Great Value
B&B Laura is a great place to stay for what you pay, and the owner makes sure you're going to enjoy your time in Rome. When you read the reviews people leave, the negative ones seem to be people who are hard to please anyways. If you want 5 star, then go ahead and pay for it. If you want a simple, clean room to come back to in the evenings and would rather spend your money out enjoying Rome, then this is a great place to stay. I'd happily stay here again or at Happy Holiday which is under the same owner and is one floor above B&B Laura.

Damian the owner of this property is the most amazing hotel/BnB owner I've had a chance to deal with. Super polite, friendly, gave us lots of directions to the sites to visit in Rome and Vatican. Took care of our breakfast which was super delicious and in very generous portions.

Nice hotel near coliseum
Excellent location near coliseum. The owner was very friendly! I got really sick my last day in Rome and check out was at 10am and our flight was not until 7pm. He let us check out later, which was greatly appreciated!

Excellent stay
The holiday started with a nightmare as our flight was rediverted to different airport and in the end we made it delayed by 4 hrs; the owner was very understanding and waited for us till 2am when we finally arrived! B&B is within a 6 mns walk to a Colloseum and other main tourist attractions yet the area is reasonably priced when it comes to dining out. The owner and his wife are lovely and very helpful. We were offered a friendly advise on how to move around the area, where to eat well, how to get to the sites, skip queues, what to watch out for. We could have not asked for a warmer and friendlier welcome. If not for that our holiday could have turned out to be a disaster! Strongly recommend and definitely come back and stay again!

Small B&B located close to Activities
This B&B was not well identified but lucky for us the owner was outside on the street waving us down as we approached so that we would not walk past. If you book here take note of the address (unit #) so that you can find it more easily as there is no sign visible from the road indicating the location. Once inside the owner was very helpful explaining the most important sites to see in Rome and offering a suggestion of a great local restaurant that is for tourists and locals alike!

Great host.
Damiano was a fantastic host, his suggestions ended up being a huge part of the success of our stay in Rome. The room was large and clean. Not the nicest place I have ever stayed but it was definitely a great find, in a good location for anyone traveling on a budget.

Nice Hotel close to main attractions
Had a great experience staying at Happy Holiday with family. The owner helped us with the places to go to and how to get there. Staff was very friendly. Breakfast was good and plenty. Place gives a very homely feel. I highly recommend the hotel. It's definitely a good value for money.

We had a very warm and friendy welcome from the owner, on our floor there was only 3 private rooms and one shared bathroom however we didnt wait once to use it and only saw another person once or twice in 5 days. There was also a kitchen where the owner would leave breakfast every morning such as pastries and breads with jams. There was jucie, water and milk in the fridge and coffee available all the time which was lovely. The room was clean and comfortable, the location was a 5-10minute walk from the colessuem which was great and a metro stop very close by if you dont like walking, I would stay there again and recommend to anyone who wants a nice place to stay but is on a budget.

I am VERY pleased with my stay at happy holiday. The owner contacted us prior to arriving and helped us plan the easiest and cheapest way to get to the hotel- he even picked us up and dropped us off from a local train stop! He helped us with our bags, told us where to go, how to get around, and always asked how we are doing. The place is clean and very comfortable. The cleaning lady is nice and quite. The espresso machine worked as we were always on the go, and the light breakfast was perfect (yogurt, croissants). The area is in perfect location- we were able to walk to everything! I highly recommend and wish him the best!

Best B&B in Rome!
Damiano and his wife Laura were the best hosts - very friendly and gracious! Damiano greeted us when we arrived at 9pm, gave us the lowdown of the B&B and provided us with a map with all the big tourist spots. Laura made the most delicious croissants I've ever tasted! The kitchen was always open for snacks, coffee or juice. The two bathrooms were clean and they were always available (never had a problem with an occupied bathroom). The bed was extremely comfortable and the room spacious and clean.

Perfect for an economical vacation. Damiano is super helpful and communicated in advance of our trip (great when you are traveling abroad). Great location about 10 minute walk from colosseum and close to a metro stop. accommodations were good... Think more bed and breakfast/ homey feel than hotel. We had access to kitchen and shared bathroom (well maintained).

