There are 3.5 tiled bathrooms including one with a relaxing jetted tub. Three bedroom have a comfy king size bed, perfect for a good nights sleep. Kids have their own space on the entrance level with four twin beds and a bathroom with shower. The house offers wifi, laundry facilities, Roku (bring your own password), fantastic views and a well stocked kitchen with a coffee bar. There is a second full size refrigerator just inside the front door perfect for stocking cold drinks for the beach or those extra refrigerator items you brought, There is an outside shower and outside access to a bathroom for convenience. Covered parking for up to four cars and lots of beach equipment are available as well as a Pac N Play. Rainy days? No problem. The house equipped with a Pac Man game and a pool table with plenty of sticks to entertain everyone. Hot shower are easy with two hot water tanks, Have your coffee in the morning and your wine in the evening on one of the spacious gulf view covered decks while you watch the sun set over the Gulf of America. Experience the magic of Cape San Blas at this charming beach house overlooking an un-crowed beach. You'll be counting the days until you can return! Notes: ( All member of a group should read) 1\. The Cape is secluded and it is a 20 minute drive to a large grocery store. Plan ahead! 2\. The wifi is fast, but beach wifi may not work all the time. Cell service can be spotty as well. Both are improving all the time. 3\. Sand is everywhere. It is likely you will find litle pieces of sand in the home even though it is freshly cleaned. Sand just does that. 4\. All guests must sign a Rental Agreement after booking. A link will be snent to sign. 5\. All persons must be 18 years of age except children accompanied by their parents. 6\. A damage deposit and/or damage insurance is required. If no damages are incurred and the home is left in in the order it was found and there are no other violations of the rental policy, then deposit (if applicable) will be mailed back the following Wednesday after checkout. Damage insurance coverage is none-refundable. If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the right to apply the damage deposit or other coverages. You will be personally responsible not only for any direct damages, but for any loss of rental income for any other indirect third-party damages that result of your stay (e.g. accommodation and travel expenses of guest checking in after you). You, along with all persons, occupants, guest, and invitees are responsible for any damage to personal property. 7\. No Smoking. Your security deposit will be forefited and you will incur an additional charge for carpet and/or furniture cleaning and deodorizing of any evidence of smoking is found in the house or o the premises. 8\. No pets. Many guests are allergic. You will be charged $500.00 if you bring a pet. 9\. Trash bins must be pulled to the curb on Friday and Sunday nights for a Saturday and Monday pickup and returned to the house after being emptied. 10\. The owner and his authorized representatives are, by Florida law, allowed to enter the home at any time if they suspect any actions that might breach this contract. The owner may also enter the home to check A/C filters and for any other reason necessary to maintain the security and comfort of guests or property. 11\. The home has a Ring camera/floodlight in the carport area trained on the front door for security purposes and to light the carport when it is dark and the carport light is not on. It is only monitored by the owner. Conduct On The Premises And Compliance With Local Ordinances 1\. All furniture must be kept in the house, except the outside patio/porch furniture. 2\. Guests shall refrain from creating any noice or soud in the house which is disturbing to the neighbors. 3\. Guests shall refrain from playing any musical instrument, radio, musi system entertainment system or television set at a volume which causes disturbance to the neighbors. 4\. Guests shall refrain, and ensure his or her guests and invitees refrain from any conduct which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises. 5\. Parking for the house is in the drive under and driveway. Please do not block the street. Guests mush abide by all laws and ordinances of the State of Florida, Gulf County and the city. You are staying at this property and using the facilities AT YOUR OWN RISK 6\. All guests must be 18 years of age or older unless they are a child under tha ge of 18 AND accompanied by their parents. You acknowledge and agree that use of wifi/internet services at the rental property is for personal use and agree not to use the services in a manner prohibited by and federal or state law or regulation. Should we receive a notice of a violation, we may reveal your identity to the authorities. 7\. If there are any injuries to anyone or personal property on the property due to conduct or personal negligence or willful conduct, the guests liability insurance wether homeowners or other will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house and all grounds of the entire property as described in the listing. It is the duty of the guests while occupying the premises to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and not allowed. We will not be held liable for any such action. Guest must notify the owner of any maintenance problems immediately that would affect the safty and security of any person renting and staying in the house. Exchange of money automatically constitutes acceptance of all terms and conditions set forth herein. RULES: 1\. Clean any spills immediately and do not sit on furniture in wet swimsuits or with suntan oil on. Absolutely not pets are allowed on the property at any time. There will be a $150 charge and you will be asked to leave if you sneak in an animal of any kind. 2\. Please do not flush sanitary products down the toilets. 3\. Turn off all lights and fans while out to conserve energy. 4\. Absolutely no smoking in the house ar near any open door or window. 5\. Trash collection is Saturday and Monday. Please put the cans at the curb Friday and Sunday to avoid overfilling, 6, No late check out or early check in. If a guest does not vacate the property by 10am EST on their scheduled day of departure, the fee for failing to vacate is $50.00 for the first half hours and $100.00 foreach subsequent half hour the guest fails to vacate the property and delays the cleaning crew. 7\. Please leave sheets on the beds, Place used towels in the laundry room. Please do not remove mattress covers. Leave quilts and pillows in the rooms. 