I recommend this studio I used for rest and sleep also used the little kitchen looks good the beach is close 10 min.walking.

The property is very basic and lacking in basic things like hand towels, shower mats, face cloths, and decent linens. However it is a budget property and it serves this purpose adequately. Stains on the couch had me concerned as to what they could have been. Maid service one in our 7 night stay was a welcome feature.

Loud strip club across street, bad ac, huge spider
This place is across the street from a loud strip club. No peace to be had extremely loud until 4am in the morning many nights of the week. The AC does not work when you leave the room and the ac is too small for this place so it is very very hot and uncomfortable. We also had a giant spider as big as my husbands hand in our room. Terrifying to say the least!!! Also the man that runs this place came into pur apartment when we were gone and we came back and cought him inside!!! He tried to tell us there was a problem with our toilet and he was going to come fix it . BUTTT creepily there was no problem and he never came back. This place was over priced and the most uncomfortable noisy hot place we stayed during our extended trip to Playa. The pool is also run down and nothing like the pics. This place looks much nicer in the photos than it actually is.

Quick and Easy 1 night stay
Nice and close to bus station. Found our Rep since he met us as we walked from the bus station. Used WhatsApp to meet him. All good pleasant stay. Only stayed one night

My stay was very good is just the checkout was to early my fly was at 6:56 pm so I had to stand oriundo with my loges until 3pm and I believe the I pay for the seven that mean the hold day you toll me to check our 10 am that wasn’t cool to be out with my wife and my two kid on the street

The place was nice!
It was our first time renting a hotel apart from taking an all inclusive trip to Mexico. The place was clean and I like the architectural design of the building. A lady named Carmen was so nice she helped us for the entire check in. We were put in the room that has broken aircondition, Sam addressed the issue right away and we were transfer into another room. Room were clean and big enought for 2 guest. There are utensils, pots,pans and fridge. They change towels two times a week and a cleaning lady comes once a week to clean the room. There is also pool at the rooftop. Elevator was out of service so we have to climb the stairs everytime we wants to use the pool. The location was accessible to eveything. Overall I had an amazing stay at Irish Studio. I will definitely come back Suggestions: maybe a safety deposit box for each room

Only thing is the AC cost extra and I wasn't used to that so it felt weird. Considering I always look for ac I have never had to pay cash to use it, after I made sure the room had it. It's a pain to pay cash.

Upon arrival the person I'm supposed to meet was a couple of minutes late. When showing me the apartment he said air conditioning was an extra cost and then took the remote would I would not pay. there were only two bath towels no washcloths for hand towels. Only one roll of toilet paper no spare.I was gone on tours for 2 days and ran out of toilet paper on my last day. The phone number I was given to contact somebody for the property did not work.. the day I wanted to use the pool the elevator to the rooftop did not work.

Aircon has an extra fee as reported in expedia sites, considering the phone numbers u can contact 4 phones, we never received a call or a message or an email from u. About the elevator we have had an issue with it and we took 1 day to fix it. Saludos

Be aware of daily cash fee for A/C
I booked a Gold studio. Description said it had a patio or balcony but IT DID NOT. Most other rooms do. It was also alongside the road and very noisy, and a/c would not cool the room much. There is also a daily a/c fee payable for your entire stay upon checkin in cash. You can actually book your stay without seeing that, unless you click to see the fine print before booking. When there are fees for a/c I understand why, but it should NEVER be in fine print and shame on Hotels.com or any other book site that permits this. It should be right there by a/c or in the main room description for all to see before booking.

we are completly agree with you about the a/c fee, it should be written clearly in the bill, we are always inquiring hotels.com or expedia.com to do that. Concerning the a/c is good enough for the studio size, we Will check about the patio, it's strange, gold is the only one who don't have it. Saludos

It was nice having your own space with refrigerator and microwave, a pool on roof top w view, and walking distance to major stores (Walmart, Chedraui, mall, and more etc), ADO bus terminal, and to beach. Great deal!

4 días en depa pequeño
Un departamento pequeño, restricciones en el uso aire acondicionado, luces, agua (disque ecológico) cama de baja calidad así como los blancos dela cama. Ubicado cerda de 2 que es prácticamente el centro y es un poco sucio. Locales bebiendo ó en estado de ebriedad por las calles y en algunos momentos se sentía no muy segura el area.

Budget apartment easy access and no fuzz
I enjoyed my week stay at the apartment. It had good internet access, was easy to get to different areas of town. They accommodate my bicycle at security . Overall I'll cinder it again in future.

