Perfect Location

I loved this house. Private patio was a must for me and this house has it. It's big, it's clean, it was perfect for me. Easy, quick and prompt communication with property management personnel. Loved the location in central mission beach. It's quiet, (as far as beach board walks go) because it's away from all the touristy places where the food, shops and bars are. Walkable to all those places to enjoy a more nosier level if that's what you're looking for. I would definitely stay here again.

Walls were dirty, towels had hair in them along with the carpets in bathrooms, floor was Sandy when arrived and balcony was filthy. Are three beds were absolutely terrible and could not sleep . It was so bad that we left 2 days early from our check out date . I have never spent so much money and drive so far to not get any sleep and no be comfortable!! Very unhappy and displeased with what was supposed to be our honeymoon!! Terrible

Beautiful location & home

The location of this house is wonderful, directly across from the beach. Sitting on the patio and watching the waves, surfers and roller skaters was a wonderful way to start each day. When our shower didn’t drain the first day, the property manager was very prompt in fixing it. The beds were somewhat uncomfortable, but other than tgst the stay was wonderful!

Overall our visit was fantastic. The location of the property can't be beat. The check in process was lacking. We did not receive an email with check in instructions and attempted to reach the property manager. We were informed it was after hours (3pm). The only other phone number posted was for emergencies only. I opted to text to get help with checking in to the property. I did not receive a response for 2 hours. Once we were given the code we were able to check in.. The property wasn't cleaned very thoroughly. All glass was so dirty you could barely see the ocean views through it. The floors were sandy with a drink spill left on the tile between the bedrooms.

Great House, Great Location, Excellent Service

We have rented 6 oceanfront homes in Mission Beach over the last 6 years. The location of this house is excellent because it's located central enough that day visitors at Belmont and the beach don't always make the trek down to this house. Yes, the board walk can be busy (as always) but in front of this house it's mostly the usual people walking and exercising. The beach is nice as the surfing zone isn't typically directly in front, and unlike South Mission, it's not a long walk to the water. As for the house, it is as-advertised. It's in good shape for a rental, the kitchen is spotless. I expect issues will come up at any full-time rental and we had two plumbing issues. They were addressed and resolved very quickly by property management - which made us very happy with the level of service. They really do want to make sure everything is satisfactory. There are beach chairs, they offer you beach towels too, and there are some sand toys. The patio furniture is a basic table and chairs, but that's common with rentals too (versus the really high end outdoor living room furniture you will see at some of the other homes). But, it does the trick. A two-car tandem garage is a huge plus, just make sure your cars are smaller to fit. There is a 3rd floor separate rental, but they have a separate entrance - just note that their walkway and steps to board walk is integrated into your private patio and there is no gate at that section, so if you have small kids you will need to block it off with something to keep the kids contained. Not an issue for us. Sleeping a total of 7 they estimate 2 people in the doubles/queen beds, so we requested and used two air beds since we didn't have double set ups with our teens and kids. But, even so, we still easily slept 7 between beds and air beds. This is a great property in a terrific location managed by a professional company that is dedicated to beach rentals - so you can rest assured that they know what they are doing, and that they do it well. We will likely rent it again - and that sums it up well. Repeat business is earned, and they've earned ours.

Spring Break 2019

There was a mix up on beginning day of our stay. Previous guests thought they had condo for an additional day and didnt leave until Sunday. We had to switch condos after our first night. Then the power was shut off all day on Thursday to replace a power pole in the alley behind the condo. The night before our departure college kids moved to the top floor of the building next door, loud and obnoxious! Overall the kids loved the beach and had a great time. Just seemed to be a lot of inconveniences. Have yet to hear from Bill Luther about any refunds.

Good time at great location

I would have given a 5 but the only reason I CANT is because of the lack of response from the provided contact when both the smoke alarms and CO alarms started chirping due to low batteries. Of course this happened in the middle of the night, and no way did I expect someone to come out at 2:30 AM but a response first thing in the AM would have been nice. Instead I had to reach out to them and turn off power to the alarms until maintenance arrived sometime after noon the following day. Maintenance guy was super nice and was in and out in no time at all. Easy solution for the future; change the batteries every 3 months, provide extra batteries in the welcome packet with the keys and garage door opener or install alarms with 10 year lithium batteries. Beyond the above issue, the immediate booking response was great, all questions before our stay were answered in a timely fashion and the place was clean, updated and comfortable. Check-in and out was a breeze and cleaning deposit refund was returned in a timely fashion. The front door had a combination lock on it so we didn't have to take keys with us everytime we left, nice touch. Garage is a 2 car tandem which fit 2 - 4 door cars which made it nice not to have to find parking. FYI...a full size truck will definitely not fit, which we were aware of from the information provided on the website. The condo is in a great location and the beach front location provided for some beautiful sunsets. There was plenty of room to sleep 6 adults without using the large couch which could have easily slept an additional 2. Kitchen was fully stocked with plates, cups, utensils, etc. and I really liked that there was not any "leftover" condiments from previous stays! The large kitchen table was extra nice to play games at in the evenings. Gas grill on the patio had fuel and worked great. The beach chairs provided were rusty so we didn't even attempt to use them but the extra folding chairs and table were a pleasant surprise. I would recommend this condo!
