BASIC STARTER PACKAGE:  
A starter package of one roll of paper towels, dish soap, dishwasher pods, laundry pods, trash bags, and two rolls of toilet paper per bathroom.  
  
Starter-size shampoo, conditioner, body wash and hand soap are provided. For longer stays, guests may want to bring additional toiletries. Guests will need to bring all other personal toiletries including toothpaste, toothbrush, etc.  
  
HOUSE RULES AND BOOKING REQUIREMENTS:  
Any evidence of violating house rules will result in immediate eviction without refund.  
\- Must sign the Summit View Rental Agreement, sent via the booking platform upon reservation confirmation, within 24 hours of booking.  
\- A security deposit hold of $300.00 will be placed on your card 3 days before arrival and released 3 days after departure.  
 \- Property cannot be used by more than the number of guests listed in the reservation, including children and infants. Maximum occupancy is 8 guests.  
\- Parties or group events are strictly prohibited.  
\- We are a smoke-free property. No smoking or vaping is permitted.  
\- No pets (In the State of TN, Misrepresentation of a service animal or support animal is a Class B misdemeanor.) T. C. A. § 39-16-304  
\- Three (3) vehicles max in the cabin parking area (cars, SUVs, or pickup trucks).  
\- Quiet hours are 10:00 PM to 8:00 AM. For the enjoyment of all guests, please refrain from excessive noise, music, or voice levels during this time.  
  
ACCIDENTAL DAMAGE COVERAGE  
We understand that accidents can happen, and we don’t want you to stress about minor mishaps, damage or breakage!  
  
✅ You’re covered for up to $500 in accidental damage—at no cost to you.  
✅ This includes things like broken dishes, furniture damage, or scuffed fixtures.  
✅ To qualify, just let us know before you check out and send a photo of the damage.  
✅ Please don't throw the item away. We’ll let you know if it can be discarded.  
  
What’s not covered:

\- Missing or stolen items

SAFETY & SECURITY FEATURES:

\- A spotlight camera is installed on the left side of the front porch. This device records video and audio continuously, 24/7\. There are no cameras inside the cabin or in the back of the property.

STAIRS:  
There are three steps to enter the home and one flight of stairs to both of the lower level bedrooms.   
  
BATHROOM ACCESS:  
The main floor includes a half bath, while both full bathrooms are located on the lower level. Guests using the pullout sofa on the main floor or the loft will need to go downstairs to access a shower or bath.  
  
KIDS LOFT ACCESS:  
Loft access is by climbing a ladder, and the loft is located two levels above the primary bedrooms. Kids love it, but we recommend parents supervise younger children and consider whether the ladder and the distance from the main bedrooms suit your family.  
We do NOT recommend the loft for adults because of the small space, ladder access and distance to bathrooms.  
  
HOT TUB:  
For cleanliness and safety, the hot tub is fully drained and refilled between each stay. Therefore, it may still be warming up when you arrive, but should reach your preferred temperature shortly.  
  
COMMUNITY WELL:  
Summit View cabin is supplied by a community well. Consequently, you may experience variations in water clarity and odor that differ from those associated with public water treatment systems. You may also observe a white, chalky residue on various surfaces, including faucets, kitchenware, and in the hot tub. Please be assured that this is not a health risk; it is simply a natural result of the calcium present in the water.  
The well water has a different taste than city treated water. Although it is safe for drinking and cooking, most guests prefer to bring bottled water.  
  
WILDLIFE & INSECTS:  
Our cabin is nestled in the beautiful Smoky Mountains, an area rich with diverse wildlife and insects, including bears, snakes, mice, spiders, and ants. Given our proximity to the nation's largest national park and our wooded setting, encountering these creatures is a natural part of the mountain experience, and you may see them during your stay.  
\- Black bears & their cubs are common in the area and very active.  
\- Please do not approach a bear or feed wild animals.  
\- Keep vehicles free of food, open drinks, mints/gum, etc. Keep car windows up and doors locked.  
\- Keep windows and doors to the cabin closed!  
\- Do not leave food or drinks outside on the porches! Keep the grill and drip pan clean after each use.  
  
While we implement monthly pest prevention treatments and take all reasonable measures to keep our cabin critter-free, some insects and small animals may inevitably find their way inside. Please be aware that seasonal carpenter bees and Asian beetles (often mistaken for ladybugs) are also common in the Smokies. This is true for any cabin in the Smokies. If the presence of wildlife or insects is a significant concern, you may wish to reconsider your visit to this natural environment.  
  
GETTING THERE:  
No steep, winding or gravel roads!  
\- Gatlinburg, TN (GKT-Gatlinburg - Pigeon Forge) - ‪6 miles  
\- Knoxville, TN (TYS-McGhee Tyson) - ‪28 miles  
Directions:  
\- We are located 1.9 miles off of Chapman Highway (441) and 4.1 miles from Great Smoky Mountains Parkway (Sevierville and Pigeon Forge).  
\- Please use you favorite map app for detailed directions.   
  