This B&B is located about ten minutes walk from the Colosseum (we strolled at ten minutes but if you walk quickly then you should be getting there way faster). The benefits of this place is firstly, the staff are very helpful and friendly it is a family run B&B. Everything we asked for we were given. Also, you have access to your kitchen any time of day so you can go at your own pace and have breakfast whenever you wish. We were in a section with three rooms two bathrooms and a kitchen. It had a very homely feel about it which is a great feeling after you have been walking around Rome all day! Taxis were booked for us on time. Also, we wanted specific things for breakfast and the gentleman (Damiano) provided everything we asked for ready for us. There is bread, cereal, croissant, brioche and range of coffee and tea available. Anything extra you can ask for at no charge. There are plenty of cafes and convenience stores nearby too. The nearest Metro is Manzoni 2-3mins away. There are a lot of tour buses from the colosseum which as I said is maximum ten minutes walk away. if you wish you can get the metro down to the colosseum but really there is no need as it is so close. Overall, it was a very nice stay in the B&B apartment. The staff were very kind and welcoming. I will definitely recommend it to friends and family!

Damiano was a very good host. He responds quickly and positively. Food is in abundance. The location is good too. I walked from the place to the termini and back. I think though that the shower head handle should be changed. Other than that everything else is perfect. Will stay there again. Thanks Damiano Melone and wife...

This guy tried to switch my room in the day before my arrival, seems like he does that a lot from the comments i saw. Save yourself the trouble and go somewhere else. Its a pitty, this is a good place , nice breakfast , cheap but i cant really recommend it. It was also dirty and creepy.

A Place to Sleep and Shower
The hotel is set up as a group of 5 rooms, two bathrooms, and a small kitchen contained in one unit within a multistory building. Even though our reservation listed a private bathroom and the owner said at check in we had a private bathroom, other guests still used our bathroom. The bathroom was located across the hall from our room. Also, our room was listed as a non smoking room. However, the other guests would sit in the kitchen by the doors of a very small and cluttered balcony and smoke. The smoke would come back into the hotel rooms and could be smelled through out. The main light in our room would blink off and on and at times go out all together. The room was clean and spacious and the beds were comfortable. The owner supplied a cold breakfast of pastries, packaged baked goods, and cereal. Since people would smoke in the kitchen and leave the door open, we did have a problem of pigeons coming in and eating the food left on the counter. Location of the hotel was convenient. There was a bus stop just outside the door and walking distance to the Colosseum. However, it was located at a large and busy intersection, so traffic noise could be heard through the day and night. If you are looking fora central location within Rome for a low price without the usual hotel perks (a place to shower and sleep), then this is the place for your stay.

The Happy Holiday B&B is a great choice for travelers on a budget who want something between a hostel and hotel experience. The location is quite perfect whether you intend to walk around Rome or use public transportation. Both Termini and Tuscolana stations are within reasonable walking distance or quick bus trips. The rooms are well-sized and clean with a private environment; only two rooms sharing a bath and a third family room with a private bath on the floor. The noise from the hospital and bakery may bother some guests, but the windows are pretty good at dampening the outside noise, and a little white noise from the heating/cooling unit helped as well. Damiano is a very gracious host and will make sure that you have all of the information you need to enjoy your time in Rome.

The Worst Part of our 2 Weeks Trip Around Europe
I cannot say how disappointed I am at the hotel and hotels.com for having this place rated 3.8 when it cannot be even close to 1. Rooms are 30+ days filthy, the bathroom looks like an abandoned dirty country house full of hair and water spot all over, the building is scary like in a horror movie. The beds full of bed bugs so bad that we had to leave the hotel at 1am the first night and couldn't be happier to do so. Please do not risk your trip to Rome, either hotels.com needs to lower the rating of this hotel (which shouldn't be called hotel) to reflect actual accomodation or you need to trust another website to find a real review.

The place was horrible, wifi didn't work, overcrowded, breakfast was literally a crossaint and coffee. Location is ok, like 4km away from major sites. Don't reccomend at all, I think previous reviews were done by the hostel workers and owner.

wonderful place in a charming area in Rome... walking distance from the colosseoum Staff are incredibly friendly and helpful. breakfast is really good and there is free coffee through out the day !I couldn't honestly think of a better plaace to stay ! we spent 4 lovely days here. Highly reccomended !

