CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST. 2\. This is a NON-SMOKING cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there may be a 250.00 fine to pay for such remediation. 3\. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 4\. PAYMENT – We require a 50% deposit to reserve your dates and the remaining 50% due 14 days prior to arrival. A 3-payment plan may be available when booking more than 60 days from Check In. Ask for details. 5\. \*\*CANCELLATIONS - A Thirty (30) day notice is required for cancellation. Cancellations that are made more than Thirty (30} days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit. 6\. QUIET TIME – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors. 7\. MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons with six (6) adults’ maximum. 8\. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate. 9\. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 10\. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool/hot tub towels. We do not permit towels or linens to be taken from the units. The shower ran out of hot water after two people shower and takes forever to heat back up so more then two people cannot shower. The shower curtain has mold growing on it. It is also was super dusty on the blinds and in a lot of other places. The stove also needs cleaned out. The views off the back deck were stellar and I took dozens of photos. We noticed an issue with the thermostat late one day and Walt, the property manager, was very responsive and had the issue fixed the next day. Lots of great restaurants in the area (we highly recommend Junction 35) and a wide variety of attractions. The property was very spacious. The pool and clubhouse were not open for our spring break stay. The hot tub filter was missing and the tub was dirty. We did find the filter on the porch but we are not knowledgable about the assembly or maintenance of a hot tub. Our teens loved the pool table and air hockey table. It was a million dollar deck view that we really enjoyed. It did rain during our stay and we could still use the lower covered deck. ##### Karen B. The property offers a fantastic view and a convenient location near local events, although it could benefit from a thorough cleaning. Cobwebs were present both outside and inside, and maintenance issues like a clogged bathroom sink and a leaking kitchen sink were noted (although the clog was quickly fixed).
