allowed.   
❑ Strictly no pets allowed. We absolutely love pets but due to hygienic and health reason/s, we are unable to accommodate them in my property. Violation of this rule will result to an additional cleaning fee equivalent to the cleaning fee in your booking as the housekeepers will need to do extra work.   
  
RULE 5: Please be mindful of noise levels.   
❑ Quiet hours are between 10pm – 8am seven days a week. Please note that any noise complaint, including outside of the quiet hours, will result in eviction without refund.  
  
RULE 6: Please report damages or left behind items.   
❑ If there is any damage to the property please inform the host ASAP. We will need to replace them and additional charges may apply.   
❑ If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time. This will be $30 + the postage cost.   
  
RULE 7: Please take extra care of your keys. Lost keys incur a replacement fee.   
❑ If you are locked out and require us to visit the property, a $50 fee will be charged. This fee increases to $150 after 6pm daily and all day on weekends.   
❑ Lost keys or access swipes are subject to a $500 replacement charge. This is as the locks will need to be changed.   
  
RULE 8: No unregistered guests allowed.   
❑ No unauthorized guests. Our home is prepared to accommodate ONLY the guests on the reservation. Each additional unauthorized guest will accrue a $100 fine and your booking will be cancelled immediately without refund.   
  
RULE 9: Treat my property with love. This is your home too.   
❑ Take care of the property and avoid making a mess within the premises. Leaving dishes unwashed or having food items out in the open tend to attract pests and insects that may require pest control.   
❑ We ask you to try and return the property to how you first entered. Our cleaning fee includes the time taken to clean the house without any extra mess. Any extra time spent cleaning as a result of your stay will be charged to you.   
  
RULE 10: No illegal substances allowed on the premises.   
❑ We strictly do not allow storing or consuming illegal substances in our property. Infringement on this rule will result in eviction without refund.   
  
★ Portacots and Highchairs are available on request only. Please let us know ASAP to ensure availability.   
★ We provide toiletries and other household items that should last for around 3 days. If additional supplies are needed, we are able to replenish for a fee if stocks are available. Feel free to visit the nearest grocery store should you wish to restock for yourself.   
★ Please communicate via the the booking portal wherever possible. This allows us to instantly identify your booking. Our average response time is less than 5 minutes. Note that text messages to my phone number won’t be received as we use an online phone system.

Clean and spacious. Great view and located within walking distance to restaurants. The only draw back was that the bed was not great.

#### Loved our stay

The unit was exactly the same as photos and very clean and quiet, the check in instructions were easy, the hosts were always quick to respond to messages which I appreciated, the view was incredible and we were close to the arena which we took a $15 Uber there and walked for 35 mins back. Lots of places to eat at the shopping centre 300 metres away. The only cons would be there was so sugar for coffee in the morning and no breakfast included other than 2 muesli bars and one packet of porridge but this didn’t bother us as we brought our own food. Overall we enjoyed our stay, thank you!

#### Looks like luxery, but looks aren't everything!

The property was not clean. I had to scrub the filter in the rangehood because when in use grease would drip from it onto the stove. The air con was loud and filthy, filter in it looked like carpet it was so dirty. There was no air con in the bedroom which was like a hot box, you had to leave the door open to the lounge for cooling. There were 4 pillows but only 2 pillowcases, we had to buy some to be able to use the pillows. There were 2 thread bare towls and a face washer, no hand towl or bath mat. No tea towels supplied. The dryer had no nob on the dial so could not be used. There was no emergency evacuation plan in the apartment or information folio to tell you how to access things like the pool or gym, or what to do with rubbish, all this you had to figure out for yourself. Only 1 key and building fob supplied, when asked for a second one the host said the last guest had lost the second fob, but he could provide a second key for 100, which was useless without the fob to access the building or lift to the apartment. He said he would ask the 'team' if the new fob had arrived and get back to us, but never did. The bed was hard, low and thin, with neither of us able to sleep comfortably, you could feel the inner frame when laying on your side which gave us both extreme hip pain. My husband instead choosing to sleep on the couch on several nights.
