Luxury Villa 45° is an elegant holiday villa located on the island of Krk, in the peaceful town of Punat. With its modern design and beautiful location, it offers the perfect combination of comfort, privacy, and sea views. The villa is designed for relaxing holidays for families or friends who wish to enjoy spacious accommodation with a thoughtfully designed interior and exterior.  
Located on an elevated and quiet area at the top of the village, it guarantees complete privacy and unobstructed views of the sea and the picturesque Punat Bay. This designer holiday home combines refined style, functionality, and authentic Mediterranean atmosphere.  
The villa is spread over two floors and covers 200 m² of modern living space. The upper floor features four cozy, light-filled bedrooms accommodating up to 8 guests. Two bedrooms have their own en-suite bathrooms with showers, and in total there are four fully equipped bathrooms – three upstairs and one on the ground floor. The interiors are fitted with natural materials, warm wooden floors, and elegant textile details that create a homely and serene atmosphere.  
On the ground floor, there is an open-plan living area that combines a modern kitchen, spacious dining area, and a comfortable lounge corner. The kitchen is fully equipped, including a dishwasher, oven, hob, large fridge, and coffee machine. The bright dining area is perfect for shared meals, while the lounge offers a large corner sofa and smart TV – ideal for evening conversations or relaxation. The additional bathroom on the ground floor also includes a washing machine.  
On the well-maintained terrace, guests will find a spacious outdoor dining area with a large table and an electric grill – perfect for dinners under the stars. The highlight of the exterior is the impressive infinity pool, located at the edge of the property, offering breathtaking panoramic views of the sea and surrounding nature.The pool is perfectly positioned for all-day sun enjoyment, surrounded by comfortable sun loungers.  
The villa offers 4 private parking spaces in a fenced and secure yard and includes an electric vehicle charging station – an added convenience for modern travelers. Towels, freshly prepared bed linen, and fast WiFi are provided. The entire villa is air-conditioned, ensuring comfort even on the hottest summer days.
