This was PERFECT for a budget friendly hotel. Very pleasant staff, clean well appointed room, comfy bed, large clean bathroom. Shower pressure and water temp excellent. Pool in basement small but clean. Topping it off was the typical continental breakfast with a bonus off hot eggs and sausage plus a waffle station. As these breakfasts go, it was as good as continental breakfast go. Hard to find better at this price point!!! Hint- our hostess gave us room 211, near elevator. It was perfect. Due to where it was, room had more space and privacy, and felt like a suite. Loved the room. Only negative was apartment construction right next to hotel but was not noticeable once inside.

1st off, the price was the best of all the surrounding hotels. The room was quiet, clean and well laid out; plenty of outlets for plug-in, both AC and USB; bed very comfortable. The pool was great. well-lit, clean, warm and long -- great for laps. The hot-tub was also clean and hot. Breakfast was also good - a good selection of both hot and cold items, a roomy dining room. The thing that really impressed was the service -- friendly and informative about the area. We accidentally left a couple of clothing items in the room and the front desk personnel were very helpful in getting them sent to us.

Excellent service. Love the hours of the pool/ hot tub. The breakfast was delicious. Stayed in Room 411. Bathroom could use some new caulking around tub and toilet but otherwise very clean and comfortable.

The staff was great and very helpful. The bed was comfortable; however, the couch was terrible and needs to be replaced. The rooms have free Wi-Fi and of course a TV. The temperature control was very good. There are several restaurants nearby that were great. The free breakfast was very good and included a variety of foods, hot and cold. The dining room was large and comfortable. The free parking lot was quite large and without issues. Each room contains a small refrigerator and microwave. The basement floor has in indoor pool, a sauna and exercise equipment. There are 2 elevators to service this 6-floor hotel including the basement. The hotel is within a short driving distance to many ocean beaches, and the scenery is Beautiful. There's lots of history in the area, including a must-see Strawberry Banke area in Portsmouth. Close drive over the bridge(s) to beautiful coastal Maine. The only reason I gave it 4 stars instead of 5, is the couch, which needs to be replaced. I Do recommend an enjoyable stay at this hotel, with its many amenities.

The staff ate kind and welcoming.I didnt feel like I was a bother to ask for extra linens. The room was clean & comfortable. The pool & jacuzzi clean & water temp was perfect. They even keep them open late which is really nice conpared to other hotels. Restraunts & shopping very close by & plenty to doordash if want to stay in. Would stay here again.

It was ok i guess our room wasant properly cleaned there was beer bottles behind the nightstand along with the alarm clock there was half a joint and weed in the drewer the beds weren't fresh either.. The hot tub was not hot at all my infants bath water was warmer than the hot tub and the "heated pool" was freezing we spent our pool time in the hot tub witch felt like a heated pool rather than a hot tub.. The breakfast was cold and sausage was over done Over all it was not the best we were in an emergency situation so diddnt really gave any other options but will not be back.

Exactly what I hoped for
Stayed for 4 nights….The staff was amazing and very friendly. Super comfortable bed. The hotel was exactly what I expected, which is good when you can only judge by photos and reviews. Within minutes of downtown Portsmouth. Have no complaints at all. Would definitely stay here again.

Outstanding service
The lady working at the front desk when I checked in was very friendly. She made the check in process seem far less tedious than I have experienced at other hotels. I was even given the option to choose which floor I wanted to be on (last minute booking that wasn’t assigned). The room itself was a little dated but the furniture was in good condition and the bed was very comfortable. I would certainly stay at this hotel again.

Disappointing
I really wanted to like this hotel. Check in went well. The woman at the desk was extremely pleasant. From there it went down hill. Our room was relatively clean minus the hairs on the toilet. The toilet bowl was stained and could use a good scrub. We had a bit of trouble with the television. The TV went in and out the entire evening which was very annoying. We were looking forward to sleeping in a bit but unfortunately, the walls are paper thin. Our neighbor decided to set their alarm to go off at 4 am, and continued to hit the snooze button for an hour and a half. Finally at 5:30 we decided to just go. We headed down to the desk to check out and were greeted with a sign saying “back in 5 minutes”. We waited a bit so my husband decided to go pull the car up. We went to make a couple cups of coffee. When I came back the clerk stopped still hadn’t returned. So now roughly 15 minutes had gone by. Being tired and just done, I left a note on my keycard holder saying the was sorry but needed to go, and left it on the counter.

The location was great. The front desk people were super friendly. The breakfast was hot and tasty with 2 kinds of waffles. The pool and hot tub area was easily accessible and clean. The room was clean and comfortable. There was construction next to the building that started up between 7 and 8 which was not the motel's fault but check to see if they are done and request room opposite construction. We would definitely go back.

The staff was very nice and it is a clean well kept property for an older establishment. Very good location easy to drive Rye Beach area and downtown Portsmouth including plenty of places to get food close by. The only complaint I had was the tv was a little slow in changing channels and the queen size bed seemed like it was more like a double. Overall a great stay!

Amazing staff
Staff was super friendly and welcoming. The front desk was kind and understanding of the fact we were there for a cheer competition and super accommodating. My experience with this hotel really eased all my anxieties. I even by mistake left my daughter’s medicine behind and the lovely staff put it in the employee fridge without me even having to ask, until I was able to come get it . It was a great stay thank you for everything!
