The fenced private backyard has a screen lanai and heated pool (heated from January 1st to March 31st, other times upon request and additional fee of 25.00 per day).  
The pool gets serviced weekly by an outside company. Please note that, after it rains, there may be some debris that washes into the pool between cleanings due to unpredictable weather conditions in Florida - this is normal. We provide a pool skimmer that you may use to remove light debris throughout your stay.

Guest must have pet listed on reservation at the time of booking and pay required pet fee of 200.00 (any unauthorized pets found on property will be charged a 500.00 fee.  
Guest must complete and sign pet addendum   
Pets are not allowed in pool.   
All pets must comply with the following specifications.  
May not exceed 50 lbs. without prior approval.  
Must be up-to-date on rabies vaccinations and all other vaccinations required for boarding. Guest must be able to provide documentation from an accredited veterinarian upon request  
  
Noise/Good Neighbor Policy:  
This is a private residence in a residential neighborhood. Quite times are 9pm to 8am and we always follow strict noise regulations and ask you to be respectful and considerate. Strictly no parties or gatherings are to be held at this property. Any breach of these regulations may result in eviction without a refund of the remaining funds or deposit.  
  
Age Limit:  
We do not accept reservations for groups with travelers under the age of 26 years unless a specific exception has been approved. Travelers under the age of 26 that are traveling with a family group with a parent are more than welcome to stay with us.  
  
Registered Guests:  
ONLY the registered guests are allowed to stay at the property!  
Unless discussed and agreed with us otherwise, this includes inviting groups over during the day/night beyond the number of persons you have booked for.  
  
Check in is from 4pm and check out is at 10am.

#### A break in Feb. from a tough NY winter. 

I was very pleased w/ this property. It was as pictured and described. I enjoyed my 30 day stay! The kitchen was fully stocked with: pots, pans, dishes etc. and it was easy to prepare meals. I prefer a firm bed and they were! They were very comfortable. A huge criteria for me. The heated pool was lovely even on cool nites. We loved using the pool! The yard was fully fenced and my little dog loved it too. There were a few issues that were minor such as a cupboard door fell off it's hinge & the smoke alarm failed in the middle of the nite. Also, the couch, at the onset of my stay was very uncomfortable, the springs were shot. The property manager Tracy was excellent! She addressed these issues quickly and with grace. A new couch was delivered making the last 10 days of my stay even better! Excellent communication with Tracy. What I disliked about this stay was the neighborhood. The home's location was close to everything but the neighborhood was dicey. I'm not an elitist, but there were some issues that occured outside this home that made me uncomfortable. IE. A domestic disturbance, 3 houses around the corner, on President's day wknd. Sheriffs had to be dispatched. On another day; at 7:10 pm, it was dark, 2 men knocked at the door. I didn't open it. They said they were selling pest control. I asked them to kindly leave. They did not UNTIL I threatened to call 911! I became disenchanted w the neighborhood but I enjoyed this home and my stay!criteria for me.

Close to shopping and restaurants, but the neighborhood itself leaves a lot to be desired. The property is tired and needs attention.Beds were great, plenty of room and bathrooms were very nice. Unfortunately the pool and yard need renovation. The sofa was unusable due to a lack of support and should be replaced. Garage door was broken and couldn’t be used. Negatives outweighed positives for this property we think.

#### Gem of a place in a great location!!

The house was perfect for the two of us for the month of April. My daughter came down for one weekend and we also had friends visit for the weekend. We were looking for houses in the area and found one very close. We absolutely loved the area. Only about 15-20 minutes from Siesta Key, 30 minutes from Sarasota. Tracey was great at communication. The backyard is perfect and also very private. Would highly recommend this place.

We stayed for two weeks, and had a fantastic time. The backyard is an oasis, with plenty to look at and lots of chairs. We spent a lot of time in the pool, and lounging around. The lanai was a common dinner spot. The neighbors were quiet, and the fence around the yard was tall enough to allow for complete privacy. The interior of the home was nicely decorated and very spacious. Our two dogs LOVED the back yard and chased lizards all day long. The kitchen is equipped with everything you need. The local area is full of fantastic beaches. If you’re okay with a drive, try Caspersan beach. It had amazing shells and it’s known for its shark teeth. It’s also far less populated than the Siesta Key beaches. Next to Caspersan is the only dog beach in the area. Lots of fun restaurants and shops to check out in Sarasota, Siesta Key, Lido, Venice, and more. Communication with the home owner was always fast. We had one minor issues while we stayed, and it was resolved the same day with no effort from us. Would definitely recommend!

#### Bay Breeze Cottage

The property manager was very nice, easily accessible, and very responsive to a couple of issues we had. Overall a nice place in a quiet neighborhood, accessible to grocery store, restaurants, Target, etc. One negative - pool guy didn’t seem very dependable, didn’t show up when the pool needed servicing. Otherwise, spent a nice quiet week.

#### Great Location with backyard oasis

We’ll start with all the positive attributes. The location/proximity to shopping, beaches, restaurants and airports is great. The house was surprisingly spacious for 1500 sq ft. We had family visiting with 2 adults and 4 kids and we never felt crowded. The private backyard is a lovely oasis with the pool and fire pit areas. Pool towels and 2 loungers were provided. The kitchen appliances were fairly new with the exception of the toaster. There were plenty of pots & pans, baking pans, casseroles dishes, mixing bowls, dishes and glassware. TV’s and ceiling fans in every room was great. The bathroom updates - especially the master bath, were well done. The property manager was fantastic to work with and very responsive to any issues that came up. Being the first long-term renters we noticed some things that could be improved upon. The furniture appears to be thrift store finds and horribly uncomfortable… the sofa and chairs in the living room had broken springs. The sheets and towels (with the exception of 4 bath towels) were very low quality. There were no dish towels and the kitchen could use a colander, wire whisk, measuring spoons, a cheese grater and some lids for the larger pans. I mention these things because there is an expectation of higher end amenities at the price point for this property.

#### Great place to stay

We stayed for 4 days and loved the house. Pool was fantastic, everything was very clean. Easy commute to near by attractions. They even leave a pie for you in the fridge, can’t ask for a better place to stay.
