The property is beautifully landscaped. It has a relaxing heated/chilled pool with waterfalls and is in an ideal location within walking distance of several great local restaurants and shops. This beautiful two-bedroom free standing, unique beach cottage is just 15-20 steps to the sand! The Reef boasts beachy decor and has beautiful original wooden ceilings and built-in dressers. Kitchen: Full kitchen equipped with a refrigerator/freezer combo, electric stove/oven, microwave, blender, toaster, and drip coffee maker. Basic dishes and utensils are also provided. Basic spices and cooking oil are not always available. Living Area: A comfortable Queen sleeper sofa, 2 sitting chairs, ceiling fan, and TV. Bedroom #1: Has a Queen bed, ceiling fan, plenty of dresser space, and a TV. Bedroom #2: Two twin beds, ceiling fan, dresser space, and TV. Bathroom: \*Newly renovated!\* Full bathroom with toilet, sink, and standing shower. No tub. Outdoors: We have a private beach area that has plenty of loungers. There is also free shared laundry on site. Shared heated/chilled pool with three relaxing waterfalls, beautiful paver pathways leading you to our private beach area, two grilling areas, and a painted seawall. We have frequent guests who come with extended family to celebrate anniversaries, weddings, family reunions, and holidays. Guests can stay in separate cottages but share the outdoor living spaces. \*The covered pavilion area is reserved for Beach Lodge guests only. \-- Important Information: House Rules: 1\. No smoking/vaping in the unit. No illegal substances on the premises. 2\. No parties or events. 3\. No unauthorized pets. Please notify management of any service animals. 4\. You are vacationing in a residential area, please be mindful of noise during all hours. Quiet hours start at 10pm and you must adhere to local noise ordinance. Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit. Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied. Pool Heating: When the pool heater is turned on, the temperature is typically set to 85 degrees unless otherwise stated in the listing. Please understand that when outside temperatures reach 60 degrees or lower a pool heater cannot always heat the pool to temperature. Pet Policy: We can accept 1-2 small dogs ONLY that weigh 35 pounds or less in this rental. A non-refundable pet fee of $175 + tax per pet is required. Cats are not allowed. Requests for larger dogs must be submitted and approved by management. Pet must be on a leash at all times when outside of the unit; is not allowed onto the furniture, sand, beach, pool area, or pool. Pet must not bother any surrounding guests and pet waste MUST be picked up by the pet owner. Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. Parking: This unit has 1 reserved parking space. Guest parking is limited to 1-2 cars on the shuffleboard, first come first serve. \-- This home is conveniently located down the street from Guilty Sea Sports Pub and VIP Mexican. You will also find the following places within walking distance: JD's Restaurant & Bar, Jimmy Guana's, PJ's Oyster House, Jake's Cantina, Crabby Bills, Pipo N Betty's Bakery, and an Ice Cream shop with over 100 flavors. Also within walking distance are some local beach shops including beach rentals. There is also a CVS and a post office located close to Crabby Bills. For the kids and kids at heart, there's a small waterpark located nearby. The surrounding local area has some great day trips as well: Florida Botanical Gardens in Largo featuring holiday lights late Nov-Jan,1st, John's Pass Village and Boardwalk, Tampa Lowry Zoo, Florida Aquarium, Clearwater Aquarium, Sunken Gardens, Dinosaur World, Ellenton Outlet Malls, Children's Museums, enjoy a Tampa Bay Ray's game at Tropicana Field, a Buccaneers Football game in Tampa, or check out some of the pro baseball teams during their local Spring Training, also Disney World and downtown Disney is just two hours away. The Arbors definitely provided that. The Reef was a big enough for the two of us and our two small dogs, but we would have preferred the roominess of the Yachtsman. Next time we will wait for that to be available. Nice pool area. Great beach. ##### elaine w. We laid our luggage on it. The shower is very tiny with missing tiles in the floor. The location was very nice and it was good to have our two dogs with us and be able to walk right out the door with them. There was no info provided to us by the owner without us having to contact them. We had to send messages requesting the address and info for check-in. ##### Julie L. Great spot right on the beach, has everything you need for a beach holiday. Several good restaurants very nearby, no need to drive. CVS just down the street. Nice spa/pool! Enjoyed our 2 weeks stay in the Reef, it would be small if there were 4 adults, we were just 2 and our dog. Being able to bring our dog was a bonus. Looking forward to returning in the winter. The price you charged I was expecting a modern bathroom not one from a campground. The cleaning costs was out of line when you are given directions to where the linens and towels are to be put, dishes to be done and the garbage to be removed. The cleaning people wouldn’t even remove a dead rat from the walkway. There are a lot of other places next time! ##### Virginia N. We rarely left the area, great food options,drinking options,Kandy Kitchen, The lighthouse for coffee and donuts, CVS and more ALL walking distance from the cottage. The beach is awesome and the sunsets spectacular. The reef is a small cottage but felt like plenty of room, after all you are not there to sit in your room anyways! Arbors has larger cottage options too! We will be back to stay again! OH...and we brought our dog, it's pet friendly..you can't get better than that! ##### Susan R. Great property! We loved the pool and how close the gulf was--the property is a cottage (so it is small) but it is updated with nice linens and everything you need (coffee filters, dish soap, lots of kitchen utensils).
