Wonderful B&B, highly recommended!
The B&B at Oliver Phelps exceeded my expectations in every way! My room was exceptionally clean, comfortable, and quiet. The locally sourced 3-course breakfast every morning was fantastic! Absolutely beautiful historic building in a great location that is close to lots of attractions and points of interest in Canandaigua. Karin is a great host! Stay here; you will not be disappointed!

Only our second time staying at a B&B and we have learned we need to stay many more times. This breakfast was inventive and healthy served with a smile. Karin was a lovely host and you can tell she likes people and sharing her home. The house was historic and well cared for. The bed was comfortable and the sheets were to die for. Overall a wonderful 2 night stay in a lovely home.

Lovely house. We had the smallest room so it would have been nice to have a bigger one. Nevertheless it was comfortable. Breakfasts are wonderful - delicious and beautifully presented. Convenient location. Karin was helpful with suggestions.

This Bed and Breakfast was absolutely charming and full of history! The dood was superb and carefully prepared by our host. The bed was soft. The grounds were beautiful. And the hostess was fabulous!

Beautiful property! Quiet neighborhood, conveniently located. Exceptionally friendly and helpful staff. My friend and I have food intolerances, and they prepared our breakfast according to our needs. The breakfast was amazing! Fresh, delicious, and ample. I hope to have the chance to stay here again.

Under recent new ownership Bathroom no extra towels toilet paper or any body soaps Bedding should be updated Should have availability for ice cold drinks Hopefully she’ll learn as the house is spectacular

Thank you for taking the time to comment. I am not sure what is meant , that there were no extra towels, as each room starts with 2 body, 2 hand , and 4 wash cloths.( replenished daily if desired) I have always provided cold water bottles, and Herbal tea , with the fresh baked goods, at check -in. I wish that you had let me know during your stay that you had needs that were not met, so that I could have accommodated you. I will make sure to let all my guests know that if any additional items are needed that I am happy to provide. again Thank you for your comment.

Fantastic!
Our stay was perfect, could not have asked for a better host. The placement of the B+B is walking distance to many shops + restaurants, some places we wanted to go were easier to drive or get a Uber. The overall condition of the B+B was fantastic! Very clean + spacious and definitely holds an antique look with modern amenities. For a couples weekend get away the trip went really well. We are looking forward to visiting Canandaigua and staying at the Oliver Phelps again in the near future!

Lovely property and walking distance to shops and restaurants. The Innkeeper Karen went out of her way to be helpful and hospitable. Her breakfasts were gourmet and delicious and we knew we were in for a good time when we arrived to fresh baked cookies just out of the oven!

I loved the spacious feel of the house and the lovely decor. I also liked the location - walking distance from the shops and restaurants and yet quiet enough for a restful stay. The 3-course breakfasts were truly wonderful and the hosts were lovely, helpful people.

Anniversary celebration. Lovely Bed and breakfast. Inn keepers were very welcoming. Lots of nice touches, thoughtful amenities. We stay in the private bedroom 'Muir', very clean, comfortable bed, nice bathroom. The main dinning and living room felt very spacious, it was nicely decorated with early American furniture. Delicious breakfast; cinnamon buns, fruit parfait & gourmet looking egg bacon pastry tart. I would stay here again.

The hosts, Lynne and Bill, are wonderful, accommodating and very helpful. Absolutely no complaints! It's a beautiful old inn, walkable to the businesses and restaurants on Main Street. We went to Canandaigua for a concert at CMAC and we were also only about a 15 minute drive from the venue. Breakfasts were delicious--three lovely courses. They serve great coffee, from Dalai Java down the road, and we had good company at the breakfast table. We had planned this as just a relaxing get-away. We're very familiar with the Finger Lakes but actually didn't do too much in the area this time. We really appreciated the backyard tables and hammock to enjoy our downtime. There's a hot tub (which we didn't use because it was SO HOT during our stay), but that and the deck were also great amenities.

My wife and I had an absolutely wonderful stay at Oliver Phelps, Billy and Lynn were absolutely wonderful hosts, the breakfast was excellent and the home is absolutely gorgeous. The area is beautiful and the people there are so nice. We had a fantastic time and can't wait to come back for another visit!

We received a warm welcome from the owners and had use of a charming sitting room and living area. Breakfasts were cooked fresh every morning, with novel dishes to tempt the palate.
