Positives: easy walk to historical district, National Museum, good supermarket and mall about 2 blocks away. Breakfast was room service only as buffet was closed. Fridge in very large room. Quiet at night. Friendly staff. Negatives: Gym/pool/spa closed to women - no notice online or when checking in. No women allowed in cafe. Breakfast was very limited (pita, eggs, jam, cheese, coffee/tea). Hardest bed I’ve ever slept on. Area is kind of trashy. Terrible water pressure and luke warm at best.

avoid this hotel. Its not worth the money
This hotel needs to be stripped and rebuild. Smoke smoke smoke smoke smoke in everything. Spent 1 night, woke up sick, dizzy and soar throat of the smoke infuzed elements of the room. Bed, couch, curtains, wallpaper, carpet. All smoke. Bathroom is outdated, and when you shower all is wet.

Junior suite, nice, Not expensive... Outdated furniture, but okay. Bed was hard, but slept well. Neighborhood was noisy well into the night, but great for shopping, but nowhere to park. Awful traffic but good restaurants. Pool, sauna, steam room were nice but gym opens at 1:30 p.m.? Not good at all. Actually, really bad. Food was great.

Customer service is key, unfortunately not here.
Front desk refused to accept that I had made this reservation on Hotels.com. He continued to insist that I had made the reservation through expedia, which I didn't. He became more and more irate. He refused to accept that breakfast was included in the reservation. He told me that I would have to pay 200 Saudi Riyals (about 50 USD) to have breakfast brought to my room, because the restaurant was closed due to Ramadan, understood, but Hotels in Saudi Arabia keep their kitchens open, the menu in my room said room service would cost 20 riyals for delivery. I noticed a variety of issues, as follows: the bed smelled like body odour. The bathroom was not stocked with shampoo, soap, and the electrical outlets weren't working. No hot water boiler, no tea or coffee. Fruit juices in the refrigerator were expired. Reported this to the clerk; I walked away from his yelling. Tried to check out early, asked for a refund and he refused. He tried to charge me for cookies in the room, but since there was no breakfast, I told him I would not pay for cookies. I persisted to request my refund and he yelled at me, being very dismissive. I demanded to speak to the manager but he refused. He threatened to call the police. I told him to call the police. The manager(s) showed up. They were helpful and kind. No refund, they did switch me to a suite.

Bad hotel with extremely rude front desk
This is the worst hotel I have ever stayed in. Starting from the customer service, room cleanliness, food and room service is pathetic. I booked a non smoking room, however was given a smoking room which had such a bad smell that my clothes started to smell. The washroom leaked had a bad smell, it stings. The breakfast and the food is so bad that if you eat it for few days I bet you will feel sick. The person named Kamal at the front desk is worst front desk person I have came across, lacks basics of customer service and extremely rude. Overall I was counting my days to get out of this hell hotel and I vouch never to stay in this hotel again.

in one word: terrible! wrong place, wrong service. Rooms are not cleaned, beds are not done, towels are not changed. Airco does not work. Bad restaurant. A complete nightmare. Only the size of the rooms is quite big.

1. Lousy neighborhood 2. Dirty entrance and neighborhood. Bad odor when you enter. 3. Arrived and their sales people have not given the booking reference to the front desk though I booked well in advance. Had to shout on them and then the second day they did not apologist for their stupidity. 4. Pillows clean but weird smell as if washed with blue collar labors clothes. 5. Gym so bad with Arabic music at full volume as if you are in a disco 6. First day the room was not cleaned. I asked why they said you did not out the tag that the room should be cleaned. I can go on and on. In short do not stay there.

My group was pretty pleased with the hotel overall. The service was adequate. The breakfast was good. However, the location is really bad. That is the only reason I wouldn't recommend it.

What you'd expect from a 3* hotel
Perfectly comfortable. Nothing fancy, but clean and adequate. Breakfast buffet was ok - the usual - an omelette station, breads, foul. Instant coffee only at the buffet which was a disappointment and no tea/coffee facilities in the rooms. But there is a café in the hotel where you can buy your own. Gym and health facilities are for men only. (I wish hotels.com specified this when describing the hotel facilities). Staff are courteous but don’t bother ask questions about things to see in the area, opening times for anything, other restaurants, or any other questions you might expect hotel staff to know the answer to (or at least offer to find out). This is still Saudi Arabia after all, where customer service is a concept in its infancy. Walking distance to the excellent National Museum, but in the centre of Balad (downtown), there are few restaurants, and even fewer with a family section. You have to go uptown for that - a 20-30min taxi ride for about 30 riyal. The price accurately reflects the location and standard of 3* hotels in Riyadh.

To be avoided at all cost
I stayed at this hotel because every other business hotel was full. This hotel is out of the way in the south of Riyadh and it can take a full hour to get there from the Kingdom Tower. The hallways was dirty, with floor platters left lying around. I had to kill a huge coakroach in the bathroom. The bed was like sleeping on a board. And the sofa cushions have no spring left in them at all, making it very unconfortable. Avoid this hotel at all cost!

1- I waited 20 minutes for the hotel pick up from the hotel to arrive to the airport (i booked and paid for this service) 2- The driver wanted me to wait for another passengers from another flight to share the same car. I refused 3- The driver called the hotel and made me talk to them and finally we moved 4- Internet does not work in the room 5- I had to go to the business center which was filled with cigarretes in the ashtrays and on the floor

Out in the Woods
The accompanying photo on the web site was misleading. The hotel was on the far side of town, in the midst of a melting pot of various South Asian expat groups. If you're looking for multi-ethnicity and small shops selling everything under the sun, this is the hotel for you. As a business traveler meeting bankers downtown, the location was most unsuitable--too far from the action and too difficult to navigate. I spent more in taxis than on the hotel.
