Too many stairs
Excellent location for sightseeing it’s close to everything however to get there you need to access it through many stairs with your luggage carrying, no elevator on it

This was our first time to Rome. The hotel would have been EXTREMELY hard to find had we not arranged for the hotel to pick us up from the airport (for $50). The driver didn't speak any English which was fine but he dropped us off about two blocks away from the hotel and had the hotel receptionist meet us which was kinda confusing because he couldn't tell us what was happening. The hotel staff (1 person) is only there a few hours a day and the place only has 5 rooms. It felt more like someone had turned their home into a "hotel." Continental breakfast was at a little cafe down the street which we actually ended up loving because it made us get out and experience more of a "rome style" breakfast. The best thing about this hotel is the location. Literally a 1 minute walk from the Spanish Steps and the shopping district. Pantheon and Trevi are within 10 minute walk and the Colosseum was a little further but not terrible by any means.

Beautiful, clean place next to Spanish steps.
Very clean apartment, exceptionally helpful and polite personnel. Situated in walking distance from Colosseum, Fountain de Trevi. I`llgo back there again when I can.

Centrally located hotel
I was very happy with my stay at this hotel. Very centrally located by the Spanish steps and close to shopping, restaurants and all the sights. The room was nice, clean and quiet and the staff friendly. The reception was open only between 8-14 but that was no problem for me.

Comfortable cheap hotel
This is more like a B&B than a hotel. We stayed here for 5 nights. We were met by Jay who looks after the place. Very friendly and helpful. Room was spacious with a lovely quirky bathroom. Cleaned daily fresh towels. Fridge, safe, TV and tea/coffee making facilities. Great wifi.A few minutes walk from the metro. It's up a hill behind the Spanish steps. Breakfast is juice, tea/coffee and fresh croissant in a little bistro bar a few minutes walk from the hotel. While beds are soft they were surprisingly comfortable. Very quiet area. Not for anyone who has mobility problems. Would recommend to anyone looking for a comfortable cheap hotel in a very central area.

The best location and amazing service
Great location a one minute walk from the Spanish Steps and a five minute walk from the Trevi Fountain! The hotel staff are very friendly, genuine and always able to help! Free breakfast is included around the corner in a lovely cafe! The rooms are very clean and comfortable, we will definitely be returning!

Close to the center, clean, sweet and peaceful
It was very very nice stay with the kindly and helpfull staf. We felt like at home. Everything was settled when we arrived at hotel,the city map and the description of our hotel and breakfast cafe, also passcodes of the gates. The room was so clean during our stay. The location was just perfect. Also the cafe for breakfast ist just 5 min by walking distance. It was very quite and peaceful hotel.

Good for location to get around and shopping
Procedure on how to access hotel at night (as no one there to meet you) not at all good. Cost my husband over a hundred euro for another hotel for the night. Was told they would contact me today 2/9/15 to arrange some compensation but never did.

Hotel was clean and tidy
Hotel was clean and tidy and in a great location but difficult to find.(could do with a decent sign outside).Our transfer driver dropped us off in the middle of a street and pointed towards the general direction of where we were staying,then left us to find the Hotel ourselves.We shared a different transfer back to the airport with a different company as we couldn't rely on being picked up outside the Hotel.

don't go to this hotel!
first we got a verry small room with a verry small bed wich is goog for one person and not two. and the water in the shower were impossible (hot... cold...low stream). the next day we got a nice room but after a long day travalling, we couldn'd take a shower because the water from the toilet came out in the shower...like a Sewage! and there is no staff...only in the morning. The next day...agian...new room...no t.v. ...low stream in the shower... And one more thing: we wanted B.B but in the reservation it was not mentioned that the breakfast is two streets from the hotel in a cafee'. If we had known...we would not take B.B. we could go every morning anywere we want!

