Our house is located in a quiet location on the Simssee with direct lake access. The house has a fully equipped kitchen, two bedrooms, a dining room, a living room, a bathroom with tub and two separate toilets. There is also a huge terrace (60sqm) and 400sqm of garden area with direct lake access. A wooden staircase leads down to our chalet, which can be slippery in winter and wet. There is also a staircase in the house, which is not good for small children (up to 2 years) alone to accomplish. The kitchen is equipped with plenty of dishes, glasses, cutlery, pots and pans. They also have a kettle, a toaster and an Italian expresso maker, and a milk frother is also available. The chalet has a total of 5 beds, including two double beds and one single bed. In addition, a cot can be placed at any time. Furthermore, there is a pull-out couch in the living room. We have deliberately refrained from installing a TV in the chalet. The view from the house of the lake and the mountains behind it will compensate for the missing TV. In immediate walking distance is located directly on the lake a great restaurant "Simssee-Stuben". The paths around the lake invite to long walks. The ski areas Kampenwand, Sudelfeld and Wilder Kaiser can be reached in just one hour by car. There are also some toboggan runs in the surrounding area. If you prefer to walk, the nearby mountains offer many mountain climbing opportunities. In a few minutes you can reach the wonderful Chiemsee! Within a radius of about 30 km are several thermal or Indoor swimming pools (Rosenheim, Bad Aibling, Bad Endorf, Prien and Wasserburg). The beautiful Innstadt Rosenheim, with its pastel-colored houses is only a few kilometers away. In 2km distance is the small village Prutting in 5 km BadEndorf. In these places you will find everything you need for daily life. For your stay we provide you with bed linen, towels, tea towels, toilet paper, kitchen roll and dishcloths. Parties are not allowed in our chalet, smoking is prohibited and pets are not allowed. We ask you to observe the house rules and deal with everything as they would at home. The price is for up to 4 people. Other persons cost 20 € per night. A minimum stay of 4 nights is required. We look forward to welcoming you soon in our beautiful chalet on the lake. Das Haus ist sehr gut ausgestattet und der Blick auf den See mit den wechselhaften Stimmungen jeden Tag spannend. Die Vermieter sind super sympathisch, ein kleines Problem mit dem Wasser wurde sofort behoben, und Blumen und einen selbstgebackenen Kuchen zur Begrüßung gab es auch :). Die Treppen drinnen und draußen sind nicht ganz einfach (steht ja auch genau so in der Beschreibung) und es fahren tatsächlich öfter mal Züge, was wir aber überhaupt nicht als störend empfunden haben. Oberhalb des Chalets fährt die Regionalbahn, die wir nicht als störend empfanden. Es ist einfach,aber sehr geschmackvoll eingerichtet.Alles ist vorhanden,das man für einen erholsamen Urlaub braucht.Einkaufsmöglichkeiten und Gasstätten sind in einem Umkreis von ca.5 km und eine Gaststätte ist in etwa 800 m zu Fuß erreichbar,in der man den Fisch,der morgens gefangen wurde, abends essen kann. Wir haben dort knapp eine Woche verbracht und es hat uns an nichts gefehlt. Bei Fragen konnte man sich jeder Zeit direkt an die Vermieterin wenden. Etwas schade war es, dass wir den Kontakt/ Austausch nur über Whatsapp und Mail hatten und es keine Führung gab. Aber das ist nur ein kleines Manko, da man vieles auch sehr schnell finden konnte und Familie Fuchs bei Fragen sofort zur Stelle waren. Stayed 7 nights in Feb 2020 ### 10/10 Excellent #### Maik W., Viernau, Thüringen, Germany Feb 25, 2020 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Tolles Chalet eingebettet in wunderschöner Naturlandschaft Wir hatten als Familie mit zwei Kindern (4 und 7Jahre) ein paar tolle Tage am Simssee in dem schönen Holzhaus von Familie Fuchs. Die Kommunikation mit den Vermietern war toll, sie waren immer kontaktbereit, wenn es ein Problem geben sollte und haben das Chalet wunderschön hergerichtet. Wir haben uns von Beginn an dort wohlgefühlt und kommen sicher auch einmal in wärmeren Monaten wieder. Der direkte Zugang zum See war genial, da wir dort selbst im Winter noch super mit unserem Kajak paddeln konnten. Das Chalet strahlt eine wundervolle Ruhe aus und ist etwas ganz Besonderes. Zu empfehlen sind auch die Simssee-Stuben mit einer ganz tollen Küche (5 Geh-Minuten entfernt). Generell ist hier für jeden was dabei. Wenn man will, kann man hier Abenteuer erleben, tolle Städte (Rosenheim, Wasserburg) sind nicht weit entfernt, das Baden im See ist sicher auch sehr zu empfehlen. Wer dem Alltagsstress entkommen möchte, ist hier genau richtig. Jeder Mensch braucht im Leben Entschleunigung...und die findet man hier ganz gewiss. ##### Maik W. Es gibt eine tolle Infomappe mit einigen Ideen für Unternehmungen in der Umgebung. In der Küche haben wir für uns gekocht und uns selbstverogt. Das Einzige, was uns dabei aufgefallen ist, ist dass vielleicht noch ein, zwei größere Töpfe fehlen, um für eine größere Gruppe (wir waren sieben Personen) zu kochen.
