Featuring four modern bedrooms—three with king-sized beds and one with two singles—it comfortably accommodates your group. This large house features an open-plan dining room and kitchen, complemented by a stylish and spacious lounge area with TV. It includes four bedrooms: one king bedroom with an ensuite bathroom, two additional king bedrooms, and a room with two single beds. The garden is equipped with a hot tub.

Additional fee of £30 for pets which will be charged before check-in.

Booking Policy
- Full payment is due 30 days before arrival and will be automatically charged to the card on file.
- If payment fails, it must be completed within 24 hours or the booking will be cancelled.
- Early payment is allowed (card fees up to 3% are non-refundable if cancelled).
- A £200 security deposit is required via a secure third‑party platform 2 days before arrival.

- The deposit will be refunded within 3 days after checkout.

- Upsells such as early check‑in, late check‑out, and add‑on packages are available to enhance your stay. Please note that all upsells are non‑refundable once booked.

- We follow all procedures to maintain the hot tub safely in our holiday let. On the rare occasion the hot tub breaks down during your stay, let us know straight away. We`ll offer a 10% refund on affected nights and get it fixed for you as soon as we can, subject to our maintenance team`s availability.

Hot Tub Guidelines
The hot tub will be ready for use unless you have been notified otherwise. Please fully remove the lid before entering and securely replace it, fastening the straps, after use.

Never enter the hot tub with the lid on or close the lid while anyone is inside. Use of the hot tub is at your own risk. The hot tub is not recommended for children; if children do use it, they must be supervised and do so at the parent’s own risk. No food is permitted in the hot tub. Please wear suitable bathing suits at all times and keep noise to a minimum after 10 PM.

Cancellation Policy
- Full refund if cancelled 30+ days before arrival.
- 50% refund if cancelled 14–30 days before arrival.
- No refund if cancelled within 14 days of arrival.

- No pets allowed
- Only guests on the booking may stay
