**We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergencies only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

Ravenna is a neighborhood in northeastern Seattle, Washington named after Ravenna, Italy. Though Ravenna is considered a residential neighborhood, it also is home to several businesses, many of which are located in the University Village, a shopping mall. Ravenna Park, located near University Village and the walking or biking route connecting Green Lake to Burke–Gilman Trail, is located within the neighborhood.

The University of Washington Station is a short walk (20 minutes) or a quick car ride away. Hop on the light rail and venture downtown or explore other vibrant neighborhoods in Seattle. The University of Washington Station also provides a direct connection to and from Sea-Tac airport, ensuring a seamless travel experience. Many guests also rely on Uber and Lyft which are always available within minutes.

► Street parking only; allowed 24/7 without restrictions but it can be a bit difficult/crowded.
► The property has many stairs, and it is NOT child proofed in any way.
► Dog welcome but only one dog (up to 50 lbs) allowed; no cats; pet fee required.
► There's a back door located in the 1st floor/guest bedroom that guests should not use.
► 1st floor/guest bedroom has heating only, no air conditioning.

NOISE: Please be mindful and courteous to the neighbors. There are NO PARTIES allowed in the unit or on the roof, noise must be kept to a minimum and QUIET HOURS must be respected.
By booking this home you agree to the rules and conditions denoted below. Should there be a conflict between the Airbnb Terms and Conditions, and those listed herein, then the terms most favorable to us as the Host shall take effect.

RENTAL TERMS AND CONDITIONS
Definitions:
"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
- The maximum occupancy for the property may not be exceeded at any time.
- Host may request a photocopy of the renter's ID for verification before check-in.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
- Absolutely no parties or loud music.
- This is a NON-SMOKING property.
- This is a pet-friendly spot. If you are allergic or don't like pets, this might not be a good fit!

PET POLICY:
-One adult dog up to 50lbs allowed. Cats are not allowed anytime.
-Dog must be house and potty trained and cannot be left alone or on furniture.
-Pet fee is required and non refundable
-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.
-If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation canceled immediately.

PET ETIQUETTE:
-Control their barking - if you have a loud dog, please never leave it in the home alone.
-Don’t let them treat everything like a fire hydrant (inside and outside the home).
-Play is fun, but silence is golden - be respectful of the neighbors.
-Keep them on leash while outside the home.
-Always pick up after your dog.
-Wash those paws and minimize bringing messes inside the home.

The vacation rental property you have selected (the “Vacation Rental”) may have additional rules, policies, terms and conditions that apply to your stay, which are found in the description section(s) of the Vacation Rental listing. If you are booking your Vacation Rental through a website other than the Air Concierge site, your reservation may also be subject to that website’s terms and conditions. Among others, this Agreement contains the following important terms:

Any payments you make are non-refundable. Please read the cancellation policy carefully before booking and consider purchasing travel insurance (Section 2).

Depending on certain circumstances and at Air Concierge’s sole discretion and goodwill Air Concierge may issue you a future travel credit for use at properties within the Air Concierge network as your sole and exclusive remedy (which are subject to certain restrictions set forth at issuance including that travel credits are non-transferable and must be used 2 years from issuance).

You are releasing Air Concierge and the homeowner from certain types of liability and agreeing to assume certain risks on behalf of yourself and each individual present during the stay (Sections 12 & 13); you are aware that traveling may increase your risk of contracting COVID-19.

This Agreement requires claims to be resolved through Arbitration (Section 17).

This Agreement contains a Jury Trial wavier and a Class action waiver (Section 19)

Great House on Ravenna Trailside
This house was perfect for our stay in Seattle. Our grandson had surgery at Seattle Children’s Hospital so we were there for almost two weeks. The location was perfect. We could walk to the hospital, shopping area, and grocery store. The house was clean and pretty and had everything we needed. The air conditioner was great as it got very warm outside.

Ravenna review
This condo is clean, nicely furnished and equipped with many upscale features. Owners should know the burners on their Kitchen Aide gas top are not igniting. Not only was there a gas odor but safety could potentially be an issue. Cleaning staff hung new towels that were still damp and utensils in the counter container were dirty and had to be washed. In my opinion the registration process is also excessive as compared with other rentals close by.
