Adequate but not great. The property is very tired. I believe that it has just changed ownership so the new owners are trying to get up to speed. The switches were very confusing and could do with some labels. Didn't realise we had the fridge switches off for a while.

No housekeeping during my 5 day stay. Nothing. Had to put rubbish bin on doorstep. No vacuuming. No sheets. No heater. Spa! Wouldn't use it if you paid me. No bedside light.

+ Really great price for what you get + Lots of space + Good Location + Staff were polite and friendly - Pretty Rundown - Spa was reallly dirty and the roof had holes in it - Broken Facilities (Lights, Soap dispenser ) - Whole area needs a tidy up. ( Old bikes and mattresses were strewn about ) - 1 Washer and Dryer for all the rooms

This place has really run down, needs a good sorting out. Spa was nice but unit way over priced for the state of it. So many repairs needed. Masking tape holding light fixtures together, no bedside lamps, no tv upstairs although you can see where it used to be. Generally grubby and dilapidated.

Loved that there was a spa with instant hot water and the staff were ultra helpful, accomodating, professional & approachable. Asequate amount of beds. One queen bed upstairs and another down stairs plus a sofa bed. The bathroom was lovely with a big shower and good floor space. Downfall was cleanliness with the sofa bed; there were food pieces, hair, wood chips & other little things in the folded split part of the sofa when you put it down into a bed. The curtains were really dusty and the bed cover had an odour on it. The boxing around the spa pool was fragile and falling apart with staple bits and little nails sticking out (not great in general but terrible with an active toddler) and the wood part to box off the pipes and inifinity gas heater was fragile and falling to bits as well. Also there needs to be a mat between the bathroom and backdoor so when entering after using the spa, it won’t be so slippery. The room was very small but there was a lot crammed into it. You couldn’t open the drawers to access utensils without having to pull the chair out and having to move the table over. The tv is set down far to low so the view was obscured by the bed next to it and it was a very tight fit down stairs with so much furniture in such a tiny space. Walls are chipped and cracked with markings on them & the art piece in there was broken but hanging off a small hook above the bed so we took it down to be safe. Enjoyed my stay overall based on staff will be back 😁

Ok but could be better!
Upon arrive into the room, the tiles in the bathroom and leading to the spa area were sticky (like they had been cleaned with dirty water?) It looked like that toilet hadn't been scrubbed as it had a scrum ring where the water level is. The bed suited me as i like them firm. The kids loved the cupboard under the stairs (an it kept them entertained) and loved sleep upstairs by themselves. Spa was great having it privately for the room and just our use. Parking is crammed. They offer WIFI but it didn't work for me, the room was to far away from the router, they need to invest in a WIFI booster and also the password provided didn't work. Not an overall bad experience.

very disappointing
Spa pool in back of unit drained water whilst we were in it, turned jets on and they wouldnt turn off. car parking was very cramped and tight. Beds had no legs and the electric blankets didnt work. taps in bathroom rusty and dirty, light in bathroom flickered and buzzed and heating rail didnt work. was not impressed at all, was not worth paying full price and would never stay again.

Situated on Fenton Street with easy access. Building are very shabby and tired. A freshen up would make it much more appealing on arrival. No road noise was heard.

No Single Beds, not suitable for families
Stayed as a family of 5 (3 kids). Had no idea until I arrived that there were only queen beds which wasn't great. No singles for kids. Was made to pay as soon as I arrived, not on check out which I felt was rude. New carpet but general cleanliness was pretty average. Felt quite dingy. Wouldn't stay again. Disappointed.

Very old & dirty. Had to clean the whole room before been able to feel ok about staying. Only 1 sky channel. On the plus side, bed was comfy & got fresh towels every day in room. Shower was ok & was ample hot water. Hot tub was ok also. Staff were great.

Perfect location for the purpose of my stay
Fairly new carpet and clean bedding. No fan in room as mentioned online and no air con. Bathroom rather tired and not very clean, shower mixer not securely fixed to the wall. Vanity cabinet swelling from water and tap not very clean. Nice small spa in private setting out back which utilises thermally heated water out of a tap. This property was adequate for my brief stay, it was very close to where I needed to be and I had a good night's sleep. Would recommend only to certain people due to its tiredness.

First Impressions
We booked to stay here the 10/9/17 but on arrival our first impressions were not good. Where we parked our car it looked like a dumping area for rubbish old furniture etc, there were people smoking in the court yard talking with bad language while there kids were running all round the place screaming. The whole place looked a little run down even though the room was tidy but a little cramped. We decided not to stay & pay the cancellation fee, in our eyes this was not a 4star motel as advertised.

When you pay peanuts you can't expect diamonds. It was ok but wouldn't choose the hotel again. We had no other choice hence stayed. Is in need of a major revamp. And cleaners could do a better job. Bonus was the wifi ... was excellent.

Only benefit to this lodge is it is close to town.
The staff were terribly disorganised. Had no idea what was going on. The reception area was filthy and full of the staff cooking their dinner. Parking was limited and loud cars drove up and down outside our room all night. The room stunk and was musty. Bed, couch and everything was tattered and worn. It was like the conditions of a run down hostel. I would not advertise this on your website.

Average rooms. Tidy but not that clean. very narrow drive with awkward parking. Had good room upstairs and staff were friendly but place need a major revamp I guess that's why it's fairly cheap to stay there. Smoking in courtyard outside so the smell goes through unit.

Being on my own and with a last minute decision to go to Rotorua for family reasons I used your website to get a reasonably priced motel. Price was good but oh dear it did not live up to the images portrayed on your site. Was pleased to move on.

The unit was a nice size, the bed was very comfortable and the location was nice and quiet. There was an extra bedroom upstairs as well, so in total 2 big beds and a sofa bed. The shower and bathroom in general were quite grotty, with lots of dust and mould - not what I expected for a place with 4 stars on the sign out front. No floor towel or wash cloths were provided, but the hand and bath towels were nice and thick.

Unfortunately many of ht light switches didn't work, the spa was littered with dirt and petals. Not very attractive when all you want to do is relax. The room was fine. Nothing fancy but served its purpose. Other than receiving the key from the reception, I dealt with the staff via text. Not terribly personable but friendly none the less.

Disgusting
Filthy place to stay, cleaners really don't do a good job what so ever. Rubbish left in a cupboard from the people before us, stains on the bedding. Mould and grime in the bathroom. Dust and cobwebs everywhere. Staff don't communicate, on check out, nobody asked us how our stay was so I never got a chance to say how disappointed we were. Very gross

Pleasant stay
The staff member we met was very friendly and the units were quiet. The place does need some upgrades, even if they repaced the toaster, jug, etc and had more than 2 plates in a unit that sleeps 4. Would go back as it was very clean even though it is a bit worn.

Totally inadequate heating, carpets and seats stained and very dirty. Didn't appear that it had be cleaned properly. Tea towels were thread bare. Towels in the bathroom were the smallest you could buy

Was nice and quiet, however bathroom dirty lots of mound and toilet seat had hair on it! Fan eater worked only when on a lean. Good spacious unit and seperate hot tub. Coffee and tea making faculties but no milk!
