Here is some information that you will need during your stay please immediately read this whole sheet. All guests in your reservation must read this. By booking you acknowledge that you have read & agree to comply with the rule set fourth below. Failure will result in being asked to immediately leave the property with no refund: \- Health or safety concerns: We do not allow pets of any type - including assistance animals. We have shared spaces where any animal may create a safety concern and advertise our properties free of allergy situations. To prevent health or safety issues, we do not host guests with assistance animals. Any pet or animal brought onto the property will result in a $500 fee and immediate removal from the property with no refunds of any rental fees paid. \- ONLY REGISTERED GUESTS (4 Maximum) in the cottage and property premises. Additional charge(s) will be applied to the reservation PER unauthorized visitor REGARDLESS THE LENGTH OF VISIT. Guests, not listed on the reservation, are not allowed on/in property for any reason and will result in a fee of $100.00 per non-registered guest per violation. Any violation will require the entire party to check out immediately with no refunds. \- NO SMOKING, VAPING, E-CIGARETTES, MARIJUANA and any form of illegal drugs in the loft or on the property premises. We will know. Any evidence of their use on our property shows complete disregard for our rules and lack of respect for our home and will not be tolerated. ($400 minimum cleaning & deodorizing fee in addition to regular cleaning fee). \- The guest booking must have a valid and working phone number in case of being contacted prior to or during the reservation. The host will deem guest unreachable and assume the provided number is not valid or working after two attempts are made with no response from the guest. \- To help with cleanliness we have a NO SHOES POLICY please remove shoes upon entering the cottage. ($75 minimum cleaning fee in addition to regular cleaning fee). \- Clean all sand off outside before entering the property. ($75 minimum cleaning fee in addition to regular cleaning fee). \- Guests are required to report any issues with the cottage within 1 hour of their arrival. \- THE CLEANING FEE charged to you is what the cleaning company charges to us for a normal cleaning, which includes cleaning the bathrooms, floors, wiping down counters, finishing the linens and making sure the home is in a generally clean state for the next guest's arrival. Aside from the general cleaning it needs, you should leave the home in the same state you found it upon your arrival. \- Please make sure the door is locked when you venture out. \- Let's be great neighbors! Please do not go beyond the white fence at the back of the property, the back yard belongs to another property. \- Close the windows/skylights when you are away. \- If the trash bin is full, please bag it up and place it in the trash bins located in the alley way between the cottage (23 Dock Sq) and Roy Moore Fish Shack (21 Dock Sq). \- Please be aware to ONLY throw away toilet paper in the toilet. Items such as feminine hygiene products, cleaning chemicals and food waste can be damaging to the sewer pipes. \- For everyones safety, please don't light candles. \- Please respect the quiet hour guidelines from 10PM to 8AM. \- THIS IS NOT A PARTY HOUSE, we cater strictly to mature adults and families. \- Check-out is 11AM unless agreed upon otherwise via VRBO messaging platform. A mandatory $75 fee for unauthorized overstay. If overstay exceeds two hours past checkout, guest is responsible for the daily base rate (without discounts) & does not award the possession of the property for the day of overstay. If guest wants to extend their stay (based upon availability), a new official booking will need to be made. Excellent location directly at the water and the shops and restaurants. The house is very well appointed with new and modern appliances and bathroom. Beds were super comfy and house is very cozy and super clean. The deck/balcony with view on the water is wonderful. The house is very quiet. Communication with the owner is excellent and check in and check out process are straightforward and easy. The owner really goes above and beyond to make this a memorable and comfortable stay. We had a great time and would highly recommend this. The reserved parking spot is a huge plus. All in all an excellent place for spending a wonderful time. ##### Karim E. The floors and ceilings are full of character, the bath and appliances are new and beautiful We loved our bedrooms with the cozy bedding (we heard no/very minimal street noise) - and my older son slept on a 'day bed' on the top floor that connects to the beautiful deck. The deck may actually be the best part - you can see Front Beach out to the ocean. I had coffee there in the mornings - listening to the waves and birds, definitely a highlight for me. Because of the great location the kids could walk around on their own (pre-teen and 14 y/o). The reserved parking is a game-changer - in Rockport, it's best to have a dedicated spot for your car. The host was excellent, attentive but not too much, left us a basket of snacks, pods for the Keurig, waters, etc. I believe that they thought of everything. We can't wait to go back. ##### Jessica L. It’s obvious the hosts care deeply for their property & hosting fortunate travelers such as ourselves. The unit was immaculate & stocked with every item a forgetful visitor may need during a stay. We loved the no shoes policy! The craftsmanship that went into the renovation of this seemingly historical unit is top notch. Every detail was thought of & it shows. Every inch was used wisely & no modern convenience was spared. There’s even a slide out dishwasher! The new stackable W/D definitely came in handy! The listing’s pictures are accurate but they don’t do the property justice. The top floor deck is incredible! It overlooks the wharf, Back Harbor & Front Beach. We spent lots of time on the deck enjoying the view! The location is perfect; ditch the car & walk to and fro during your stay. Restaurants, coffee, ice cream, shopping - all within walking distance. Additionally, most establishments in the area don’t have public restrooms; it’s nice to have a home base close by when enjoying the town. The host is very responsive & communicates well. We thoroughly enjoyed our stay & wish we could have stayed longer. You will not be disappointed if you choose this location for your stay in Rockport! \*\*\*Things to note: this is a 2nd & 3rd floor unit. The stairs leading up to the front door are fairly steep. Pack light if possible! The stairs leading up to the loft & outdoor deck are VERY steep, shallow & slippery. Something to consider when traveling with small children or elderly. ##### Geoffrey G.
