DURING YOUR STAY: Pet fee is $150 non refundable deposit. Please pack your dog bedding and a crate. We would ask you to keep it of the couches, blankets and beds and crate it when you not there. If there’s any damage or scratches there’s going to be extra charge! We take care pet fee payment after booking is confirmed with separate payment. 2 dog max. We do require them to be crated when you’re not in the cabin with them. Check-in time is 4pm and check-out time is 10am. We need the 10am-4pm window to allow time to clean/sanitize the cabin and address anything maintenance related. 1\. This cabin is privately owned/managed. Owners are not responsible for any accidents, injury or illness that occurs while on the premises. The homeowners are not responsible for loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from the use of the premises or others who they invite to use the premise. 2\. HOT TUB (No children under the age of 18 permitted in hot tub at anytime without adult supervision) Remember when using a hot tub certain health-risks are associated. Use at your own risk! Our housekeepers drain, sanitize, re-fill and replenish chemicals before your arrival. Therefore, it may be later that evening before it is hot and ready for your enjoyment. DO NOT SIT OR STAND ON HOT TUB COVER. They can break and you may be charged for replacement. Remember when not using the hot tub to leave the lid closed so hot tub will stay warm. 3\. Any damage to any items in the cabin including couches, chairs, tables, TVs, hot tub, beds, sheets, towels, pillows, etc., are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless if substantial. It is our home. Please treat it as if it were your own. 4\. Smoking is not allowed inside the cabin and drugs of any kind are not permitted. Fine is $500 5\. Fireplace is on and working between October 1st until April 1st. 6\. Please do not throw any food or trash off of the decks. 7\. We have stocked the cabin with many items including start-up supplies. However, you will likely need to supplement with your own during your stay such as toilet paper, paper towels, soaps,etc. Absolutely no grease to be drained in any sink or toilet! 8\. NO REFUNDS for weather related issues, road conditions, power outages beyond my control. 9\. NO REFUNDS for a long term reservations. 10\. Only 6 people max occupancy including children! 11\. Keep doors closed during your stay to keep bugs/critters out. You are in the mountains. AC works great when all the doors are closed. 12\. BEARS: There is a very good chance you will see bears near the cabin, do not feed the bears! Also do not leave food in your car, bears can damage you vehicle trying to get to food and we will not be responsible for such damages. 13\. Septic system: The septic system is very effective, however it can get clogged if improper materials are flushed. Do not flush anything other than toilet paper. No feminine products should be flushed at anytime! If it is found that feminine products have been flushed and clog the septic system you may be charged for damages up to $1,000 \*\*Upon Check-Out\*\* See below: To help our housekeeper prepare for the next guest follow rules below: 1-Please empty fridge completely. 2-Please discard all BAGGED trash in the outside trashcan. 3-Please load all dirty dishes in dishwasher and run cycle. I didn't realize we were close to neighbors. The pics made it seem like you were away from others. However, you didn't know until the neighbors dogs were barking all hours of the night. But we got use to it.Beds & couch are a little firm. Overall we would definitely book here again ! Nice little get away from the hustle & bustle ! Host was VERY responsive, accomadating ! Thank you again for letting us stay in your cabin !!! We'll be back soon ! ##### Mandy R. That is a big thing for me while staying anywhere. When we arrived the grass and weeds were taller than my cocker spaniels. The porch looked like a fraternity house. The house was not very clean, dust all over the fan, air filters (hall & bathrooms) were covered, master bedroom bathroom sink didn’t drain properly, showers and bath tub were not clean. It also took forever for any hot water to get upstairs. The bed wasn’t very comfortable. Washing machine did not work, we had to take our wet clothes to a laundromat. The hot tub looked like it had old dirty water and chlorine or something was added before we arrived. We ended up leaving a day early. :( I do not recommend the pizza place nearby, it had great google reviews and ended up being or tasting like a frozen pizza. The positives- we were 20-30 mins without traffic to shopping and all the other fun activities! The grocery store nearby was clean and well stocked. The owner did make contact to help with the washing machine situation but said the repair person stopped answering his phone calls. Eventually, someone came and mowed and pulled the weeds growing through the stairs. ##### Serenity N. The hot tub was nice and the beds were comfortable. The only thing I could say negative is that the grill was in terrible shape and on the website it says pool and there is no pool which was disappointing otherwise our stay was peaceful and relaxing. ##### Kim G. It was the cleanest rental we have ever stayed at. Check in and check out was super easy and management checked in on us to make sure everything was up to standard the first day! We took the advice of friends and went for a place outside of Gatlinburg and Pigeon Forge, it was great being away from all the traffic and yet within 15-20 minutes. We desperately needed a get-away/ decompression. Let me start by saying, the owner communicated with us from the time we booked, answered all questions, and checked in with us while we were there. We have visited the smokies quite a bit, but this was hands down the cleanest cabin we have stayed in there. We had no desire to go into pigeon, or Gatlinburg. This vacation was about rest and relaxation. This cabin did not disappoint. The furniture was comfortable, the bedding was great. There was fantastic WIFI, and TV service. We did most of our meals in the cabin. The grocery store is barely a minute away. Over all this was an amazing trip, with a super clean, cozy cabin. Our dogs loved the outside area. Thank you Artem, for making our vacation so wonderful! I can't wait to visit again soon!!! ☆☆☆☆☆ ##### Dana D.
