Approximately 4 houses from beach, this classic & neat cottage features 3 bedrooms, 1 bathroom (shower only), full kitchen (stove only) & living room. Linens, 4 beach tags, fast wifi, window ACs, & grill. ON-STREET PARKING (1 pass provided). 3 day min. No parties, large groups or proms \*ID, Deposit, & all guest info required per local ordinance. \*Min. rental age is 25\. (License #ML-25-1689, STRP#001013) NO PETS LOCAL ORDINANCE Seaside Heights ordinance now requires all guests to disclose their names, addresses, phone numbers and birthdates to the host when leasing a property for summer rentals. This information is submitted to the town prior to your arrival. You also must be 25 years old to rent the property and be a part of the guest group staying on site. We do not rent to large groups, parties, prom groups or parents renting for their teen/unqualified children. NO LARGE GROUPS / NO PARTIES: Undeclared guests, guests not on the reservation, are not allowed on property. All guests need to be part of the original reservation and declared to the town by local ordinance and the owner for security purposes. There is an Over Occupancy Penalty of $500 per person/per night for every undeclared guest that violates the fire code maximum of 3\. Guests exceeding occupancy must leave the property immediately. OUR PLACE Our place is a 1 minute walk to the sand & boardwalk on the quieter north end of Seaside Heights beach and boardwalk. The classic cottage has been renovated to provide newer amenities with the original 1940s cottage structure. Our cottage features \- ON STREET parking pass for 1 car (no driveway) \- 3 bedrooms with big queen beds \- 1 bathroom (shower only) \- All linens, towels and beach gear provided \- 4 beach tags \- Beach shower \- New window ACs in all bedrooms and living room. \- Fully stocked kitchen \- Propane grill \- Private backyard \- Front porch seating \- Fast wifi \- Smart locks Our cottage does not have an oven but we have provided a counter top toaster/convection oven, classic toaster, propane grill, and Keurig coffee maker. The cottage does not have a dishwasher. SECURITY 24/7 motion triggered, exterior audio/video security cameras cover the front sidewalk & porch area. The backyard is not covered by cameras. Cameras not actively monitored. Neighbors may have security cameras that cover shared property line. Guests have full access to cottage accept the closet in the back bedroom, which is locked and used for supply storage. However, that bedroom has a dresser and luggage rack for guest items during their stay. Guests can self-check in via the smart locks. Hosts communicate with guests through text, phone and Airbnb chat. Property manager is in town and close by in case there are any physical concerns with the property or if guest needs support. The immediate block is full of older, classic beach cabins, a vintage hotel and some newer homes. This is a beach town that consists of a boardwalk, pier with rides, a water park, restaurants, shops and other tourist attractions. The town is walkable but you can also get arond via car and bike. \>DISINFECTING: We clean our home with hospital grade cleaners and finish by electro-static spraying the high touch surfaces and interior areas with EPA approved Vital Oxide, which kills a variety of germs including MRSA, H1N1, & SARS-COV strains. (Hospitals and airlines are using the same technique on their equipment and cabins.) We are one of the very few seasonal rentals in the area that employ this technique. \> POTENTIAL FOR NOISE: House is close to the beach and hub of town and bars. There will be some tourist noise from the street and average living noise from the close neighbors. \> TERMINATION OF RESERVATION: If you are disruptive to the neighbors or the police are called to address your behavior, or you bring an an authorized animal on property, your reservation will be terminated, WITHOUT REFUND, and you will be removed from the property immediately. \> NOISE LEVEL MONITORING: Noise level/decibel monitoring device is present in the unit. It doesn’t record speech or sound but will monitor if the decibels of sound increase past noise ordinance levels. \> EXTERNAL SECURITY CAMERAS: External cameras (audio/video, 24/7, motion triggered) on property cover only driveway, alley with AC equipment & bikes for security / anti-theft purposes (motion triggered). Porches, decks, doorways, picnic area and front sidewalk are NOT INCLUDED in surveillance to protect guest privacy. \> STAIRS: There are 5 steps with railings at the front/back porches to access the home. \> DEPOSIT: If you damage the home, you may be charged $500 or more for repairs. This includes, but is not limited to; cigarette smoke remediation, damage from unauthorized pets, BBQ cleaning charges, and missing items. See chart provided. Unreported concerns or concerns that were corrected in a timely manner will not be considered for partial or full refund after your stay is completed. RENTAL REQUIREMENTS------------ PRIMARY RENTER: Must be at least 25 years of age, a part of your group staying on property, and provide a valid ID and cell phone number. Primary renter is not allowed to rent specifically for unqualified, 25 years or younger guest groups with the intention of turning the property over to them. All guest names, ages and primary residences must be disclosed and submitted to the town prior to the stay dates, as per town ordinance. SECURITY DEPOSIT REQUIRED: Your booking will require a refundable $500 security deposit. Platform may charge your card for damages or lost badges or parking passes after stay. CANCELLATION POLICY: Due to the nature of our seasonal beach house rentals, it is often difficult to rebook stays that are cancelled close to the check-in date. We recommend confirming your dates before booking as well as purchasing travel insurance, which will cover any expenses caused by unforeseen circumstances. MAXIMUM GUESTS: The fire code restricts the maximum number of guests, including children, allowed in residence is three (3). Please see the listing info. SLEEP SPACES: The cottage’s rental certification has approved the sleep spaces with the number of beds provided in the listing. Guests are not allowed to bring in unauthorized furniture, mattresses, or air mattresses to create additional sleep spaces in the bedrooms, living rooms or hallways. Doing so violates the borough’s rental certification, fire code and potential occupancy limits. This will result in the termination of your booking/lease without refund. If you move unauthorized mattresses into the cottage, you will also be charged a $150 fee for fumigation of the cottage to prevent a bed bug infestation. Do not use hair dye or spray-tan products with our linens or towels. Please do not hang towels, bathing suits, or clothes on the railings of the front porch. And additional charge of $40 per will be assessed for missing or damaged blankets, towels, or linens. FLUSH TOILET PAPER ONLY: Do not flush tampons, sanitary products, flushable wipes, paper towels, cotton balls, tissues, your soul, etc., down the toilet. Only use the provided toilet paper or one rated “safe for septic systems.” Please throw all other items in the trash. If a plumbing service is required due to misuse, GUEST will be responsible for the cost of the service. TRASH REMOVAL: SUMMER: The trash is picked up on Monday, Wednesday & Friday, recycles are on Tuesday in the summer (3rd Sat in June – Labor Day). Take cans out to the front curb on Sunday, Tuesday & Thursday nights after 7:00 p.m., and recycles go out Monday nights after 7:00 p.m. WINTER: Trash is picked up on Monday and Friday in the winter (Tuesday after Labor Day to third Friday in June).
