This place is for sale! Where to begin with the lack of everything in the place !!! Kitchen accessories look straight out of a garage sale ! 1 wine glass lack of everything else Refrigerator is for 2 people and works horrible Bbq for camping 3 long chairs for 6-7 people Linen was very ordinary for money invested No blankets No cleaning products when there is no cleaning person Linen’s changed once in 2 weeks The beach was horrible/garbage on the beach and water looked like a dump No compensation was offered for 3-4 day neighbor partying all night and disrespectful noise and affecting all of our nights sleep !!!!!!! Road to get there is completely horrible and not reflective of the property values!!!! We could not even swim or go into the ocean for 2 weeks because it was so dirty !!! Do yourself a favour and rent elsewhere! Our camping accessories are better than what was in the kitchen!!!

The reason I putting that review is you have to share the property and house with the house keeper/security guy no body told us that we have to share the property until we got there., the guy was drunk on more than one occasion and he also invite his brother to join him, they play music the whole night, when you leave they come inside the house, he was to drunk that he did not open the gate for us and he lock the house we were gone that day, we had to jump thru the window to get into the house. Also you can see inside the bathrooms from the outside the house on both bathrooms down sairs not a good place for family our kids when you have a peeping Lupa!!!! The first night the upstairs floor split in half for the foundation moving. He also was hitting on my wife when I was outside in the pool when he was drunk! And to my cousin not a good place..

Such a wonderful house!
We are smiling!!! This was our fourth time in Puerto Morelos, which we love. We had a larger group than previous visits, so we chose this house based on size and location. It was exceptionally comfortable for 7 adults. We cooked and swam and lounged. The pool is gorgeous. Miguel was always available with anything we needed. Thank you.

Do not rent this house
This was by far the worst experience that I have had. We ended up getting other accommodations. The first night my friend went to take a shower and halfway through the water stopped working. The caretaker was able to fix it long enough for her to rinse off. The next morning same issue and no water in the kitchen. There was zero water upstairs, no electricity in the middle room upstairs, the home was not very clean either. I attempted to contact the homeowner to no avail. The caretaker kept trying to fix the water issues, but he was unable to fix it. When you get to the house there is a book on the table that explains all the extra charges that may occur if you do not keep lights and airconditiong off. It also states that if you use too much water you will be charged (what a joke there was no water). After numerous attempts to contact home owner and the caretaker not being able to fix the water we all found accommodations elsewhere. To date, I have not been able to get our money back or had a response from the homeowner about getting our money back. Don't give her a dime, this place is terrible

What a Jewel
The home was fantastic. It was very clean and felt like home. There are 4 bedroom and 4 1/2 baths which makes room for large families or couples to share. It is a very private and quiet home, so if you are looking to chill, this is the place. The grounds-keeper was always available for help and he kept the swimming pool fresh and clean each day. The location is only about 3-4 miles from Puerto Morelos, a great village that has everything you need-lots of shopping and restaurants and specialty stores. The location is also about 30 minutes from Cancun, where you can join in the madness of vacationers, if you would like that. The only issue we had was that we were not able to swim or have a beach at the house. Seaweed and grasses washed up so badly each day, that we couldn't even get our with the kayaks. Also, this grass accumulation had a terrible smell. One thing that would have been nice were driving directions to Casa Colonial. But the leasing agent was more than happy to meet us and lead us there. This is located in a very safe area, if that is a concern. Overall, a great place to stay.

Beautiful, spacious, great location, friendly help
I stayed at Casa Colonial with two other women and five teens, we all had a fabulous time. The house is large and comfortable enough for everyone to find their own "corner" for some alone time, and the furniture and common areas are big enough for together time. Miguel the house keeper helps out in any way he can, and can be very useful to have around if you need any tips on getting anything you may need to make your stay wonderful. Twelve days were not enough to want to leave. It was a perfect family vacation.

Great view, friendly staff but the house needs repairs
I'll start with the good things: Nice view of the sea from all the rooms and very comfortable outdoor area. The staff is very friendly and you don't even know Miguel is there. The town of Puerto Morales is very friendly and has several bars and restaurants to choose from, a 10 minute drive (you need a car if you want to explore the area, you don't want to walk too far) The pools aren't heated but very refreshing (the small one isn't a hot tub) The strong ocean breeze blows throw the house and makes it very comfortable day and night. We never needed the A/C. Miguel empties the trash and keeps the drinking water full. It was very quiet the entire time we were there even over Easter/ Spring break weekend. The house is roughly half way between Cancun and Playa Del Carmen. Follow the directions to the house closely. You may think "this can't be the way" but just keep going. Now the not so good: The hot water in the kitchen didn't work the entire trip. Miguel tried to fix it a few times but he's not a plumber. Boiling water for dish washing is not what I expected to be doing on vacation. The master bedroom lights worked sometimes and there's only one outlet which is used for the lamp so it needs to be unplugged if you want to plug in a phone or something. The master toilet doesn't work. The middle room toilet needed to be reset to keep from running quit often. The main floor room shower had no water pressure. All the showers have sliding doors that have a good buildup of mildew and grime in the track. The kitchen countertops have broken tiles and cracks in the grout which is where the small bugs live that will come out and infest your food if you do any cooking. When we got there the beach was relatively clear of sea grass but the day before we left the beach was inaccessible from the amount of weeds that washed up, along with all the ocean litter. I feel bad for the next guests. They do have a basketball hoop and ball but no ping-pong , volleyball or bicycles as advertised. Bring your own toys if you have kids. Overall the house is in a good location with a great staff. It's just in need of some minor maintenance and it would bring 5 stars.