DISGUSTING hotel with TERRIBLE service! STAY AWAY!
There was no hotel personnel on duty after 2pm. So, you can just forget about customer service as there is no one around to help. The toilet flushed every time the next door toilet was flushed and it ultimately flooded my entire room with nasty, disgusting toilet water. I had to put all my belongings, including my shoes on chairs and tables to avoid being soaked in the filthy water. There was no one in the hotel and no phone number to reach anyone in case of emergency. It was THE most horrendous experience of my life! Imagine having to stay in a new city, where your room gets flooded with toilet water and you have no one to turn to and no other place to go...that's what happened to me! DISGUSTING hotel. TERRIBLE service. NEVER recommending this to anyone! Stay away!

Amazing place and excellent location
Clean , convenient , like at home stay. We were 5 people and we got 1 bedroom apartment with patio equipped with table and chairs and that is where we eat our breakfast. Amazing!!! The best place ever!

Nice apartments very close to the Spanish Steps
The apartments are located a very short walk away from the Spanish Steps and Spagna underground station. Our room was decent size, clean and comfy. Unfortunately, the Wifi did not reach us, and there was no mobile coverage either. Apart from that, very pleased with our 5 nights stay there.

Good hotel, close to metro line, the spanish steps and shopping. Hotel staff very friendly but can be a bit of an inconvenience with no staff on duty after 2 or 3pm. If anything was missing in your room you have to wait till the next day.

We were a family of 5 and we stayed for 5 nights and 6 days. Not once did they come clean the room, make the beds, or even change the towels. We took out our own trash, etc. Hotel claimed to have "designer toiletries" but there was no conditioner and the soaps were so tiny they disappeared in 2 seconds. Also, water didn't drain in the shower.

Well Located Hotel
We stayed for two nights. The hotel is very well located. The room was very clean and the staff very friendly. Prior to our arrival we were given three codes in order to access our room. We arrived very late and everything worked perfectly. We were given coupons to have our breakfast in a nearby cafe.

Little Gem in the heart of Rome
My friend and I had an excellent three night stay in the Residenza Domizia. The hotel is in a great location, just above the Spanish steps so a walking distance from all the main tourist attractions. The room we stayed in was not luxurious but it was absolutely perfect for three nights as we were only really there to sleep; it was small but very clean. The staff were very friendly and attentive. The hotel was great value for the location, I would definitely stay again.

Beyond amazing location
The hotel itself is not the most pleasing to the eye inside, (but who really cares about the inside of your hotel when you're in ROME?!) however, if you're into that sort of thing, don't do it. My boyfriend and I were able to walk EVERYWHERE from this location. Steps away from the Spanish Steps, Shopping, Colosseum, Trevi Fountain, Pantheon, everything. The only actual downside of the hotel would have to be the cleanliness of the room. There was some mould in the shower, some cobwebs on the ceilings, they tried to make it look like it had more windows by hanging curtains on the walls with no windows behind them, there were two single beds pushed together instead of one large bed like we had booked. However, I wouldn't change a thing about my trip, It was absolutely perfect. The Hotel actually gave us quite a good laugh and also a great story.

Location and price with some flaws
The location couldn't be better and the price was great. However, the stay could have been better. One of the front desk ladies was extremely friendly and helpful while the other was not. The room was clean but carpets were stained and very shabby. The bed was very comfortable and we liked walking to the bar around the corner for breakfast each day. We did not need much assistance and were rarely in the hotel so it was not a big deal that the staff wasn't there much but it could be problematic if something came up in the morning or evening.

We are a family of 5 (adults) although a little cramped the hotel was overall good. The location is perfect right next to the Spanish steps and in walking distance of most the major attractions and a one minute walk from Sanga train station.

