Enjoy your Private Studio near Balboa Park and the Zoo! Nestled between Hillcrest and North Park – America’s Best Hipster Neighborhood. Clean, contemporary and functional. WiFi upgraded to High-speed Fiber Internet (300+ down and 100+ up). Totally detached studio with private entrance. Modern design and decor. November 2024 UPDATE: the unit was fully remodeled - (new bathroom, floors, kitchen, walls -- it was almost a complete rebuild). Minimum of 30 days stays. Comfortable queen bed, couch sitting area with TV. Small kitchen (sink, disposal, stovetop/hotplate, fan), mini-fridge, microwave, air conditioning, Nespresso coffee maker, water, and dishes. Private, gated with keypad entrance and patio area for a morning coffee or evening wine! Parking: If you have a car, there is usually plenty of street parking available during the day near our place (there are no permits, street cleaning, etc. to worry about). At nights, though, it can be difficult to find parking in front of the studio, so plan accordingly. No washer and dryer available. Nearest laundromat is just a couple of blocks away. Close to everything. Reach the Gas Lamp, Coronado, beaches, the zoo, Little Italy, the airport and just about everywhere by car in less than 15 minutes or by a $5 - $15 Uber/Lyft ride. \*No main house access\* Unit is attached to the house but no shared areas. We are happy to offer guests suggestions about the city. We are not always home but always have somebody caring for our space. Please let us know if you anticipate needing in-person service. We assume people will want to have an independent, private stay but don\`t hesitate in letting us know how we can make sure you have a great time!! This is a very quiet, residential neighborhood. You will be surrounded by mostly single-family homes. A few blocks from Balboa Park and all it has to offer and walking distance (less than 1.0 mile) to downtown North Park and Hillcrest. Close to everything. Reach the Gas Lamp, Coronado, beaches, the zoo, Little Italy, the airport and just about everywhere by car in less than 15 minutes or by a $5 - $15 Uber/Lyft ride. NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable. No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible. \-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am \-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform. \-Host may request a photocopy of renter\`s ID for verification before check-in. \- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID). \-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter. \-Quiet Hours: We live in a very quiet neighborhood with very respectful neighbors. We maintain a strict quiet hours rule from 10pm – 7am, Sunday through Thursday and 11pm – 8am on Fridays and Saturdays. No parties or events allowed under any circumstances. Late Checkout Policy Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows: • Less than 1 hour: 10% of the nightly rate or $100, whichever is greater. • 1-2 hours: 15% of the nightly rate or $250, whichever is greater. • More than 2 hours: Full nightly rate. To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency. Additional Cleaning Policy Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency. Important Fee Disclosure for Long-Term Stays (30+ Days): Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate. These may include, but are not limited to: • Gas and electricity • Water and sewer • Trash and recycling • Internet and streaming services • Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking These fees may be assessed as either: • A flat monthly fee, or • A fee calculated as up to 5% of the monthly rent. Such fees may be collected directly through the booking platform or invoiced separately as permitted by the booking platform policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance. By confirming your reservation, you acknowledge and agree to these terms. RENTAL AGREEMENT By booking this property, you (the “Main Booker”) acknowledge that you have read, understood, and agree to the following Rental Agreement on behalf of yourself and all members of your Guest Booking Party. This Agreement is binding upon confirmation of your reservation.
