Relax by the fireplace in the cozy main living area or gather in the fully stocked kitchen to prepare your favorite meals. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations at least thirty (30) nights, the cancellation policy above increases to sixty (60) days before the arrival date. We do offer travel insurance. Please note that, like most properties in the area, this home does not have AC, as it is uncommon for homes at this elevation. There is no animal safe trash onsite, the downstairs light must stay on to use the ceiling fan, and the swamp coolers need frequent water refills. All of which can be a bit of an inconvenience. Overall though the place was clean, the house was well stocked with paper products, linens, toiletries, kitchenware, etc. We enjoyed our stay and would certainly stay here again. ##### Thomas L. The neighborhood is quiet and the views are gorgeous! The home is well stocked and very clean. The kitchen was wall equipped. Enjoyed the living space with stereo and toys. Overall the house was well kept. We did have an issue with a door being accidentally locked making one of the living spaces inaccessible. Management was responsive being a weekend, and they sent a locksmith the following day. We did run out on some supplies (hand soap, tissue) for a large family staying multiple days and encountered a couple cleanliness concerns (previous guests spilled food in the oven and left dirty laundry under the bed). We have rented many houses in the Ouray area and this house by far had the best views! This house was perfect for 4 adults and 2 kids. The only thing that I would say bad is that we were left with only enough toilet paper for 1 day and didn't realize it until we needed it .. But all in all a perfect house to stay at with an amazing back deck to enjoy the view. Thank you for letting us stay was such an enjoyable vacation . ##### jennifer s. The house was spotlessly cleaned, fully equipped and has a lovely fire place and terrace at 2 sides. The view is gorgeous and location efficiently near Ouray town. Our kids (3 and 5) were pleased to have a little kids table and chairs and also some children books which all came with the house. Bed fence and cot also available in the house. The house is decorated with warm colours and cosy details. 3 bedrooms and 2 bathrooms and a spacious dining table. A few mornings we had deer around the house too.
