This beautiful 3BD/2BA home is located in a family friendly neighborhood with a community pool! For MULTI FAMILIES, we have four other homes in this neighborhood - Stella Maris, Pink Flamingo, Tropical Retreat and Out of the Blue. Property highlights: Fenced in backyard Sleeps up to 6 Covered front and back patio with outdoor seating Pet-friendly (up to 2 dogs, pet fee applies) Community pool Baby gate, high chair, and pack-n-play Night Minimum: 3-5 night minimum. Parking: Parking for up to 2 vehicles. NO BOAT, TRAILER OR RV PARKING ALLOWED IN THIS NEIGHBORHOOD. Strictly enforced by the HOA. Property Description: Ground level: Upon entering the home, the open concept living room and kitchen give you plenty of space to gather and spend quality time with family and friends. The modern decor and furniture give you a warm coastal feel. With extra touches provided, this immaculate home is the perfect place to spend your vacation. The 1st floor offers a spacious living/kitchen/dining area all with new furniture, a 65-inch smart TV, vinyl plank flooring, and elegant lighting over the farm-style kitchen table. The fully stocked kitchen includes a Keurig coffee maker, and breakfast bar and overlooks the living/dining area. A half bath and laundry room equipped with a utility sink and a washer and dryer are located in the main living area. Kick back and soak up some fresh air on the fully furnished front and back porches! Second level: As you enter the 2nd floor you will find the master bedroom offering a king-sized bed and en-suite bath. This bath offers a shower/tub combo, double vanity, and a walk-in closet. There are two guest bedrooms, one with a queen bed and the other with 2 twin beds. The Jack-n-Jill style bathroom offers a shower/tub combo and a double vanity. Community features: community pool, family friendly neighborhood Outdoor Amenities: fenced-in backyard, gas grill (propane provided) Security cameras: Yes, exterior ring doorbell Beach gear and recreation equipment: Some of our properties typically have beach gear (chairs, umbrellas, toys, etc.) on site. However, there is no guarantee as these items tend to come and go throughout the year. Linens and Supplies: All bed and bath linens are supplied as well as all cookware/dinnerware/glassware in the kitchen. A few essential items are provided upon arrival: Dawn dishwashing soap, one sponge, two dishwasher pods, one garbage bag, one roll of paper towels, one roll of toilet tissue per bathroom, two individual/small bars of soap per bathroom, one laundry powder and one fabric softener. Age Requirement: Minimum age limit to rent this home is 25 years old. Credit card fee: All payments processed are subject to a 3.25% credit card processing fee. Rental Agreement: A signed Rental Agreement is required upon booking. Pet Policy: This home is pet-friendly, and allows up to 2 dogs. If you choose to bring a pet, a charge of $140 will be added to your reservation after you book. Cancellation Policy: We strongly encourage our guests to purchase the optional travel insurance to protect your vacation investment. All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of a reservation cancellation. Credit cards processing fees will be charged upon cancellation which is equal to 3.25% of all payments made. Reservations canceled at least 60 days before check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before check-in date will receive a 50% refund, minus cancellation fees. Reservations canceled less than 30 days before check-in date will result in forfeiture of the full advance rental payments and any other payments. Area info: The small beach town of Mexico Beach is known for its excellent fishing, laid-back lifestyle, beautiful white sandy beaches, and emerald green waters. Located just a few short blocks from the beach you can jump on the golf cart, take a stroll, or drive to the Gulf of Mexico where miles of sugary white sand and sparkling water awaits you. For the fishing enthusiast, the public boat ramp is just a few miles away, and don't forget there is parking for your boat. Visit nearby Port St. Joe for shopping, restaurants, grocery stores, and entertainment. Downtown offers cute shops and restaurants along Reid Avenue. Don't forget to check out the historical Lighthouse and Sea Turtle Museum. We love our sea turtles! When you are ready to hit the beach you will find miles and miles of natural beauty for you to explore. This house was very clean, comfortable, and well stocked. It even had some unexpected extras! The front and back porches were a nice bonus. We enjoyed our stay immensely. The beach was a minute drive away, the pool was also very nice. The neighborhood was quiet and safe. I would definitely recommend this house to anyone. The downside..... The bedrooms were all upstairs, which was fine with me but if you're older or have bad knees this might not be the house for you. The only issue we had was the ice maker did not make enough ice. I Vacationed here with my husband, my 3 kids and there grandma. Upon arriving we of course checked the place out and we didn’t like that the listing and the paper on fridge said “TV’s” and there was only 1 tv that was in the living room and my kids age in range from 15 to 3 and so that was an issue and we like a tv in our room to relax after the kids go to sleep and we didn’t like we didn’t have that!! The house didn’t have a coffee machine so my husband wasn’t happy about that cause he is a very big coffee drinker and the Keurig coffee isn’t the same thing!! Unfortunately they didn’t have any salt nor pepper are any spices are anything already at the home and most I’ve stayed at have that in the kitchen which is super helpful because it’s less I have to buy so wasn’t happy about that. The girls said there two small beds was comfortable but unfortunately the other two beds in the house was so hard and uncomfortable it hurt our backs each night we slept on them definitely missed my soft bed at home!! The walk to the beach was longer then I thought and not good if you have small kids cause carrying all the beach stuff and all was hard, so we drove there each time we went to the beach. They had a beach cart on the back porch but my husband said about not using it cause it had a big hole in it and he didn’t want to use it and chance it tearing and us get charged for it, so we chose Not to use it!!! The beds were comfortable, and the house was clean.