Nice, clean place but noisy
The apartment itself was really clean and great. Checkin was easy. I would definitely stay there again, except for the club that's right across the street. It was often very loud until 2:00 AM each night. I stayed in the Suite that was right at the front of the building, but I know that Iris rents some apartments that aren't at the front of the building, so those would be much quieter.

Nice location and super clean and modern building!
If you are looking for very affordable quality accommodation in the heart of Playa then you really shouldn't hesitate to book at Iris Studios. The building itself is newer, quiet and very safe and secure. The rooms are modern and tastefully decorated and have all the comforts. A very well equipped kitchen, comfy bed and super large shower is a highlight. The response from the check-in caretaker is quick and friendly and personal. I really enjoyed the amount of privacy in this building. The location is close to everything you'll need plus the Walmart and Mega Store are almost literally around the corner.. and you are about a ten min stroll to the crazy fun of 5th ave! Bonus: The ferry to Cozumel and the ADO Bus depot are easily accessible by foot as well! Pretty much a straight line to get there!! I would definitely stay here again and would like to give a huge thumbs up to the property management for offering such a steal of a deal!! Ps- if you want to enjoy Mexican television while relaxing in your room and English is your first language don't get frustrated! Most remotes in the area have an audio button where you can switch many of the programming offered to English!

nice clean room
the room itself was very nice and the bathroom new and beautiful, however the location was on the ground floor with a walkout but closed-in with high cement walls, so no breeze at all and I felt claustrophobic. Online it looked like you would get a room with a balcony, but that is not possible, thus I was disappointed in that. The rooftop pool and area is nice but no Wifi there (only in the room).

Not your typical hotel but a nice place
We liked our stay at the IRIS but it was quirky. It's not like a normal hotel - it is more like staying at a vacation rental or someone's time share unit. You don't really deal with staff on a daily basis. The room was very nice with cooking facilities and a refrigerator. There is a nice pool on the top floor. It has a nice location, close to shopping, restaurants, and for those so inclined there is a men's club across the street. Parts of the block are run down but this building is very new. Quirks - the wifi was horrible. We would stay connected for a few minutes and then be booted off for long stretches. Our bed looked like something out of a 70s disco movie - my wife took some photos of it - simply fascinating. It looked like we have silver foil on the headboard. There were only two towels in the entire unit so we had to use them for showering, drying dishes, and the beach. I'm not making this up - there is no light switch in the bath room; it operates based on a motion detector. This drove my wife nuts. If you walked by the bathroom, the light went on. If you went into the bathroom, the light went on. If you sat on the throne for longer than a minute (or less) or were in the shower, the light would go off and I would hear my wife cuss when this happened. On the plus side, the best wifi reception was in the bathroom, so you could sit on the throne to read e-mails or check out the news and weather as long as you moved your leg or stood up every minute or so.

Internet: Izzi (the internet/ telephone/ tv company) had change the entire cable from the street last week so now we don't have any problem right now, unfortunately we have had this last months! Men's club closed last week About the sensor of the bathroom we will take care, thanks for the tip. Saludos!

The condo we stayed in was as advertised. Check in was slightly concerning at first. But when we arrived, Stefano was waiting for us with no problems. The only thing I can state about this property is that it needs some minor upkeep, or else it will be become run down very soon. For instance, the patio chairs on the roof are broken, wood patio on the roof desperately needs staining/painting, tiles in the pool are breaking away and falling off, paint starting to deteriorate. It isn't terrible now, but if left this way for much longer, it will become very run down quickly. Another note - would be very nice if they installed WIFI on the roof at the pool.

Nice for a long stay
It's a nice little place. We stayed one night right before flying home after a stay in Cozumel. As other reviews have said, it is an apartment complex without a front desk so check in was more of a hassle than I would take on again for just a 1 night stay as we ended up waiting an hour before anyone let us into our room despite knowing our arrival time. Fortunately another tenant let us up to the rooftop to enjoy the pool area while we waited. The room itself is very nice and the rooftop pool is spectacular for a hot day. It is a few blocks off 5Th but still an easy walk

Decent place for the money.
Place is decent and not too far from the beach, colectivos to Tulum, and food (great late night taco stand around the corner off Benetito Juarez and 40 Ave (next door to Dominoe's Pizza). The downside is that there is a loud strip club right across the street and half of the studio complex is currently under construction, so it wasn't very restful. The contact person Veronica was super nice and helpful for everything. I would stay here again when the construction is finished.

Great apartment with all amenities
We enjoyed our stay at Iris Apartments. It was very close to Walmart, and other authentic restaurants. The apartments are pretty new and modern. We were very happy with the many kitchen utensils, we lacked nothing. We could also see the ocean from the roof. The pool is a real luxury..and often we were the only ones up there enjoying the breeze. We would definitely stay there again.

