Ground floor: entrance hall, laundry room (washing machine). 1st floor: entrance, 2 bedrooms, one with dressing room (1 double bed 140x190 cm / 1 double bed 140x190 cm), bathroom (shower), separate WC, TV lounge, covered terrace of 43m². 2nd floor: mezzanine with games area, 3 bedrooms (4 single beds 90x190 cm including 2 bunk beds / 1 double bed 140x190 cm / 1 double bed 140x190 cm), bathroom (shower), separate WC. Geothermal energy - underfloor heating. Garden shared with the owner. Outdoor dining area. Private parking in front of the gîte. All included (sheets, towels, cleaning). Old renovated barn including the gîte on the first floor. Mountain atmosphere with lots of character. Rustic spirit, the owner brings many family objects back to life. The exposed beams and frames give charm to the room and make it an atypical place. The living room of almost 90m² and the covered terrace of 40m² in the background are a perfect place to get together with family or friends. Beautiful outdoor space with unobstructed views of the valley and the village of Saint-Nicolas. Comfortable cottage located at the entrance to Saint-Nicolas-la-Chapelle. Espace Diamant ski area, access via Notre-Dame-de-Bellecombe 5 km. Saisies Nordic area 16 km away. Hiking and mountain biking trails in summer near the gîte. Privileged location in the heart of Val d'Arly, between Savoie and Haute-Savoie, on the Route Grandes Alpes, a tourist route for motorcycles, cyclos and cars. Access to the resorts of La Clusaz and Grand-Bornand via the Col des Aravis. Shops and services in season 1.4 km away.
