Summary:  
  
Pat’s Porch is a fully remodeled 3-bedroom, 1-bath cottage available for monthly stays from December through April. Located just a 5-minute walk from Hampton Beach and the boardwalk, this furnished home features a newly updated kitchen, mini-split heating and cooling, fast WiFi, off-street parking, and a classic covered porch. Well suited for professionals, families, or extended winter stays seeking a comfortable coastal home base in a residential setting.

Please note: This is one of two cottages on the property. The second cottage is located behind Pat’s Porch and may be occupied during your stay. Each unit is fully separate with dedicated entrances.

✫ We provide a starter supply of essentials (shampoo, body soap, hand soap, paper towels, and toilet paper), coffee, sugar, and creamer to help you settle in.   
  
 These items are intended to get you through the first few days of your stay. If you anticipate needing more, please plan to bring additional supplies.  
  
✫ A $100 fee per pet applies and will be charged through our software after the booking is confirmed.  
  
FYI - We have a Ring camera on the exterior of our property facing the outside of our entrance. This is to keep all guests safe and to keep the property secure. We also use a Minut noise monitor that only detects decibel levels and DOES NOT record. This is to prevent parties and keep the peace with our neighbors :)

• Full access to the cottage with off-street parking.  
  
• One dedicated parking space year-round, with a second space available during winter months (Nov–April).  
  
The Neighborhood:  
  
Busy but residential area with road leading directly to the beach. Most neighbors are full-time residents so please be respectful of noise levels. Note: We do a background check on every guest.  
  
Getting Around:  
  
Almost everything is walking distance away. If you need a CVS, hospital or urgent care, you are minutes away right down Rt. 101.  
  
We highly recommend using ride-sharing services:

Please be mindful of our neighbors during your stay. Our property's quiet hours are in place to ensure that everyone can enjoy a peaceful night's sleep. We care a lot about maintaining good relationships with our community, so we appreciate you following our "house rules" during your stay.  
  
We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. Minut is a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. Minut is 100% privacy compliant and is required on this property. There are also two outdoor security cameras for your protection. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable.  
  
FYI - For guests bringing pets, please clean up after them. We will be requesting additional payment for any extra clean up from your pet. (The pet fee - $100 per pet, only covers additional cleaning to make sure to get all pet fur by double washing all linens, wear and tear on flooring/carpets and furniture). No more than 2 dogs allowed.

This is the sweetest beach cottage! Perfect location, beautifully decorated and excellent communication. It snowed overnight and they had someone there in the morning to shovel and plow. I can’t wait to come back!

#### Great cottage!

Cottage comes well equipped with everything you need. While we had teens with us I could see the house was well prepared for young families as well. The proximity to the beach was great! Quick walk and you are on the sand. It was great for the teens with us as they could walk the strip and they had a great time. Restaurants are close by, no need to drive if you don’t want to. Great coffee and breakfast shops right around the corner. The only thing I will mention with the location is the street is a main road for cars to get to Hampton on the north side. It can be a bit loud with cars and motorcycles heading to the strip. It did not bother us at all and we had a fan on at night so we did not hear much at all. It is a nice street with many full time residents. The house was clean and communication with the owner was great. I would recommend just making sure you fully understand the parking arrangements prior to arriving. Once we got the hang of it no issue but you will need to communicate with the renters in the cottage behind you. Overall a great stay and we would definitely stay here again!

The property was gorgeous, and the perfect walking distance to the beach. Super cozy, and walkable to a cute café too. Hosts were prompt with answers. Would absolutely rent again and recommend!

House was quaint. Clean and had all the amenities necessary. Lovely bedding and easy check in and out process. Very close to the ocean and boardwalk. Overall great stay- I would recommend this place to anyone looking in this area.

#### Perfect place for our 7 Family members!

We really liked the pictures when we decided to pick this house. What was great to see is that the reality was just as good if not better than the pictures!. House was plenty for the seven of us and the location couldn't have been better. Also, having two dedicated parking slots was a big plus as well. Chris and the team were very responsive before, during and after our trip and that makes the experience that much better. Will be back!!

A group of us came down to celebrate a bachelorette. This house was perfect. We're not a particularly rowdy group so being at this end of the beach was perfect for us because it was a little further down the strip and away from a loud bars (which was good for when we were ready to wind down). The house was clean, and super cute! Beds were really comfy too! The only thing I wish is that check-in could have been a little earlier or check-out a little later since we were only there for one night and paid a good amount of money. Check-in was 4pm and check-out was 10am. The owners were very communicative with us and we were able to park in the additional parking spot once we arrived so that was helpful when it came to parking once we got there and spending our day on the beach until check-in. Overall we loved the place and look forward to booking again in the furture!

#### Wonderful Beach Cottage!

My wife and I brought our three little children and had a wonderful time! The cottage was comfortable, clean, and functional. The front porch was such a great place to hang out (especially during nap times and late nights)! This place has it all and truly a short walk to the beach!

Property was wonderful, clean, and just as advertised. Chris was the best to communicate with and answered all of my questions. The beach is a short walk as well as the main portion of boardwalk. I highly recommend this rental. We didn’t do a lot of cooking but the house seemed to be well stocked and we didn’t need anything.

#### Lovely cottage near the ocean

This is a sweet small 3 bdrm cottage just down the street from the ocean. There are more toiletry options and extra supplies (inc a sewing kit!) than I have ever seen as well as coffee and waters. The kitchen has everything you could ask for and the bedrooms are very comfortable even though they are small. My kids made good use of the trundle bed and I appreciate all the extra linens etc for that. The front porch was a fun place to watch people and my dog appreciated that it had a baby gate so she could be with me on the porch without a leash. I was sad to leave early to miss an incoming storm and would enjoy staying again another time.
