Award winning cosy cottage with private hot tub & log burner

Multi-award winning Lower Marsh Farm, Landulph, is set within an Area of Outstanding National Beauty on the River Tamar. A former Duchy of Cornwall renowned daffodil farm, Lower Marsh Farm is on the outskirts of the pretty village of Landulph benefiting from the secluded feel of being a million miles from City life but with the convenience of being striking distance of modern amenities.

Orchard Cottage (named after its private garden which overlooks the Orchard across to the Woods) is a Victorian Gothic style attached property which provides romantic cosy accommodation for 2-3 people staying at Lower Marsh Farm. Set all on the ground floor with a modern eat-in kitchen, stylish bathroom, comfortable living and sleeping area with oak flooring and a wood burner.

Guests have full access to all of our on-site amenities – including tennis court, games room, orchard with a hammock for relaxing and admiring the view, basketball hoop, private woodland and tidal shingle river beach. Watch for wildlife on the Salt Marsh Nature Reserve grazed by gorgeous Highland Cows. While staying here, you can benefit from discounted tickets for the Lost Gardens of Heligan and access to Cornwall Wildlife Trust wildlife education sessions for children (some of which are held at the farm).

Children and babies are welcome and we have a cot and high chair available by prior arrangement (plus can provide baby bath, kitchen cupboard door locks etc). We have ample parking and storage areas for bikes, surf boards.

The studio room has a king sized bed (which can be configured as 2 singles on request), a double sofa bed and we can also provide a cot if needed.

You are welcome to bring a well-behaved dog by prior arrangement (there is a £20 charge per dog).

After a day of exploring the Farm and nearby areas, relax with a drink in front of the roaring log burner – there is an ample supply of logs provided.

There are so many things to do here and out and about, but for any rainy days, the barn comes complete with a large flat screen television and Blu-Ray/DVD player. There are books, board games and DVDs in the the property for your use.

There are a number of bookable experiences and treats here at Lower Marsh Farm including private wild food foraging workshops, stand-up paddle boarding (SUP), wine or gin tasting evenings, spa treatments, afternoon tea, suppers and more.

This is a NO SMOKING property with free Wi-Fi. Egyptian cotton bed linen, fluffy towels and heating are included. Early check-in (up to 2 hours at £10 per hour) / late check-out (by 1 hour at £20) can be booked - availability will be confirmed on request.

The magical Nature Reserve is rare salt marsh habitat and boasts an interesting array of flora and fauna. With herons, buzzards, egrets, kingfishers, pheasants, owls and bats galore, Lower Marsh Farms offers the nature lover over 40 acres of opportunities for rambling, bird watching, or just enjoying the peace and quiet of the Cornish countryside.

In easy reach are beaches, fantastic gardens, and lots of activities for all ages. There are plenty of sailing opportunities in the nearby safe waters of the Tamar estuary and there is a yacht club approximately 1 mile away in Cargreen. For Golfers, a few miles away is the St Mellion International Resort and for non-golfers there are luxurious spa facilities.

Lovely property within fantastic quiet surroundings. We stayed in orchard cottage with hot tub which was great, also secluded garden for our dog, plenty to do including tennis and table tennis. Lovely walks directly from the property and so peaceful, only thing we heard was the farm peacocks and ducks on a morning at feeding time. We loved the log fire and cottage was so cosy. Only thing I could recommend is new mattress which would have made the stay even more comfortable than it already was but minor detail really.

A Little Gem in the Countryside
We absolutely loved the consistent level of tranquility throughout our stay. The host, Olivia, was attentive whenever we required anything or had any queries. The property is very comfortable, cosy and has an air of warmth that leaves you feeling relaxed and refreshed when you leave. Being surrounded by ducks, peacocks and birdsong made our experience that much more special. The grounds are expansive and really taken care of by the owners. We had so much fun on the tennis court, which made for the perfect entertainment during our stay. We just wish that we had stayed there for longer than a week. In the future, we would very much love to return with our dog. It's definitely a place that will leave guests inspired by all the work that the owners have done with the property and land. Thank you for having us.

Heavenly beautiful
This place is a very beautiful place for a quiet holiday/ base to explore cornwal or just relax, plenty for children to explore, Its naturally beautiful and just untouched & safe, the animals are just the highlight of our stay,, The ducks come to say hi every day at the gate, we visited Newquay 45 min drive, lovley, not busy, easy to park, The cottage has everything you need, the garden is beautiful, there is a beach for exploring/walks, we just enjoyed relaxing and the hot tub, its the best stay ive had in a very long time,, total peace & luxury and animals thrown in for free, people who run this place are just lovley, down to earth, helpful, all kinds of stays available, i was actually tearful when leaving, i totally love this place and would go back in a heartbeat, If your after a beautiful, quaint place to stay this is it!
