The location is great — right in the center of Rome, close to many cafés and restaurants, and relatively quiet. However, the apartment is far too small for a family. The bathroom is tiny, and while the sofa bed provides two additional sleeping spots, it’s placed right by the entrance with transparent doors, offering no privacy at all. There was also a strong, unpleasant sewage smell that we couldn’t get rid of. The cleanliness was disappointing — damp stains on the ceiling and a poorly cleaned bathroom. The spa mentioned in the listing is actually located in a partner hotel about 10 minutes away. It’s supposed to fit up to eight people, but even with just three of us, it felt cramped. It was also quite dirty, with mold on the walls. An email prior to arrival with instructions would have been extremely helpful. The room was nice otherwise, but communication was very poor (no response to the whatsapp # that was supposed to be monitored 24/7 and not clear up front this is a 10 min walk from Hotel 77). Our room was on the fourth floor with a narrow staircase (also watch your head on the stairs, they're very low), so would not recommend for heavy bags. Was very stressful arriving not lights in long hallway had to climb 4 sets of stairs at 1am. Couldn’t find the correct room. Once we arrived went to get a drink of water found sticky dirty glasses & cups.
