Check in time is after 4pm est and check out time is 10am est 2\. This is a Non Smoking cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there will be a 250.00 fine to pay for such remediation. 3\. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 4\. \*\*Payment – We require a 50% deposit to reserve your dates and the remaining 50% due 14 days prior to arrival. Otherwise, half will be due upon signing the contract and half 30 days prior to arrival. The advance payment will be applied toward the cabin rent. 5\. \*\*Cancelations - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit. 6\. Quiet Time – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors. 7\. Maximum Occupancy- The maximum number of guests is limited to ten (10) persons with six (6) adults’, maximum. 8\. This property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate. 9\. Inclusive Fees - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 10\. No Daily Maid Service - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool/hot tub towels. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the bear proof container out front. An additional charge will be assessed if these check out procedures are not followed. 11\. One smoke detector was down without a battery. The oven had a defective door seal and it was very difficult to get the oven up to baking temp. Limited kitchen cookware. Steep driveway so may want to use trucks/4WD. Everything was nice except the fact that it had not been cleaned well. Dust and cobwebs were everywhere and the carpet in the bedrooms had trash on them where it had not been vacuumed. Showers were very small but doable for short/smaller people. You just can’t bend over in the showers lol. Definitely could be cleaned better. And we seen a bear! ##### Katie L. We felt secluded, but safe, since it’s in a gated community, and it’s only about ten minutes to town!! We love that all three bedrooms are upstairs, and each one has its own jetted tub, shower, sink, and toilet. The deck was great, with a nice view. The beds were super comfy, but the pillows need to be upgraded. It also needs a new can opener. It’s a great house, I’d stay again!! ##### Stefanie D. Very spacious, beautiful front porch to relax and have a cup of coffee. Walt was very responsive and very helpful. A couple of things I will point out are that for some weird reason there were a lot of lady bugs in the cabin. In the bathtubs in the rooms and even on a bed. Another is that the main bedroom bath tub was leaking to the main floor and I was bummed that we couldn’t use it after 1 time. Other than that, we loved the quietness and how secluded it was from other cabins. ##### Karen U.
