We\`re available by phone and text for easy communication. We use an automatic self check-in for a flexible arrival time.  
  
In the surrounding  
The dreamy farmhouse is located within a 7-car minute ride from Phonecia and Belleayre ski resort as well as Plattekill, Wyndham and Hunter mountain all just a short drive away.   
Indeed, the area is respected for skiing and snowboarding or hiking in the warmer season. Phoenicia was voted No. 1 destination outside of NYC by Curbed New York, a real-estate and travel blog. Further, it was named by Travel and Leisure\`s in the \`25 Easy Weekend Getaway\` destinations. Also, it was voted by Budget as one of \`Ten Coolest Small Towns in America\`. In fact, you can enjoy concerts e.g. The International Festival of the Voice, various local restaurants, a yoga studio, cute shops and wild water tubing. Have breakfast or brunch at the famous Phonecia Diner make sure you enjoy a barista style coffee or snack out of their cool airstream just parked next to the diner. Peekamoose, another local restaurant is a strong contender for the best restaurant in the Catskills. There the food is excellent and comforting, and the service is lovely. When dessert time comes get nostalgic and roast marshmallows over the camp fire in the front of the restaurant.   
A dreamland for fishing, mountain biking, hiking, and picturesque crystal-clear lake just a bicycle ride away.   
A 20-minute drive brings you to Woodstock that lead you to popular shops, and restaurants for those seeking a good live and wholesomeness.  
  
Traveling with your car is the best means to get around in the area.  
  
Booking  
While booking please remember that we have a 2-day minimum. Our rates are based on a 2-person occupancy, and we have weekday/seasonal rates (please inquire by e-mail).   
Please let us know if you are bringing children and their ages and/or extra friends in this way we sure can accommodate everyone comfortably.  
  
The second-floor bedroom is accesible (electronic key code) when the apartment is booked for more than two guests.   
  
Cancelation   
Cancel up to 7 days before check-in and get a 50% refund (minus service fees). Cancel within 7 days of your trip and the reservation is non-refundable. Service fees are refunded when cancellation happens before check-in and within 48 hours of booking.

#### Renting the "Bunker" Apartment 3

We rented this unit, month of december, 2023\. We arrived after 5 (check-in) because we were unable to get internet connection to my cellphone. We entered into the wrong apartment accidently, because we were unsure which one to enter. It is apparent that the owner has 3 different units within a single building. The pictures of the house apartments made it unclear which apartment we would get, making it very misleading. Apartment number 3 (where we stayed) was the basement, which felt like a cellar and bunker. The owner also made it unclear which apartment we would get. One of the positive things about unit 3 was the super fancy shower. However, everything is extremely small. This includes the living room, kitchen, and bathroom. The bathroom is so crammed that your knees touch the wall when you sit on the toliet (especially if you are taller). When we entered the apartment we were expecting 2 beds as shown on the pictures. Interestingly, the 2nd bed was locked (keypad) and in order to get it, we had to request the code from the owner. If you make your way to the kitchen, you might take a look at the various spices and food. If your looking for expired items, look no further, as everything is at least 5 years old 😃. Also, the floors are extremely cold, just plain concrete. I would recommend to bring slippers as you will need them.

#### Beware!! Horrible experience!!

This was the absolute WORST experience we have ever had using Vrbo! Property is listed as a TWO bedroom. However when you arrive the “second” bedroom is locked and can’t be opened unless you go back and forth with Daniel to try and get the key code. THEN when you get the code- you still can’t open the door. The bathroom is the size of a tiny closet. The smell is horrific! Told to “open a window and the smell will dissipate”- it did not!! THEN went out for dinner and came home to raw sewage spewing out of the shower floor and toilet!!! Repeatedly emailed Daniel through the app- begging for help- asked him to call us 911- a half hour later at 10pm at night in the middle of nowhere- a man bangs on the door holding a plunger!

Place was clean. Bathroom and kitchen seemed recently updated and nicely done. Bathroom however, is so small that you must brush your teeth in the kitchen and cannot use toilet without knees hitting wall. Bed was comfortable enough, but sheets, pillows and blankets did not strike us as spa quality. Parking was difficult if not impossible due to number of cars in such a small area.

Poorly maintained. Really nice bedding but not the cleanest place we ever stayed. Cobwebs, floor a bit dirty (really dirty under the bed). No batteries in the TV remote, in the upstairs fan. Lamp by the night stand not working well. Leak under the kitchen sink. Being only two people we didn’t want to use the dishwasher, just to realize there was a small plastic bowl under the sink that needed to be emptied so it wouldn’t overflow. I would not recommend this place unless cleanliness and maintenance are improved.

