You'll be able to hear rain and small animals on the roof •This cabin is not child proof; children must be supervised. •Thermostat on main level provides HVAC for the whole home. Temperature can be adjusted between 64-78 degrees. Keep upstairs curtains drawn on hot days to improve efficiency upstairs. •This property does not have daily cleaning service. You'll be provided with linens including bath towels, hot tub towels, and bedding. A starter set of select products including trash bags, soap, dishwasher detergent, laundry detergent, shampoo, paper towels and toilet paper is provided. NO SMOKING inside the property; cigarettes must be disposed of in the outdoor ashtray on the back deck. Drugs of any kind are NOT permitted. 2\. No more than 8 persons (including children, toddlers, infants) are allowed in the cabin at any time. The number of guests allowed is set in accordance with county codes and septic system limits. 3\. People not listed on the Booking Guest List may not stay overnight in the property. Bringing more humans than agreed upon in the reservation will result in the reservation being cancelled without refund and a $100 charge per human per night. Any other person in the property is the sole responsibility of the Guest. 4\. Minors under 18 cannot be left unsupervised at the property and must be attended by a parent, legal guardian, or responsible adult. 5\. No third-party rentals. Property cannot be rented for someone else if the requestor will not be staying at the property OR will not be staying at the property throughout the entire duration of the rental period. 6\. Any booking requests are conditional upon Owners’ approval. If we do not approve the booking, we reserve the right to cancel or decline the reservation and issue a refund (if applicable). 7\. Guests should not create excessive noise at a level that disturbs neighbors; code-enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. If you plan to have a house party, do not book this cabin. It is our home, and you must treat it with respect. 8\. Homeowners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. Owners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 9\. Keep the property and all furnishings in good order. Removing any items from the cabin including living and kitchen furnishings is not permitted and will result in applicable fees. 10\. Appliances can only be used as intended. 11\. This is a NO PET property. If you sneak in a pet, your security deposit will be forfeited, and an additional $250 cleaning fee will be assessed. Guests will be required to vacate the property immediately. 12\. Parking: Parking is limited to 4 vehicles. Vehicles are to be parked in the driveway only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 13\. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. 14\. Please lock all doors and windows when you are not in the home and upon departure. 15\. Garbage: Any garbage must be stowed in the proper bear-proof garbage receptacle located along the driveway. 16\. Hot Tub: No children under the age of 18 are permitted in hot tubs at any time without adult supervision. There are certain health risks associated with using a hot tub - use at your own risk. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. When not using the hot tub, leave the cover on so the hot tub will stay warm. 17\. Fireplace: The fireplace is a non-vented propane gas firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned off from March/April to October/November. 18\. Septic: The cabin is on a septic system. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed. If it is found that inappropriate products have been flushed and clog the septic system, you could be charged damages of up to $1000\. 19\. Weather: No refunds will be granted for weather-related disruptions to the reservation. Mountain roads can be curvy and steep. We highly recommend using a four-wheel-drive vehicle during the snow months. We do not refund due to road conditions. We highly recommend travel insurance if you are staying during winter months. 20\. Any damage to any items in the cabin including couches, chairs, tables, TVs, hot tub, beds, sheets, towels, pillows, etc, are the responsibility of the Guest. Every item will be looked at before arrival and after departure. Notify the Owner immediately of any damages identified at check-in and during your stay. Please treat our home as if it were your own. 21\. Check-in time is any time after 4 pm, and check-out time is 10 am. Unapproved late check-outs will be charged a fee of $25/15 minutes. 22\. Address, driving instructions, and check in instructions will be provided 48 hours prior to check in. 23\. The cabin is stocked with basic start-up supplies. However, you will likely need to supplement with your own during your stay. There are several nearby grocery stores and a Walmart. 24\. Owners reserve the right to install and operate security devices or image capture/image recording devices anywhere on the property on the exterior of the cabin for the express purpose of securing the property, driveway, entryway, parking, dwelling and its contents and enforcing compliance with occupancy and pet rules. It is far enough to feel away but close enough to everything you might want without driving too far. No scary mountain roads - whew. The fireplace didn’t work right away but eventually the last day it did. Might have been user error. The host Lindsay was very nice. I accidentally booked a day short not realizing it. She could have berated me over the mistake but she was very kind and professional. Unfortunately we had to scramble to get out and we did - but the way it was handled was well done. My family and I will definitely be back! Very easy to get to Parkway which is where most of the attractions are. Dollywood 15 minutes away! Feels like you are isolated even though you are in a neighborhood. Very clean and very roomy. My family of six was not cramped at all each bedroom is super spacious. 3 bathrooms, very nice appliances, big TVs, fire pit, pokes for smores, hot tub, two grills, big closets, nice tubs, and the list goes on and on. The best cabin in the smokies hands down. The host is super responsive and makes your trip their priority. Would rate 100/100, definitely recommend! ##### Austyn K. The weather had other plans so it ended up a vacation for one of my daughters and her family. It was Gods way of keeping them safe. The hurricane came in and working in the medical field, I stayed home and worked to care for others. My daughter that made it to the home was safe from danger. There was plenty of space for us to be comfortable and not right on top of each other. The hot tub was a huge hit with everyone. We very much appreciated the trash pickup and hot tub refresh mid-stay. The host was super responsive, and the check out task list was the smallest I have ever seen in a rental! The location was perfect, close enough to get to activities quickly but away from the hustle enough to see some wildlife. Also, we got to see a mama bear with her 3 cubs a couple of times while we were sitting on the deck. We would definitely stay here again. ##### Areca E. Movie nights and cappuccino mornings were an awesome way to bookend our days of exploring the area. Cabin was in great shape, had everything our family needed. Cabin very nice. The beds are very comfortable, nicely decorated. We used the fire pit almost every night, just a little hard for older people to get to. Maybe put railroad ties or some other sort of steps to get down there.The deck was absolutely perfect. The women sat out there a lot. The cabin was well stocked with everything you would need. Very easy to enter when checking in. We used the washer and the tub downstairs was perfect for soaking. Also very easy to get to the strips. It had everything we needed and was well maintained. The house was located in more of a neighborhood setting vs. out in the woods, but it worked just fine for us. I do wish we could have adjusted the thermostat a little more to our liking but I understand why they limit the access.
