Offering 3,700 sq ft of interior living space and an additional 1,740 sq ft of exterior decks, Seaside Breeze comfortably accommodates up to eight guests in four air-conditioned bedrooms and three bathrooms. The villa’s design features striking floor-to-ceiling windows. These oversized windows, combined with coral stone tile floors, an open-concept layout, and warm cedar wood accents, create a bright, inviting, and stylish interior. The air-conditioned great room is equipped with a Bluetooth-enabled audio system and eight speakers, allowing music to fill the space or be played in selected zones. Uncommon for homes on St. John, Seaside Breeze is fully insulated, helping to keep the interior cool and comfortable year-round. Perhaps the villa’s most outstanding feature is its unbeatable location. Just steps from your door lies a sandy beach and the crystal-clear, 82-degree Caribbean Sea—perfect for swimming, snorkeling, kayaking, or paddleboarding, all right in your front yard. Location: Seaside Breeze truly lives up to its name, sitting directly on the beach at Johnson Bay—a peaceful cove tucked within Coral Bay on the southern shore of St. John. Just steps from the villa is a small, reef-protected sandy beach, ideal for swimming, snorkeling, and a variety of water activities. From the property, you’ll enjoy beautiful views across Coral Bay toward the east end of St. John, with the British Virgin Islands and Tortola’s 1,700-foot Mount Sage rising in the distance. Facing east, Seaside Breeze enjoys abundant sunshine throughout most of the day, with the pool, sun deck, and beach all perfectly positioned to capture the light. Trade winds are gently moderated by the surrounding landscape, creating calm, pleasantly cool conditions that are ideal for outdoor living. Johnson Bay is home to only four beachfront villas, offering a rare sense of seclusion. Lush vegetation provides natural privacy between Seaside Breeze and the neighboring villa to the right, while an undeveloped lot owned by the homeowners association borders the property on the left, further enhancing privacy. The villa is conveniently located just 25–30 minutes from Cruz Bay, 4–10 minutes from the restaurants, bars, and grocery stores of Coral Bay, 15–20 minutes from the North Shore’s renowned national park beaches, and only 5–10 minutes from the nearby park beaches at Lameshur Bay and Salt Pond. Living & Dining: The air-conditioned great room at Seaside Breeze is both striking and inviting, featuring a dramatic 30-foot cathedral ceiling, oversized trapezoid windows at the front and rear of the home, and expansive white coral stone floors. The result is a bright, open space that is as comfortable to live in as it is beautiful to admire. The living area is located on the left side of the great room and opens directly onto the deck. It is furnished with a 50-inch streaming TV, surround sound, and a Bluetooth-enabled stereo system with eight zoned speakers positioned throughout the great room. Seaside Breeze offers multiple dining options to suit any occasion. The main indoor dining area sits on the right side of the great room and opens to the pool deck. A gas BBQ grill is conveniently located just outside, close to both the indoor dining table and the outdoor deck dining area. An additional dining table is located in the center of the great room, while a mahogany bar adjacent to the kitchen provides seating for six. Kitchen: The kitchen at Seaside Breeze is clean, modern, and thoughtfully equipped for preparing, breakfast, lunch, and dinner. If cooking isn’t on your agenda, the space is equally well suited for a private chef to prepare memorable dining experiences. Featuring mahogany countertops and stainless steel cabinetry, the kitchen is fully stocked with cookware, dinnerware, and essential kitchen tools. Stainless steel appliances include a cooktop with oven, a refrigerator/freezer, a microwave, toaster oven, blender, and coffeemaker, along with a variety of small appliances. For added convenience, a washer and dryer are also located within the kitchen area. Bedrooms: Seaside Breeze features four comfortable bedrooms, each equipped with air conditioning and a 42-inch TV. The primary master suite is located on the main level and includes a king-size bed and a private bathroom with a tiled shower. The remaining three bedrooms are situated on the upper level and are accessed via an interior staircase. A second master suite offers a king-size bed and an en-suite bathroom with a tiled shower. The view was incredible, and the calm, clear water made it perfect for snorkeling, paddle boarding, and kayaking right from the property (we rented a kayak and paddle boards from a local company). The house was spotless, well-stocked, and set up perfectly for our two families (4 adults and 5 teens) with plenty of space, two master suites, and great areas for both kids and adults to relax. The management company was outstanding—quick to respond to questions and very helpful when the island had a power outage, sending someone immediately to check the generator. The location felt private and peaceful, with easy access to a nearby market and great restaurants. We enjoyed the deer that came to our door, the spacious house with room for we 6, plus room to spare.We also arrived to learn that the home next door was having an addition built so there was construction noise every day. That wasn’t management’s fault, just one of the things that can happen. There are also 3 markets nearby and convenient. House provided all our needs… despite a few critiques, it was a fabulous stay and experience on the island! 2 misleading items were a kayak listed onsite and snorkeling from the house. Maybe at one time there was a kayak? But i asked our greeter and she confirmed we could rent one- definitely not a deal breaker just disappointed. Secondly, i personally entered the ocean from onsite and tho its definitely approachable its full of tall grass in this particular cove which is misleading from the pics; its possible someone started picking out the grass in front of the property which was kind but the bottom is so marshy it definitely wasn’t desirable to our families. But definitely enjoyed the great view and we had nice breezy weather which helped keep mosquitoes at bay. The deck is amazing, the outdoor bed so dreamy, and pool was used daily for dips and it surprisingly stayed soo cool which was refreshing! The volleyball net needs to be replaced so we didn’t want to be responsible for breaking it. Though there was a fancy coffee maker onsite, we followed instructions and couldn’t make it work, just blinked. But we were happy just to have the drip maker. Our King size sheets didn’t fit either of the King beds… constantly had to remake the beds daily. But beds were very comfortable and A\\C was amazing and sufficient storage for our clothes. The home offered ample seating both inside and out! The view was absolutely perfect. The remote location offered the seclusion we were looking for, but did add to the cost of a taxi since we were 20 minutes from beaches, etc. The beds were very comfortable and the AC was an added bonus. The kitchen was well equipped except for wine glasses. We would definitely stay here again. ##### Terri G. Highlights for our group was the great view, the sandlot and the pool. Great parking area also. Plenty of seating space for eating in but, the available kitchen supplies & utensils required the ability to adapt and overcome. The canopies over the deck and bay breezes are great while relaxing on out back. Make sure to bring plenty of mosquito repellant and anti-itch cream for all those mosquito bites.
