Featuring a spacious kitchen with granite countertops, a custom stone fireplace in the main living room, and a wraparound deck with a gas grill, this home is the perfect blend of comfort and adventure. The master bedroom offers a wood-burning fireplace and direct access to the deck, while the recreation room on the lower level provides extra sleeping space and room for family fun. ATVs may only be ridden on the road. • Winter Access: 4WD/AWD with snow tires required September 1 – May 30. • Please review and follow the Good Neighbor Guidelines throughout your stay. https://ouraycountyco.gov/DocumentCenter/View/21018/Good-Neighbor-Guidelines Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations at least thirty (30) nights, the cancellation policy above increases to sixty (60) days before the arrival date. Within a half hour ish of most of the trails we wanted to drive. The view is simply awesome. Sitting on the deck with the morning coffee, watching the sun play on Mt Sneffels etc. Or going out on the deck after dark to look at the Milky Way. And the peaceful quiet of the area, occasionally hearing an elk bugle from the fields below was priceless. This home was exactly what we hoped for. The only "complaints" we had were - the dryer wouldn't dry, even after cleaning all the lint collection devices. We're thinking maybe the vent hose was clogged. Also, we observed mice in the home several times. I'm assuming the owners will read this and take steps to remedy those issues ASAP, given how well the home seems to be taken care of. Bottom line, when we can head this way again we'll be looking to see if this home is available. ##### Shannon P. The home and outside space allowed for our family reunion to enjoy many activities. The home was clean, well equipped and spacious. The property management company answered all our requests in a timely manner. We did find the basement bedroom was a small problem because there are no windows.