Great location, disappointing staff.
We chose this hotel because it was a good deal for the days we chose. HOWEVER, having said that it was an extremely frustrating experience. The reservation makes it clear that check in ends at 2PM. Due to this we booked an early train ticket to Rome and got to the hotel before 1PM. Thankfully the gate on the street was open, as was the gate on the inside. If they were locked we would have waited on the street until who knows when. A couple staying at the hotel heard us knocking for 45 minutes, and finally opened the door to the hotel for us. We found an envelope on the front desk with my name on it, and a set of keys inside. We didn't even know which of the 5 keys did what, although after thorough testing we figured it out. Only later were we told, by another girl staying there, that there is a code for the street gate and the front door - without it, we would have been stuck the entire 3 days, as the keys do not open the front gate ... we tried. The staff were literally NEVER around, which became super annoying our first night when our shower didn't work. Thankfully, someone called our room at 10PM the first night asking if we arrived (duh), but came within 15 min to fix the shower, which was nice. Also, since we left the room before 8am the second day, we didn't even officially check in, or pay the tourist tax, until our third day. Overall we had a great time in Rome, but the entire staff situation was so frustrating, I wouldn't stay there again.

It was very nice, our only problem was that it was very very very cold in our room. The A/C was on way too high, none the less it was nice that the hotel had A/C in the first place. Everything else was great! Thank you!

I loved the look and location of this place (steps from the Spanish steps) and the ample outside living area. However, there was mold in the bedroom, living room and bathroom. Also, if you do select this hotel/apartment, do have the car pick you up at the airport. You will never find it otherwise.

for price & location, may be best hotel in Rome
The location could not have been better. You can see the Spanish Steps Cathedral from back door and it's only a two minute walk if that and this is my favorite area of the city so it worked out great. The metro is right there. We walked to Piazza Navona, the Pantheon and Trevi Fountain all from here. We stayed in the apartment which was large and more than adequate for a family of four and for less than what nearby hotel rooms cost!! We had a huge private terrace with table and chairs for breakfast or dinner, full kitchen, a washing machine which came in handy although you have to hang the clothes to dry and there is a rack on the terrace for that. Only drawback, the staff is only here in the mornings and during our 5 days here none of the few on hand spoke very good English but they were friendly and would call someone who did to translate if we had trouble communicating. However, we loved the apartment so much, I will stay here again on my next visit!!

Everything was as expected. We knew ahead of time, that there is nobody at the reception after 2PM, and a numeric code needs to be used to get in. We were able to obtain this code through email and the key was left for us on the reception desk. The location is great, just a few hundred meters from the Spanish Steps. The hotel being on a quiet side street, there was no noise at night. It is close to the metro and busses. The staff was friendly and helpful. The price was also good. The internet is a bit week and needs to be used from the reception area. But there is internet and it is included in the hotel price. We received vouchers for breakfast that could be redeemed at the cafe around the corner.

There are no rooms with double beds! We requested double room, which was confirmed by them but, as we found out when complaining after the first night, they only have twin beds that they put together.low quality Ikea beds. VERY uncomfortable! No number of the house on the gate so not easy to find No reception staff during weekend Breakfast shop closed on Sunday, which we were not informed about On the other hand, good location and clean

While the hotel was in the ideal location right beside the Spanish steps close to everything and was very clean and nicely designed hotel, The service we got there was absolutely appalling. Apon arrival we had been given codes to get in through three doors because no staff would be there at the time we were arriving, which was 7 o clock, not in the middle of the night ! but They changed the codes a week before we got there and forgot to inform us so we stood in a courtyard in the pitch black while none of the numbers for the hotel were given were working ! Eventually a kind neighbour let us in the drama was over after an hour standing outside wondering if we would have to pay another hotel for that one night. I got up early the next day to complain and possibly move rooms as we were given two single beds there was no one to be seen for the rest of the trip, never anyone on reception or anywhere around the hotel. We got left a note on our last night to pay a €12 extra charge which we certantly did not pay. As I hadn't seen one member of staff the whole trip I felt there was no need to pay that extra charge.

