Enjoy Fall Foliage at Serene Waterfront Retreat on 2+ Acres with Private Dock

Welcome to Hawkins Point, a beautifully appointed lakeside retreat offering three luxurious bedrooms and three full bathrooms, thoughtfully designed to blend lake living with comfort.

Upstairs, the expansive primary suite invites rest and renewal with its king-sized bed, large bathroom, walk-in closet, and sweeping year-round views of the water. The upper level also features a spacious bunk room with a queen/twin bunk bed and an additional twin, plus a cozy lounge perfect for family movie nights, board games, or evening cocktails. A second king bedroom on the main floor offers easy access and a full bathroom, making it ideal for guests who prefer first-level living. Each bedroom is designed with comfort in mind—featuring plush bedding, blackout shades, ceiling fans, smart TVs, ample storage, and thoughtful touches like charging stations and luggage racks. Our smallest guests will be accommodated, of course! The home provides babies and small children with sleeping options in all bedrooms.

Hawkins Point offers a recently renovated chef’s kitchen, fully stocked with premium appliances, quality cookware, and each tool needed to create memorable meals. From the large island to the sunny breakfast nook, every detail is crafted for gathering and entertaining. Whether preparing a family feast, whipping up a charcuterie board, or crafting cocktails, the kitchen flows seamlessly into multiple dining spaces, indoors and out.

Step outside and immerse yourself in over two acres of natural beauty on a private peninsula along Hawkins Pond. Paddle across the water on a kayak or paddleboard, fish from the private dock, pick fresh blueberries in summer, nap on the hammock, or simply explore the open lawns. With the pond wrapping around the property, you’ll feel completely at peace, yet children should be supervised as the shoreline is unfenced. Hawkins Pond is 91 acres in size and boats with motors greater than 8 HP are not allowed, adding to the tranquility and serenity of the property.

Mornings invite quiet reflection on the screened porch or rocking chairs on the patio while enjoying a warm Nespresso at sunrise. Evenings offer fun and s’mores around the fire pit and shared meals at the outdoor dining table, all while hearing the calls of loons from the pond.

Practical details haven’t been overlooked, with the circular drive offering plenty of parking for cars, trucks, RVs, and even boats.

Though secluded and peaceful, Hawkins Point is perfectly situated just minutes from Holderness and Meredith. Guests can explore hiking trails, shops, local eateries, or the beauty of Squam Lake and Lake Winnipesaukee. Seasonal adventures abound, from skiing at Gunstock Mountain to exploring the Squam Lakes Natural Science Center or enjoying a cone at a lakeside ice cream shop. You’ll be provided with a comprehensive guide to all the area has to offer prior to your stay, so you can perfectly craft your holiday, whether looking for an action-packed family vacation or a peaceful, quiet getaway for adults. Your host will be happy to help with recommendations.

Hawkins Point offers an ideal accommodation and location for local weddings, New Hampton School, Holderness School or Plymouth State University family events, skiing at Gunstock, concerts at the NH Bank Pavilion, October leaf peeping and other area events in Center Harbor, Holderness, Ashland, Meredith, Moultonborough, Laconia, Tilton, Gilford, Wolfeboro and Plymouth.

At Hawkins Point, every moment is designed to help you slow down, relax, and reconnect. This family home has been carefully, creatively and practically curated for the most comfortable and memorable stay in the Lakes Region.

We honestly could not have picked a better property or host for our VRBO over Labor Day weekend. Our host was timely in communication, provided guides and how-to’s before our stay and connected us with the property manager in the local area. Simply one of the best hosts on the platform! The property itself is gorgeous and had plenty of options for us on-site, even though some larger towns are nearby which provide more than enough activity and entertainment. Kayaks and fishing poles kept 3 boys entertained. Board games are aplenty and there are several books available, too. A fire pit and plenty of outdoor space abutted the private dock. The home itself is well-kept and well-appointed. Top of the line appliances throughout and SMART televisions both upstairs and downstairs. The master suite is open, with a large closet that gives way to an expansive bathroom with jetted bathtub and separate shower. Hardwoods throughout, you can sense the pride of ownership of this property.Would highly recommend this property (and host!) to anyone looking for a waterfront property in the Lakes Region of NH. Convenient to I-93 and many locally owned businesses and recreational activities made for an unforgettable weekend!