#### Exceeds expectations

We loved our stay and Daniel is super communicative and responsive. Location is exactly what you’d hope when you think ‘Catskills.’ The home has two or three apartments (with separate private entrances) so it’s not all to yourself. But we had plenty of privacy and for the price it over delivers. Fast consistent wifi for Zoom meetings too. We will be booking again in the future.

#### Great Location, Cozy Place

My husband & I were looking for a quick weekend getaway to do some skiing. The house is in a great location - Bellayre Mountain 10 minutes in one direction & Woodstock Brewing is 10 minutes in the other direction! Windham was about 40 minutes. The house was nice & clean! Kitchen had more than the essentials - perfect for bacon, eggs & coffee before heading to the mountain. Bedroom was warm and comfy. Living room was cozy too but make sure you bring some comfy slippers! (I'm glad I listened to Daniel!) Only downside was that we thought there was a fireplace but our part of the house did not have one. Overall, great spot and would stay here again! Check-in was easy and Daniel sent all of the info we needed days before our arrival.

#### Great Location - Easy Check-in

Great location, super easy check-in and check out. Smart use of small space with nice aesthetic touches. Comfort was seriously lacking in the living room furniture and king bed on second floor had a valley in the middle of the mattress. First floor bedroom was adorable with great ledge seat and comfy bed. A few upgrades on the comfort side and this place is a gem!

This is a beautiful property with 3 different apartments. I met Daniel while staying there and he is very nice and accommodating. The apartment we stayed in was clean and the kitchen was stocked well enough that we brought more than necessary from home. Great place to stay if you're looking to access plenty of trailheads.

#### The mountain get a way

There was issues with check in time due to cleaning and disinfecting, but with the ongoing Corona pandemic that's understandable. Daniel the property owner went above and beyond to rectify the situation and make our stay comfortable and memorable. Nothing but good things to say about him, the property and the area. We had a great day and would recommend this again and again.

top notch all around, only reason a 4 star rather than 5 in one category was due to the confusion of the entry codes accessing multiple doors, and not clearly understanding just how many rentals and sections there were to be separated in the one building. Owner cleared that up though immediately and accomodated and allowed us to stay the location we weren't supposed to end up in initially.

Though it was an odd collection of spaces, it all worked fairly well. We would have liked a set of written directions. We couldn't find the garbage disposal switch. The coffee maker wouldn't work this morning. And the shower water is tepid.... we kept the bathroom heater on during showering. Please consider installing a microwave . A shelf over the coffee maker would work. We liked the zone heating and the quiet location. I have no idea why I couldn't pull up the email with the door combination... linens were fine, dishes etc worked well. We wish we had paper napkins and pot holders. It worked well for the five of us. Beds were all comfortable. Thanks for all your help. ..

#### Really Wonderful Place to Stay

This was a really great spot for us and I really loved the European design of the place all around. We wanted to cook, there was a fully functioning and FUN kitchen to cook in. We also loved the shower and bathroom heater and the design of the bathroom. There was more than enough space for 2 people and I think this would also be a great spot for a group to stay. No complaints whatsoever, wish I could live here! Also it is surrounded by woods and in the morning you can walk to the creek which is across the street and drink your coffee while listening to the water. MAGICAL! One thing to keep in mind is that you should follow the instructions that the owner of this property sends to you to find the house, he sends really good and helpful instructions. For some reason google maps thinks the house is in a different location and when you are out in the Catskills you won't have luck with service! Just make sure you have a screenshot of the driving instructions with you! One more thing, you get this whole apartment to yourself but there are other tenants/apartments in the house who have separate entrances and you won't know anyone else is there. It makes it more fun in my opinion!

#### Cozy country getaway

We enjoyed our stay. The apartment was clean, cute, and cozy and had everything we needed. Nice secluded setting, with a few restaurants within a 10 minute drive which was convenient. It was a great location for sightseeing in the surrounding Catskills. The bathroom is pretty small, but modern and clean. I would stay here again if in the area.

It was nice. Very quiet and quaint. Place was quite cold upon arrival and Bathroom was small and only had 2 towels for 3 people, but overall everything was very clean and neat. Would have been nice to know there isn’t any wi-fi or GPS in the area so it was a bit difficult to find the place at first. Also, couldn’t get taxis or Ubers to the place.
