This small, family-friendly community, nestled between St. Joe Beach and Panama City Beach, offers gorgeous sunrises and sunsets filled with long, relaxing days on its beautiful, uncrowded beach. Located in the heart of town and only a short walk from the beach, restaurants, and shops, Just a Breeze Away is the perfect place for a beach get-away. With gulf views, this one-story beautifully decorated 3 bedroom 2 bath duplex is brand new and ready for guests to enjoy. The property also has ample parking, so bring your boat and enjoy some of the Gulf's amazing fishing or set out for a sunset cruise. Mexico Beach stores and restaurants are less than a one-minute walk. Start your day enjoying a specialty coffee and delicious breakfast at Caribbean Coffee, enjoy lunch at the ever-popular Crazy Beach Pizza, do some shopping in the unique, locally-owned shops next door, and take some time to pamper yourself at the White Sands Salon & Boutique. Round out the day walking a few blocks to Killer Seafood for some Gulf fresh seafood along with their famous Killer Simmerin' Sauce. Just a Breeze Away offers an open concept, light and airy, living and kitchen area with plenty of room to entertain and relax with friends and family. The spacious master suite features a king-sized bed, a large closet, and a private bathroom. The guest bedrooms are also very roomy. One has a queen-sized bed, and the other has a double bottom bunk and top twin bunk. A full guest bathroom is conveniently located between the two. Approximately 600 feet away from this coastal home, you'll find yourself in the pristine blue water of the Gulf of Mexico with miles and miles of sugar-white sand. Whether you enjoy combing the beach for shells, snorkeling, kayaking, sunbathing, surfing waves, fishing, or taking a leisurely stroll along the shoreline, you'll spend hours of fun while soaking up the sun. In nearby Port St. Joe, venture out to enjoy shopping, galleries, entertainment, and restaurants. Less than five minutes away is St Joe Beach where pets and bonfires are welcome! For the fishing enthusiast, launch your boat at the nearby Mexico Beach Marina boat ramp and take in some first-class fishing, or book your family on a fishing charter day trip out on the water to catch your dinner. Other features include smart TVs in the living room, master bedroom, bunk room, and an outdoor shower. Just a Breeze Away is accepting new reservations now. If you choose to bring a pet, a charge of $125 plus tax will be added to your reservation after you book. \*All payments processed are subject to a 3.25% credit card processing fee.\* This home comes with everything you need! All bed and bath linens are supplied as well as all cookware/dinnerware/glassware in the kitchen. A few essential items are provided upon arrival: Dawn dishwashing soap, one sponge, two dishwasher pods, one garbage bag, one roll of paper towels, one roll of toilet tissue per bathroom, two individual/small bars of soap per bathroom, one laundry powder and one fabric softener. Some of our properties typically have beach gear (chairs, umbrellas, toys, etc.) on site. However, there is no guarantee as these items tend to come and go throughout the year. Minimum age limit to rent this home is 25 years old. A signed Rental Agreement is required upon booking. Monthly rental rates available for the winter season. Please send a message to property manager if you are interested. CANCELLATION POLICY: We strongly encourage our guests to purchase the optional travel insurance to protect your vacation investment. All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of a reservation cancellation. Credit cards processing fees will be charged upon cancellation which is equal to 3.25% of all payments made. Reservations canceled at least 60 days before check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before check-in date will receive a 50% refund, minus cancellation fees. Very clean and nice and up to date! It had a great location. Right next to the beach. We had plenty of room with 3 kids and 4 adults. We loved how secluded it was. So clean and just right. I am so picky about where I stay and review for so long before picking a place and I was not disappointed. It was just myself and my mom’s cousin. The fact that there were no steps was a plus and the shower I. The master was perfect for her to get in and out of with ease. The house is a quick walk to the beach and the ocean is visible from the driveway. Would definitely stay again! ##### Christina R. I stayed here with two friends for a girls' week at the beach, and we had a blast. The property was incredibly clean and comfortable. Everything we needed for a relaxing weekend was available: clean, comfy beds; every kind of kitchen utensil we could think of, games, easy to use washer/dryer, soaps, etc. I had checked the location on Google Street View to make sure it was walking distance to the beach, but it was even closer than it appeared on the map--just a short, easy jaunt down the road. The owners also had beach chairs available in the outdoor shower. When we first arrived, I felt bad because I had to call the management company at 1 a.m. for help getting into the property because the batteries on the electronic key box had died. But the manager called me back quickly and was helpful and kind. Someone came to change the batteries the very next morning, so all of our interactions with the property management were positive. Between the location and the property plus the people managing it, I can't recommend this place enough. We're already looking forward to our next trip there. ##### Michelle H. It probably took 3 minutes to walk from the porch until we hit sand. You do have to walk across the main road, but most all of the drivers are very courteous and will stop and wave you on to go across. Coffee in the morning was a 30 second walk on the same side of the street as the house. Check out time was a bit early for the price paid.(there’s a 7 hour gap between check out and the next guest check in.) Overall we had a great time, and hope other guests continue to keep the property well maintained and clean, because we will certainly be back! ##### Michael M. The property was clean and well kept. it was easy access to the beach. It has all the basic amenities that you would need. There’s a few beach chairs there but I would recommend bringing your own wagon to bring things down to the beach because it’s a busy road to cross and with kids and all the bags a wagon would have been helpful. The place is within walking distance to a couple of restaurants, shell shack and the general store. It was very convenient for buying those extra items that we forgot at home! ##### Shannon C.
