Featuring a sprawling living room with vaulted ceilings, three oversized bedrooms (master with a Sleep Number bed and the others with Posturepedic mattresses), a serene balcony overlooking Sanibel's lush foliage, and close proximity to a myriad of beaches, restaurants, and shopping, guests will truly feel pampered when staying with us. The Space: This recently updated island home boasts fantastic vaulted ceilings and high end impact resistant windows and sliders throughout, drenching the home in sunlight from dusk until dawn. The entire residence was recently refurnished and redecorated throughout with brand new costal decor. The main floor is appointed with an updated kitchen with high end wood cabinetry, granite counters, and stainless steel appliances. Guests will also find a convenient half bath located in the hallway of the main level, providing for relief without having to endure the trip upstairs or into the master bedroom while enjoying a sports game or some much needed Netflix. The living room opens up to a spacious back deck and screened lanai overlooking a beautifully landscaped, private yard. Whether entertaining or simply relaxing and enjoying the immediacy of calm that surrounds you, guests will surely derive a great deal of enjoyment from this space in particular. Guests are in close proximity to multiple beaches within walking or biking distance from this residence. The master bedroom is also located on the main floor and showcases a king bed with a high end Sleep Number mattress and a private entrance out to the deck area. The master bathroom is en-suite and wonderfully appointed. The two guest bedrooms are located on the upper level, with a king bed in one guest suite and a queen bed in the alternate suite. These bedrooms both share a large second bath, located in the hallway. Pet fee of $100 per pet, please contact us to arrange to make the pet fee payment. City of Sanibel Dwelling License Number RDWL-006866 Guest Access: Guests have access to the entirety of the townhome. The Neighborhood: In terms of the community- The Dunes is a public 18-hole golf and tennis club with pool, restaurant, golf pro shop and tennis pro shop. The clubhouse is a common meeting point for tennis players, golfers, locals and visitors. The clubhouse offers full service dining with spectacular views of the golf course and wildlife preserve. (Please note: Golf and tennis are not included with the rental of this home and will require an additional fee to be paid to the Dunes Club directly). This home has a highly sought-after location that will allow for many options for beach/water access nearby. The deeded beach access is located at the end of Lindgren Blvd on East Gulf Drive just west of the Sanibel Inn -- only a 16 minute walk or a quick 5 minute bike ride away. There is limited parking available there to access by car. In addition to the deeded access you can also quickly walk, ride, or drive to the Bay entrance at the end of Bailey's Road great for fishing or kayaking, the Sanibel Causeway Island B (closest to Sanibel) for stellar sunsets, and the Lighthouse Beach (at the most Eastern point of the island) for a bit of history, use of the new fishing pier, and fun dolphin watching. Getting Around: Recommend bikes or a car for those inclined to travel further outside of the surrounding areas accessible by bike or walking Other Things to Note: Please note that this residence is one half of a full duplex. Guests will occupy the left side of the duplex structure and there may or may not be owners or guests on the right side of the duplex. We do not represent the right side of the duplex. There are no shared spaces, including parking, which is unique and separate on each side of the duplex. We allow only approved breeds of pets, please inquire before booking if you plan to travel with pets. Guests are required to sign a rental agreement upon booking. A non-refundable cancellation fee of $300 will apply for reservations cancelled prior to the cancellation policy window. This fee covers our credit card processing fees on a refunded deposit payment. It was extremely clean on arrival and equipped with more disposable items than was advertised which was a nice surprise. Proximity to the golf course was excellent. Using rented bikes was essential and made going to the beach quick and easy. It was a bonus being close to the causeway wrt getting on and off the island as traffic was very busy. The outdoor space was very quiet and private at all times. Living spaces such as lanai, living room and especially the kitchen were a little tight for a three bedroom property. Support from the management company was excellent. I would rent it again. ##### James C.