8\. All dishes should be clean and back in place. 9\. Take out trans, turn off all lights, TVs, sound and fans, 10\. Close and lock all doors. Please leave the house like you would if it were your grandmas. The updates throughout the home were wonderful, and everything was clean, comfortable, and exactly as described. The location couldn’t be better—just steps from the beach with amazing views and plenty of space to relax.The house was stocked with everything we needed, from a well-equipped kitchen to beach gear and all the little conveniences that made our trip easy and enjoyable. We especially loved the spacious decks, the peaceful atmosphere, and how close we were to the water. I've been coming to the Cape with my husband for years, and he's been coming since he was a kid, and this was one of our best stays!Don and Sarah were fantastic hosts—responsive, friendly, and truly invested in making sure we had a great stay. We didn’t want to leave, and we would absolutely stay here again. Don answered all of my questions and worked very closely with me to work through an error on VRBO's part. When traveling across the country for a week's stay is overwhelming not knowing if things will be worked out when you get to the home. This home is beautiful. New appliances, updated everything, lush towels, all beach gear including chairs, beach towels, boogie boards, and a wagon. The neighborhood was quiet and just behind the oceanfront. Very few steps to the beach. We could view the sunsets in the evening from our balconies. The pool table and video games were a huge hit for our 80's husbands who are not beach bums like the rest of us. Nobody complained of ANYTHING the whole week. There is also an extra full sized refrigerator right inside the entrance which is able to hold drinks and ice for the beach or your left overs from a night of eating out.We walked in to snacks and items provided that have never been provided for us at other homes: coffee, creamer, paper towels, plenty of toilet paper, snacks for our stay, spices and condiments, shampoo, conditioner, body wash, etc. They thought of it all. And everything is new and refreshed. The new owner made sure this was a house you want to come back to. We spent afternoons on the beach, mornings on the balconies, and evenings playing games and doing puzzles in the dining room. Five stars without a doubt. ##### Tamie E. Several years were spent at the triplex directly in front of this property. In fact, we saw this property as it was being built. We’ve always loved this location and its proximity to the beach and the Tradin’ Post. This home has stunning gulf views! The walk to the beach is easy and accessible for those with limited mobility. The home was very clean and comfortable. The lower level was equipped with a full size refrigerator, a room with four twin beds, a PAC Man game, and full bath. The main level has a massive TV, comfortable seating, a dining room table for 8, a fully enclosed balcony overlooking the gulf, and a well-stocked kitchen. There’s a half bath on the main floor and a closet with some cleaning supplies and a pack-n-play. The highest level has a full bath and three beautiful rooms with king sized beds. Two of the rooms face the gulf and have another fully enclosed balcony furnished with Adirondack chairs where you can watch the sun set. The bay side room has one window that can easily be shaded for that early rising sun. The rooms all have smart TVs affixed to the walls. The laundry is also on this floor. Overall, we LOVED this home. It was beautiful, clean, and perfect for our needs. There’s enough space for about 4 vehicles and there were probably 6 or so beach chairs and a wagon. The lower level included a basket of beach towels (10 or so). Communication with Donald was easy and enjoyable! It has a well equipped kitchen if you like to cook which we did almost every night of our 10 day stay. Donald, our Host was very quick to reply to any questions I had and was very flexible. We would definitely stay again. It is a quick walk to the uncrowded beach, a donuts bakery, or an ice cream shop that serves generous portions, and a short drive to a small gas and grocery store should you forget something. There are many locally-owned seafood restaurants serving fresh shrimp, oysters, and fish. The main level had an open floor plan with a comfortable and spacious seating. The balcony offered ample space to relax with a book or socialize. The dining table converted to a pool table for after-dinner fun. We were pleased that there is a bathroom located on each floor, and a large-screen HDTV in the living area as well as each bedroom. The bedrooms are quiet; when we retired to our King size bed, we were not bothered by noise from other guests, the hall laundry, or thunderstorms outside. The wi-fi network that worked fine despite our numerous streaming devices. The kitchen is well appointed with crock pot, a 4-slot toaster, a microwave, coffee pot, and ice maker. An outdoor gas grill was available. A downstairs refrigerator let us grab water or ice on our way out the door, and we used the garden wagon, beach chairs, and beach toys available on the carport. We absolutely loved this home! My husband and I are already talking about planning another trip back! It was plenty of space for our family of 10\. We loved the beach chairs and wagons that were provided. The walk to the beach was amazing! It was so simple to pack a wagon and go back and forth to the house. The outdoor shower is perfect! We were all able to wash our feet before entering the house. There is plenty of space to park 4 vehicles. The decks have nice chairs and amazing views! The kitchen was well stocked and the large pantry had plenty of room for our groceries. We enjoyed the coffee bar and the provided coffee. The beach towels and flashlights were an added bonus! We hunted for crabs on the beach at night and we witnessed a baby sea turtle making his way to the ocean!!! The new gas grill was perfect. We grilled chicken one evening. The kids loved the PAC man game in the downstairs room. We loved the large screen televisions in each room. We were able to easily sign into our DisneyPlus accounts and other apps. We loved having a washer and dryer upstairs to do laundry! The three king size beds were comfortable. We loved the bedding and decor. The house is conveniently located within a short walk to a seafood restaurant, ice cream/coffee/donut shop, and a Trading Post (shop that has groceries and anything else you need)! The owners were wonderful and responded to any questions we had before and during our trip!