Lovely House -- Beautiful View! Some "Annoyances"
The house is spacious, the rooms are large, & the view is wonderful. The caretaker, Miguel, is a jewel. For young children, the small pool is perfect -- but be aware that there is no beach to speak of & since the last stair of the "way down" to the water is broken, it is necessary to walk along the sea wall & descend using a neighbor's stairs. This is fine for older kids to get into the water to swim, but there is no "beach" in this area. That means there is very limited "walking on the beach" for adults as well. We had 5 adults, 2 teens, & 2 children. The kitchen is well-populated with ants. NOTHING can be "left out" & everything must be stored in the small refrigerator, so it is difficult for larger groups. I would have given the house 4-stars except for the fact that I don't think people on vacation should have to battle the bugs! Several in our group found the beds less than comfortable, I'm guessing because they like softer mattresses. (Perhaps the addition of memory foam toppers would be helpful.) For us, there were several other small annoyances that will be fixed (I trust) by the time you arrive. All in all, it was a nice house at a reasonable price.

Very roomy nice house on the beach
Overall, we loved the house. On the plus side, there was lots of space to spread out, the pool and back yard area were great, for both sun lovers and those who wanted more shade, and having Miguel right on the property meant there was always someone to help out with anything we needed. There were cool breezes at night and the sound of the ocean with the doors and windows open was wonderful. The overall experience could be made nicer with some additional creature comforts...more towels, wash clothes, light bulbs, etc. The kitchen could be better stocked with plastic wrap, foil, containers, dish towels. The mattresses were not comfortable. The steps down to the beach should be fixed. We were disappointed that we couldn't take long walks on the beach. The beach is narrow and unpassable in places, which limits how far you can walk. The town of Puerto Moreles is charming, safe and fun. We ate dinner out every night. Since we didn't have a car, Miguel called cabs for us, which always arrived within 15 min. or so. Getting cabs back to the house was very easy.

Family Vacation - family of 6
We loved this villa. The pool and view are amazing. Rooms were comfortable and clean. Miguel was instrumental in assisting us with a snorkelling adventure that picked us up right in front of the house. The kitchen had basic tools and could use a few staples like salt and pepper, cooking oil and BBQ tools. We cooked a lot with the BBQ. Purchase charcoal from the local grocery store. We rented a van to get around and were able to see most of what this area had to offer. Local grocery store had mini size condiments etc and a good selection of produce. We had fresh coconuts from the trees daily. We caught a fish right off the beach and had fish tacos for lunch. Peaceful and relaxing. We will be back!

Beautiful house with a lovely pool and ocean views
Casa Colonial was a very good choice for our needs, which were for a beachfront home with a pool and four bedrooms (and five bathrooms!) at a reasonable price. The home is lovely and in good shape, and has lots of windows for sea breezes and sights. (It was windy during our stay, and and we never needed the air conditioner, even on very hot days.) The pool is small and well maintained, and cleaned daily by the caretaker, Miguel, who is delightful and extraordinarily helpful. (He also cooked us a fish dinner on the outdoor BBQ--nice!) It is located among other houses, so it feels private when looking out at the ocean or sitting out back, but, as with any place with neighbors, it can be quiet or not depending on who is staying in the surrounding houses. (It was very peaceful for most of the visit, until an extroverted group came to visit the owner for a reunion next door for a couple of days.) The beach is very narrow (gone in high tide) but the water's nice--and loud against the break wall (we enjoyed the sound). It's just a few-minute walk to a long stretch of beach along a series of hotels. It's located about a 10 to 15-minute drive to the sweet town of Puerto Morelos, which has great restaurants, nice markets and a friendly, warm atmosphere. Edna, the manager, couldn't have been more helpful with questions before and during our stay.

Great House, Wonderful Vacation
The house is great - clean, large and comfortable. The four bedrooms comfortably slept the eight in my family. Edna, the property manager, was very helpful and proactive in arranging to meet us on our arrival and provided everything we needed. The exit to the house is a centre-line crossing of the highway at the Croco-Cun Zoo. This is about 3 km before the exit to Puerto Morelos when you are coming from the airport. Groceries are relatively inexpensive just off the highway before you take the connector road to Puerto Morelos. The fastest route in/out of Puerto Morelos is to go back to the highway at the Croco-Cun Zoo, then drive south to the exit for Puerto Morelos - this is where you are best advised to buy groceries and do laundry (there is no laundry in the house). Restaurants in Puerto Morelos are excellent and inexpensive. You can book snorkelling from the dock at the town square (highly recommended) and you can also book fishing expeditions where the fish that you catch will be cooked for you in one of the local restaurants. Taxis are very expensive, especially as the house is about a 15 minute drive from Puerto Morelos town square (we rented a car at the airport - again, highly recommended) You can book tours to any or all of the Yucatan tourist destinations at local kiosk at the town square - the local tourist bureau has about a half dozen employees on staff at the dock and town square at all times and are very helpful. There is a taxi stand on the west (landward) side of the town square if you need a cab from downtown. Taxi's will charge $20 USD to the house, but if you are insistent, you can get it for less. If you are at the house, Miguel, who maintains the grounds and pool, is very helpful and will call a taxi for you (providing the taxi driver directions), and will provide fresh linen, towels, etc., as required. Miguel does not speak English, but is very good with a cell phone Spanish-English translator. Beds are comfortable and the mini-split air conditioning was very nice to have. The beach is a not very wide in front of the house (Google Streetview has a walk by view from the water - check it out). Satellite TV is all Spanish - bring an HDMI cable if you plan to hook up a laptop for Netflix... I highly recommend this house if you are looking for a safe, comfortable, quiet house, on the beach, with a great view of the sunrise. We had a great time and would certainly consider returning in the future
