The room really smelled like smoke. It was inexpensive and the view was really pretty, but the allergy problems from the smoke smell weren't worth that.

Horrible place!!! My adult children drove 3 1/2 hours home instead of staying. No outlet covers,dirty bathroom and floors. Air conditioner was blocked by the fridge which wasnt plugged in. Beds had plastic on them and very uncomfortable. Comforters were stiff and antique.

Anyone having issues can contact the front desk and the room can be changed immediately. Also, regarding the cleanliness, if your children would have come to the front desk, we would have provided them with an alternate room of their liking or fixed their concerns. The view of the mountains,and it was peaceful there hope to return in the fall,the owner was a super person to talk to as well as the rest of the staff. The wife and I enjoyed the stay.

Very dirty! Not well kept.. broken tiles and filthy blinds .. sand in the bottom of the toilet after being flushed and mold on the bathroom sink. Top blanket looked like it hasn’t been washed in a long while.. lamps dirty.. everything dirty.. Front desk was polite and nice but room was disgusting.

Kindly share your name or reservation number. All the rooms are recently painted. All the blankets and comforters are new. There is no mold anywhere.

Cobwebs everywhere in rooms, amenities we're not clean, shower unsafe in first room and cold water in the next, rundown and not maintenanced properly. Management is neglectful and unhelpful. Worst place I've ever stayed at. Wouldn't recommend it to amyone

Thank you for your review Mr. Matthew West and your accomplice. We addressed your issue with the first room and offered a free stay in a premium jetted room. You and your partner didnt know how to operate a jacuzzi room and spoiled our entire room. We had it inspected and it was found a negligent operation on your behalf. Following which a full refund was offered which you refused to take. You were given a king room where you stayed another night and started to complain in the morning. You paid 35$ (approx.) for two nights with breakfast and still were complaining about the rooms and the management. We are sorry for the inconvinience.

Overall a good stay. House keeping and staff where great. Room was clean except one of the bead spreads needed cleaning. Bathroom door stuck but was not a problem. Great layout for breakfast every morning.

The Ladd Brook is very nice for a motel at its price point. The owner, Paul, was very friendly, and the office was clean and welcoming. The place has an old-timey ambience, and the nicest view of any budget motel I have stayed in. The room was clean, with no cigarette odor, and warm on a cold night, with no annoying noise from the heater. It had a small microwave and refrigerator. The mattresses were decent, the pillows thin, the low-thread-count sheets clean, the towels clean, small and scratchy. A look around revealed the shoestring maintenance characteristic of budget motels. The air conditioner, situated in a roughly framed hole in the wall, was surrounded by expanding foam. The bathroom was clean and basic. The bathtub floor had a raised topography, and sunk under my feet as I showered. Pieces of molding were missing or crudely cut. You get what you pay for, and I calibrate my expectations to match the price I pay. The room exceeded my expectations. My only serious complaint was that the hot water ran out at night. It was plentiful and hot in the morning when demand was presumably lower. It would be nice for them to have a system that can meet peak demand. Breakfast was basic, with coffee, bagels, cold cereal and the like. You will do much better at a cafe in Bennington or Williamstown, but it is good for a snack to get you going. This is, overall, a very nice place for the price, and I will consider staying there on my next trip to the area.

The place is run down and out dated the pic of the place are so old nats and bugs in the room dont stay there if you can help it we check in late so we had to stay there payed with expedia so we had to suck it up for the night dont get sucker in like we did

STAY AWAY!!!
This motel was a huge dissapointment. The location was nice, but upon arrival, the place gave a really bad first impression. Worn down, old gross pool, and it appeared as if there were full time residents living in a few rooms. Check in was easy, but when we got in..... first, the horrible smell of mildew or mold wafted through the door as we opened it. The carpet was stained and disgusting. It was very cold. 57 degrees. We turned the heat up. I could only get a WiFi signal outside, not inside. I let the front desk know and they said to wait five minutes so they could reset the router. Waited. Still no signal. And no heat. Went to the desk again. Told to wait 5 more minutes so they could bring another router and space heater. Waited. The other owner brought us to another room. WiFi signal was ok but no heat. Even worse carpet. Broken blinds in bathroom. Blood stains on the pillow cases. Loose particles and hair on the sheets. Disgusting smell. Rusty brown water in the shower. And cold. 57 degrees all night. My wife was concerned about the pillows so she covered it with her jacket. That jacket now smells like it was sitting in a moldy basement for 10 years. I’m sorry to leave a negative review, but this place is in dire need of renovation and maintenance and should be allowed to operate under its current condition.

This is an older motel (but similar to many in the area.) The rooms are perfectly comfortable with refrigerator, microwave, tv, comfortable bed, quick WiFi, and shower withgood water pressure. The family who owns the hotel are very, very nice and live on site. All this being said about te inside of the hotel - go outside! The location is perfect: close to attractions in Massachusetts and Vermont but tucked away in an old village. Absolutely beautiful scenery.