All new, well decorated 10 min from beach.
The accommodation is located close to beach, bus stop and even closer to two large shopping centres. Has adequate cooking facility for breakfast and light snack. Remember, this is not really a hotel in real sense of the word - it does not have permanent reception area. So be careful to inform any of the contact persons, your expected time of arrival and then call when you are at airport or at bus station before proceeding to the address. You will be met with a smile. I stayed here for one week after passing a week in Cancun in February 2015. No regrets. if opportunity presents, I will not hesitate to return.

Great apartment away from the tourist area
We had a brilliant week here, initially booked for 2 days but extended our stay. Room is really modern with a brilliant bathroom (and rain shower!) Great to have a kitchenette with a stovetop, microwave and fridge. Pool was lovely with good deck chairs. It was pretty hot up there but nice in the morning and late afternoons. The neighbourhood suited us, still walking distance to the beach but no one harassing you on the street to buy something or Eat in their restaurant. Excellent local restaurants nearby (food was amazing and a quarter of the price of anything a few blocks closer to the beach) and a Walmart a few blocks away for everything you need or don't need. Wifi was good. Note that this is not a hotel, we didn't realise that when we booked and we'd only booked the night before so had a few problems finding the place and getting in because I didn't see the email they sent. If you have any questions you just email or message the people who run the studios and they get back to you really quickly. We had the back apartment which is next to the construction site. They start work at 8 and are pretty noisy though we generally could get back to sleep unless they were being really loud. Though it was an inconvenience the price we paid for this apartment made it definitely worth it, I doubt we would have got the deal we did without the construction.

Construction work
A new building is under construction right in front of the balcony. Not across the road, but really in front of the balcony! This means that the only view that you have from the room is the construction site, without any privacy unless you shut the curtains, as men are working right in front of you, 1 meter in front of the balcony! The balcony is full of debris coming from the construction site. I put my towel to dry one day, I found it completely dirty when I came back. But the real problem is that they start working at 8AM until 6PM, with loud noises and cries all the day. So you really will woke up early, always nice when you are in holidays... And no chance to come back during the day for a little Mexican siesta, the noise is unbearable. If you look at the official picture of the residence, you could imagine that the studios are spread over all floors of the building and that the nice balconies that you can see on the pictures of the building are the ones you will enjoy. But in reality all 6 apartments are on the ground floor, with a view at a security wall or at the construction work. At least the pool is as on the picture, on the roof with a nice view of the city. During the night, the area is quiet. You are not in the touristic area of PDC, you will see mostly local people there, with a lot of shops targeted at them, so with attractive prices. The touristic area, beaches, supermarkets and bus station are all easily reachable by foot in 10 to 15 minutes.

Local Vibe!!!
Beautiful place!! Needs work on water system, goes from HOT/COLD on it's own plus twice during our week stay, NO WATER at all in the morning for 2 days, but didn't damper spirits, we were in PLAYA!! But over all a beautiful place with I'm sure more amenities to come as time goes on. Max & Cindy are very good people!! Recommend if you want a true experience, as you are away from the tourist area and see how locals really live there.

It was clean, safe, had everything we needed and I'd would stay there again in a heart beat only if they upgraded the bed. Bed and pillows were absolutely HORRIBLE!!! So as is I would never stay there again. It's was such a nice place to bad they cheaped out on the most important part!!!!!

Frustrating shower!
It wasn't too far of a walk from 5th Ave, but the neighborhood seemed a little dodgy. We never had an issue, but walking back late at night with minimal street lights became a little scary. All was fine though. The shower was definitely the most annoying thing, it was either freezing cold or boiling hot. It never stayed either of them too, without touching the knobs it would fluctuate from freezing to boiling within 2 minutes! So stressful when you are trying to enjoy a shower! The room was small but enough for 2 people, the rooftop however had a great view.

Nice and clean apartment
Booked last minute over New Year's Eve because there werent many options and every place had a 5 night minimum (we only needed 2 nights). Overall the apartment was comfortable and the building was very nice. The rooftop pool was nice, but there was no furniture on the roof when we were there. It was a little tough getting a cab in front of the apartment, but you can walk 2 blocks south and get one. We enjoyed it, but I'd like to stay closer to the beach and Quinta Avenida next time.

Iris Studios & Apartments is only 7 mins (by feet) far from the 5th Avenue, if you rent something closer you can have many problems for the noise. Saludos and hasta pronto!

Instalaciones nuevas, habitación confortable, limpia. Lo único es que no tiene estacionamiento propio. Tuve que dejar el coche en la calle, pero en esa zona no hay parquímetros.