ROADS:  
Many back roads in the Smoky Mountains can be steep, narrow, and winding, which may feel challenging for some drivers. That said, the roads leading to Summit View are quite mild compared to most in the area. There are no extreme climbs, sharp cliff-like drop-offs, or gravel roads.  
The driveway has a noticeable incline from the road, so we recommend pulling in carefully. Any standard vehicle should be fine, just be sure to engage the emergency brake once parked for added safety.

À Sevierville, ce chalet rustique se situe à proximité de parcs d’attractions et dans les montagnes. Si vous prévoyez faire une activité, Hôtel Wilderness at the Smokies et Station de ski et parc d'attractions Ober Gatlinburg en valent le détour. Prenez aussi le temps de découvrir Titanic Museum (musée sur le thème du Titanic) et Dollywood's Splash Country qui sont des attractions populaires auprès des touristes. Ces attractions sont incontournables : Dollywood (parc à thème) et Parc aquatique couvert de Wild Bear Falls. Ne manquez surtout pas la découverte des animaux de la région en essayant des activités comme des excursions d’observation de la faune à pied et l’observation d’oiseaux. An amazing cabin, the views are as shown in the pictures!! We had a blast down there and what helps it so much is having a great place to stay when you are down there!! Would definitely stay in this cabin again!! Such well maintained you can tell the owners care so much about their property!!

Was able to book with a last minute discount for my daughter’s sweet sixteen weekend getaway. i was pleased by the proximity to pigeon forge, the ease of booking and check in, the thorough contact by michael, the VIEW (snow capped mountains in February) made me want to return in the fall! huge spacious main room. teens had fun with the pool table and mom (47) had fun with nostalgia playing pac man and donkey kong on the arcade. loved that the bedrooms were both downstairs for privacy and the hot tub was clean and secluded but still afforded nice view of the mountains. close close proximity to pigeon forge. highly recommend. be sure to be out a little before the 10:00am check out time as the cleaning crew arrived as we were loading up the car to leave.

This cabin is fantastic! It is just like the photos and was extremely clean! It was perfect for my friends and I! It was very easy to get to and get to the places around. The host was very communicative and responded within a timely manor. He also checked up on us and made sure to wish us safe travels home! The hot tub was very nice and we enjoyed the fact that we had some privacy on the porch so the neighbors weren’t bothered by us being outside. There was a lot of space for everyone to fit comfortably, and a lot of kitchen space for groceries. I absolutely would book this cabin again. Not only for the cabin itself but also for how great the host was. Not a single complaint! We absolutely loved it!

The cabin was spotless, and exactly as the pictures showed! Great communication with the host and easy check in! Cabin was in a great location and had great views of the mountains. I also want to point out that you didn’t have to travel miles up curvy mountain roads to get to the cabin, which is perfect for us since we have a little one that gets car sick with too many curvy roads. Great stay, would definitely stay here again!

The location of the cabin provided a beautiful view of the Smokies from the lower and main level decks. Home was very accommodating for our family of 6 (4 adults and 2 kids). Loft area is quite nice, however, be aware of the steep ladder to access it. Our 7 and 9 yr old grands thought it pretty cool. Bedrooms are on the lowest level and a bit far away from the loft for any parents curious about that. Again, our grands were old enough where we were comfortable with this. There's a cool old-school arcade game for enjoyment as well as a very nice pool table. Each lower bedroom has access to the deck where the hot tub resides. Very nice bathrooms in each. Comfy rocking chairs provide a nice area to enjoy the morning coffee while taking in the gorgeous views. The cabin is about 15 minutes from town. We decided to make our own meals and the kitchen is well furnished. All in all, a wonderful stay.

We had a wonderful stay with friends. The cabin was very clean and the kitchen was equipped with all the basics, plus. The view was beautiful from all points out the back windows and decks. Our host communicated with us before, during and after our stay. Thanks Mike. We would definitely stay here again!

We had an amazing stay at Summit View for a long weekend get away. The cabin was clean and comfortable, and was well stocked. We loved sitting in the hot tub to relax after a long day exploring. The sunrise over the beautiful mountain view was absolutely breathtaking! We would definitely stay here again.

We had a great stay! The cabin was clean and cozy with breathtaking mountain views. The kitchen was really well equipped, which made cooking easy. We had a great time staying at Summit View! The property was beautiful and we loved being able to look out at the mountains from the hot tub. The neighborhood was peaceful and tucked away from the busy main drag through Sevierville. Michael was very attentive and wanted to ensure we had the best possible stay (which we did)! We would absolutely stay again next time we come back to the Smokies!