I arrived at 4pm and there was no reception there. I was sent a code which was not working so had to make an international call in order to get that code to open the door.The female was not very friendly! I was trying to tell her that I am standing here outside in the rain but she just said she is aware of that and kept asking me for my room nr which obviously I didnt have cos I just arrived... The walls of the hotel are quite thin and you can hear everything whats been said in other rooms, I couldnt boil water to make myself a coffee as I had to get a special plug for it. Its more like a bed and breakfast place rather than 4 star hotel as its been rated. So No, there is no way I would recommend this hotel to a friend.

I LOVED the location! So easy to get to everywhere! I also loved feeling like a "local" - walking down a beautiful street (and not a crowded lobby) to get to my room. The room was clean but not lavish, by any means. Just exactly what I expected and paid for. I spent all my time sightseeing, eating, and then working. I didn't need a luxurious $500 a night hotel. I really feel like I got true value! I don't speak/understand Italian, but the staff were extremely helpful. I had complimentary Internet (via an Ethernet cable) that worked flawlessly! Everything I needed!!

Comfortable hotel in a great location. Room and bathroom were comfortably sized. Wifi didn't quite reach our room, but was accessible near the front desk. You have to go to a local cafe for the included breakfast, but the people who run it are charming and the experience feels authentically Roman.

Four of us stayed in the one BR apartment which has a small patio just ouside the door. The location is great--so close to the top of the Spanish Steps. On the 2nd day, we found the lift to get to the Metro without climbing steps every time. Look for the Metro sign at the top of the Steps. The hotel was older, but clean. Very, very,very small bathroom, but a decent kitchenette. Considered a B&B by most tour operators, so they won't pick you up from this hotel. Wireless access in the apartment was non-existent, but strong everywhere else. Would stay here again.

Worst hotel ever stayed
Horrible experience--- long haul from the main door to the hotel reception. Frontdesk people were not helpful. AC did not work but the staff would do nothing to fix it even after several complaints. Stayed 1 night and was glad to get away. Would not recommend this hotel to anybody. We were supposed to be credited partially for AC not working-- it has been 3 months now, have not seen this addressed as yet.

Excellent hotel for light travelers
Location is superb, Bathroom seems recently renovated, rooms are clean, staff is very friendly, and cable tv is surprisingly good! Minor downsides include: staff are only present for a few hours a day, sound travels easily from corridors into the room (and obviously vice versa), and no view from the room. All these were overlooked considering the advantages mentioned above, and the reqsonable price for the room. In short: if u plan most of your day roam around the city (which you definitely should!) and need a nice clean room (and clean bathroom) with an unbeatable location then this is just the place for you!!

My husband and I stayed on our recent trip to Italy. The hotel is nicely located and very central. We easily walked to public transport and many major sites (Spanish Steps, Trevi Fountain, Churchs, etc). There were a couple of minor up-keep issues that needed to be addressed, but the room was clean and efficient, albeit small. The staff was very friendly and helpful, although the desk was only staffed until 2PM each day. Would recommend this to friends traveling to Rome.

Good spot for "fit" guests.
Loved the hotel location at the top of the Spanish Steps. Very convenient to major sights and easy walking distance to most. However, we didn't know in advance that there would be numermous sets of stairs we would have to climb to get to our room. Had to make several trips to get our luggage to and from the street level. Staff spoke limited English but was extremely helpful and courteous. Bath was roomy and modern, but bedroom pretty cramped. Only one window to open for fresh air. Certainly not a good location for anyone who has problems with stairs.

When we eventually got to our hotel it was ok but because there are more than one with the same name we were dropped off at the wrong place and had to make our own way to our appartment. Also in the advert it stated that breakfast was provided however breakfast consisted of vouchers for a nearby cafe which should have been made clear.

Kindly staff willing to help although English is limited. Can purchase hop on/off bus at the hotel and part of the fee is paid to the hotel. Blue bus is less frequent than the red and green. It's within walking distance to shops and train station.
