Check-In time is after 4pm and Check-Out time is by 10am. This gives our housekeeping crew time to prepare for the next guest. \*Late check-outs/early check-ins will have $50 charge. 2\. The primary renter must be at least 25+ yrs. of age and present during the entire stay...No exceptions. 3\. Eight people max occupancy including children! If max occupancy is exceeded we will know and have the right cancel your reservation without refund and you will be asked to leave. No more than 8 people are permitted inside the property at any time. 4\. Three vehicle max parking. All vehicles must be parked in paved parking area in front of the cabin. Parking on the street is not permitted. Illegally parked cars may be towed at your expense. 5\. We do not give refunds due to the weather or natural disasters. This includes issues out of our control such as road conditions, power/internet outages, etc. 6\. We have stocked the cabin with many items including start-up supplies. However, you may need to supplement with your own during your stay such as toilet paper, paper towels, soaps,etc. 7\. No pets of any kind! If you bring an animal of any kind inside this cabin there will be a $150 fee charged and you may be asked to leave without refund. 8\. Hot tub -(No children under the age of 18 permitted in hot tub at anytime without adult supervision). Remember when using a hot tub that certain health-risks are associated. Use at your own risk! Our housekeepers drain, sanitize, re-fill and replenish chemicals before your arrival. It may be later that evening before it is hot and ready for your enjoyment. DO NOT SIT OR STAND ON HOT TUB COVER -They can break and you may be charged for replacement. Remember when not using the hot tub to leave the lid closed so hot tub will stay warm. 9\. Septic system: The septic system is very effective, however it can get clogged if improper materials are flushed.. Do not flush anything other than toilet paper. No feminine products should be flushed at anytime! If it is found that feminine products have been flushed and clog the septic system you may be charged for damages up to $1,000\. Absolutely no grease to be drained in any sink or toilet! 10\. Smoking/vaping is not allowed inside the cabin and drugs of any kind are not permitted 11\. Keep doors closed during your stay to help keep bugs/critters out. You are in the mountains. 12\. Please do not throw any food or trash off of the decks. Respect the mountains. 13\. Bears: There is a very good chance you will see bears near the cabin; do not feed the bears! Also, do not leave food in your car as bears can damage you vehicle trying to get to food and we will not be responsible for such damages. 14\. This cabin is privately owned/managed. Owners are not responsible for any accidents, injury, or illness that occurs while on the premises. The homeowners are not responsible for loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from the use of the premises or others who they invite to use the premise. 15\. Any damage to any items in the cabin including couches, chairs, tables, TVs, air hockey, arcades, hot tub, beds, sheets, towels, pillows, etc., are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless if substantial. It is our home. Please treat it as if it were your own. Upon Check-Out. See below: To help our housekeeper prepare for the next guest follow rules below: 1-Empty the refrigerator and freezer completely . 2-Please discard all trash BAGGED in the outside bear-proof trashcans located in the driveway. 3-Please load all dirty dishes in dishwasher and run cycle. .Soap is provided . 4-Place all used towels in shower. 5-Make sure all windows and doors are shut and locked. 6-Leave the beds unmade. No need to strip them. 7-Must be checked out by 10am. The accommodations were great, we cooked many of our meals at the cabin and the kids LOVED the game room and hot tub. They thought of nearly everything to make it feel like a home away from home, our boys didn’t want to leave. As an added bonus we had 6 bear visitors throughout our 4 night stay! The owner really did think of everything. From starter supplies to making sure the hot tub was heating. The cabin was very clean. The game room was a hit with our teen boys. The boys spent a lot of time in the hot tub and really enjoyed spending evening's on the swing. We were also able to use our streaming apps on all of the TVs. We even had a mama bear and cubs go by twice. Cabin is located centrally between Pigeon Forge and Gatlinburg. Be ready for winding roads up to the cabin. The decor is tasteful, it has all the amenities one could want or need (so many games!) and everything was spotless. The owners are communicative and friendly, making checking in and out a breeze. And the little bear who wandered by as we were loading our car was the icing on the cake. It couldn’t have been a more pleasant, easy stay. Thank you! ##### Jessica T. My family of 6 recently spent a week at The Cozy Fox and had a truly outstanding stay. The location is centralized and a convenient drive to main tourist attractions, but just distant enough to allow you to enjoy the peace and quiet of the Smokies. The cabin is well-appointed, comfortable, clean, and sits in a nice area with beautiful views. Matt and Kendra are excellent hosts -very considerate, responsive, and go above and beyond in every way. Cabin is just as pictured. Extremely clean and has everything you would need for the stay with lots of outlets! Communication was easy with owners and I would definitely rent from them again! Travelled with my two kids for their birthdays and the hot tub, game room, queen bunk beds, fire pit and the location were a hit! Got to see a momma bear and 4 cubs as other reviewers had noted. Location was amazing - right in the middle from Pigeon Forge and Gatlinburg. Beautiful back deck view with privacy. The Cozy Fox was very clean, had everything we needed, they provided an excellent “info” website that made getting there, check in, shopping and planning, check out easy and checked in to ensure we made it in okay and all was in order. Great central location for Pigeon Forge and Gatlinburg. Highly recommend driving to the visitors center, parking and taking the free trolley around if you don’t have a lot is stuff (stroller, wheelchair etc) as it is quick and easy in/off with frequent scheduled stops. ##### Amanda N. On the first night 4 black beats visited and we could see them from de balcony. The cabin has been designed with a lot of love and eye for detail. Every lightswitch was located perfectly. The gameroom was a blast. We loved the airhockey and de starwars pinball. The jacuzzi is so relaxing after a few hikes in GSM. The cabin was beautiful and we enjoyed all of the decorations. Very clean! The cabin was only five minutes up the mountain, and a perfect location for Gatlinburg and Pigeon Forge access.
