The ground floor includes a queen bedroom with easy access to a side patio, a full bathroom with a step-in shower, and a fully equipped kitchen with modern appliances. The living area features a sleeper sofa, a 55” smart TV with Roku, and a cozy gas fireplace. Upstairs, there are two more bedrooms, including a “kid’s room” with a bunk bed, foosball table, and its own bathroom. The master bedroom boasts a queen bed, a balcony, and an in-suite bathroom with a shower/tub combo. The home also offers parking for tenants and guests, a communal backyard with a hot tub, grill, and dining area, and convenient laundry facilities. Entertainment ✨ The home is perfect for family fun, offering a living room with a 55" TV for movie or game nights, plus a kid’s room with a foosball table and a 40" TV. Board games like Scrabble and Apples to Apples are available for additional entertainment. We are available whenever you need us, 7 days a week and after hours! Ocean Beach Policies & What to Expect Arrival/Departure Policy: Check in time is 3 pm and strictly enforced. (From Memorial Day weekend through Labor Day, check-in is at 4pm) Check out time is 11 am. Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call! Nightly Minimum Policy: 2 night minimum required in the off season. 6 nights AND a Saturday Check-in is REQUIRED during peak season (June - August). Arrival on Friday or Sunday instead may be an option. Last Minute Booking Policy: If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy. To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest’s face and holding either a Driver’s License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as payment, contact information, applicable check-in time, number of guests and ages, any pets, etc. This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We were able to buy the parts (zip ties) to reattach the string lights and we filled the propane tank ourselves (@30). Other than those issues the location was great, the hot tub and backyard (not private but shared with other tenants) was lovely, the kitchen was well stocked and the house was overall comfortable and welcoming. ##### Robert C. The property was perfect for our needs. Plenty of space for 6 people, with 3 bedrooms and 3 bathrooms. Kitchen was stocked well for everything that we cooked. The only thing I was missing from home was an airfryer. The back deck area that is shared with other condos was very nice and rarely was in use by others. It felt like it was ours! Pros: It was close to everything we wanted to do Sea World, USS Midway, Padres game, Old Town, beaches and great food. There was plenty of beds and space for my family of six. The convenience was amazing. We liked the beach toys, games and space. Cons: I didn’t like that the side patio was accessible to all tenants. I wouldn’t let my kids sleep in that room because I didn’t like how it wasn’t private. The pillows on the master bed were flat. The air mattress had a hole in it, and I felt that there should have been some communication that this property was in the airplanes flight path. We each had our own room and own bathroom. Beds were comfortable and discuss. Bathrooms were clean and well equipped. Kitchen was great with all we needed. During this stay, I needed a place in a convenient location to the main highways, but also wanted to stay somewhere where I would be close to all those things people come to San Diego for. Of course, I mean the beaches and I mean the food. This property checked all my boxes perfectly. It is blocks away from the beaches, where I like to go running, and while it's not quite like being downtown for restaurants, there are quite a few good places to get a bite nearby. I love that this property is away from the hustle and hustle of the downtown area and out of the craziness of the beach area, while still being close by. The host was easy to work with for my situation, and was able to accommodate my specific needs. The property was exceptionally clean on my arrival. Literally my only minor complaint was that one pillow on one of the beds was a little too soft. Really. That's it. Had I travelled with more people, the backyard area for the building has a lovely patio to gather and enjoy the beautiful San Diego weather. Would definitely come back! ##### John P. The parking was a little tricky but i suppose typical for SD. Appliances were sorely outdated and clunky. TV had to be replaced while we were there. A lot of rules and regulations... too many in my opinion. The planes are loud and right over head but definitely quiet down overnight.