Very nice place. The B&B operator was very nice and helpful and told us about all of the places to see in Rome when we got there and showed us everything on the map and gave us lots of helpful information. His wife made delicious pastries for breakfast. The building and room were very nice and secure, but it is a shared bathroom. The location was great and very convenient for seeing Rome and getting to and from the train station, but there is a lot of traffic on the street and a lot of ambulances driving by with sirens on. The room was warm, so we wanted the window open at night, but it was very noisy. The price was right and I would stay again if traveling to Rome. Also, you need to pay with cash.

This was a lovely place, however I do think it's more of a b&b than a hotel. Be aware, some rooms are much better than others. Firstly, we were on the third floor in a tiny room with a sunken bed, and the bathroom and kitchen were a little smelly. After seeing the photos on the website, we were very disappointed. However, the staff and hospitality more than made up for this. We were moved to a much better room on a different floor, where the kitchen and bathroom facilities were to a much higher standard. I cannot fault the service here, all the staff were so friendly and the manager in particular went the extra mile to help us and make us feel welcome. I think some rooms just need bringing up to the same quality as the others, and it would be perfect here. The breakfast was good, and we weree welcome to help ourselves throughout the day which was great. It would have been nice to have something other than coffee to drink in the morning though. Also good wifi reception in the rooms. The hotel was in a fantastic location, it was particularly nice to look over the Piazza San Giovani. We would definitely stay here again, providing we were in one of the better rooms! I just have to again emphasise how amazing the staff were!

My friends and I stayed here during our trip to Rome. The room was not cleaned while we were there. We were very unsatisfied with the shared bathroom. It was not cleaned while we were there. The shower broke during our stay as well. When we checked out, they said they didn't accept credit cards! How is this possible when we booked the hotel with the credit card? We had to find an ATM and were charged fees since we were out of the country. Do not stay here!!

Great location, warm friendly staff
Simple accommodations in a fantastic area. The staff is warm and friendly and was extremely helpful in pointing out the sights around Rome including what transportation to use for each location. Right across the street from the San Giovanni Basilica and the Holy Steps. Colosseum right down the street and lots of great shopping and restaurants. I would definitely stay at this B&B again.

A happy honeymoon at the Happy Holiday
As soon as we booked the room we received a text from the Happy Holiday confirming our booking and answering the few questions we had about getting there. It is only 3 stops from the Termini underground and a 5 minute walk up under the arches. The room(s) were very clean and the staff extremely helpful and friendly. We were given a map on arrival and the manager, told us where all the points of interest were and how to get to them on public transport. The only downside was the breakfast. We were asked what we would like for breakfast and the next morning the bacon, eggs and fresh bread had been bought for us, but we had to cook it ourselves. This was the only negative of our whole stay at the hotel, and since there are a number of cafe/restaurants on the walk into Rome it wasn't that much of a hardship to get breakfast on the way. The hotel is a 5-10 minute walk to the Colosseum, the other side of which you can get the Hop on Hop off tour bus, which is well worth the money as it has drop off points close to all the main sightseeing attractions around the city. We could not fault anything about our short stay in Rome, and the hotel we would definitely use again if staying in the city center.

Happy Hotel is very small. Only 4 rooms that all share a bathroom. The internet is very slow and the breakfast that's "included" is served by a gentlemen who speaks zero english. We ended up paying 10 euros for our breakfast because of the communication gap. In addition, this place is not close enough to the attractions in Rome. I'd stay more west of the colosseum next time.

The location is great, walking distance to the main attractions or the metro. The view from the 5th floor is amazing. You can see the wide square with S.Giovanni church. The place is safe and staff are helpfull and nice. The shared bathroom is one negative point, however, this is not a 'happy holiday' hotel, this is only a bed and breakfast that you should spend minimal time in. Just for a good sleep and relatively clean (no brilliant) rooms and WC. The building is ancient for those who like the thick walls and huge gates. I would recommend it for backpackers and one or two nights sleep.
